Tallahassee, FL. All closing costs shall be paid by the Purchaser, except as they relate to the clearance of title encumbrances and/or defects necessary for Seller to convey good and marketable title to the Property. Closing costs shall include, but are not limited to closing letter, if applicable and as described in the paragraph below, deed preparation and attorney’s fees to prepare such deed, recording fees, title examination, closing coordination fee, tax search fee and transfer tax fee, if applicable.
