Early Access to Premises. If Tenant is permitted by Landlord to take possession of the Premises before the Commencement Date, such possession shall be subject to the terms and conditions of the Lease, and Tenant shall pay Base Rent and Additional Rent applicable to the Premises to Landlord for each day of possession prior to the Commencement Date for same. Notwithstanding the foregoing, provided such access does not materially interfere with the performance of the Landlord Work, Tenant shall have access to, and shall not be required to pay Rent for (except for the cost of any building services requested by Tenant during any such period), the Premises during the period that is thirty (30) days prior to the Commencement Date for the sole purpose of installing telephone and data cabling, furniture, fixtures, equipment or other personal property.

Early Access to Premises. Landlord shall give Tenant nonexclusive access to the Premises during a period of fourteen (14) days prior to the date Landlord reasonable anticipates with be the date of Substantial Completion of the Landlord Work in the Premises for the purposes of Tenant’s installing in the Premises voice and data cabling and outlets, telephone equipment and furniture, fixtures and equipment. During such access period prior to the Substantial Completion of the Landlord Work in the Premises, (i) Tenant covenants that Tenant, its employees, agents and contractors shall not interfere with or cause any delay in Landlord’s completion of the Landlord Work; (ii) Tenant’s access and use of the Premises prior to the Substantial Completion of the Landlord Work in the Premises shall be subject to all provisions of this Lease, except that Tenant’s obligation to pay monthly Base Rent shall not apply during such access period; and (iii) Tenant shall not conduct any business in the Premises and none of Tenant’s employees shall office in the Premises. Such access period shall not advance the Expiration Date of this Lease.
Early Access to Premises. School will have the right to enter the Premises before the Term Commencement Date to install fixtures and equipment, provided however, such access shall be subject to: (a) School coordinating with Landlord; (b) School providing Landlord evidence that all insurance required of School in Article XII has been obtained; and (c) such access shall be subject to the provisions of this Lease, except that the payment of Base Rent and Monthly Fixed Reimbursable Expenses shall not be due prior to the Rent Commencement Date. School's early access shall not unreasonably interfere with Landlord's Work.
Early Access to Premises. Subject to JCVI's compliance with its obligation to allow Tenant early access to the Premises under Section 2 of the Assignment Agreement, from and after December 1, 2015, Landlord shall use commercially reasonable efforts to grant Tenant access to the Premises and Common Areas prior to the Revised Term Commencement Date for the purpose of constructing improvements, installing furniture, fixtures and equipment or the placement of personal property, but not for the purpose of conducting Tenant's business, provided Tenant shall furnish to Landlord evidence satisfactory to Landlord in advance that insurance coverages required of Tenant under the provisions of Article 23 of the Existing Lease are in effect, and such entry shall be subject to all the terms and conditions of the Lease other than the payment of Base Rent or Tenant's Share of Operating Expenses.
Early Access to Premises. Notwithstanding any provision herein to the contrary, at any time following the date Landlord shall have vacant possession of the Premises free of any tenants or other occupants (or as soon thereafter as shall be reasonably practicable or earlier if permitted under such tenant’s lease), Landlord shall permit Tenant’s designee(s) to access the Premises prior to the Commencement Date (the “Early Access Period”) for the limited purpose of constructing the TI Work, stocking inventory, and conducting hiring and training and otherwise preparing the Premises for occupancy (the “Early Access Activities”), provided that, (a) prior to such entry of the Premises, Tenant shall provide evidence reasonably satisfactory to Landlord that Tenant’s insurance, as described in Section 8.03 below, shall be in effect as of the time of such entry, (b) Tenant shall not unreasonably interfere with Landlord or Landlord’s contractor in completing the Initial Improvement Work and (c) Landlord may require that Landlord’s designee accompany Tenant and/or its designee during any such entry. Tenant agrees to comply with Landlord’s reasonable rules and regulations related to any entry by Tenant prior to the Commencement Date. In the event that Tenant unreasonably interferes with Landlord or Landlord’s contractor in completing the Initial Improvement Work, if Landlord notifies Tenant of any such interference and Tenant fails to remedy such interference within two (2) business days after receipt of such notice, then Landlord may revoke the permission granted to Tenant under this Section 2.06 upon forty-eight (48) hours’ notice and Tenant shall cease its Early Access Activities in the Premises (or the portion thereof causing such interference) until Landlord notifies Tenant that such activities may recommence without material interference with the Initial Improvement Work. Tenant acknowledges and agrees that any such entry into and occupancy of the Premises or any portion thereof during the Early Access Period by Tenant or any person or entity working for or on behalf of Tenant shall be deemed to be subject to all of the terms, covenants, conditions and provisions of this Lease (including Tenant’s insurance obligations hereunder, and prior to such entry, Tenant shall provide Landlord with a certificate of insurance naming Landlord, Landlord’s property manager and Landlord’s mortgagee as additional insureds), excluding only the covenant to pay Rent (as hereinafter defined) until the occurrenc...
Early Access to Premises. Landlord shall permit Tenant access to the Premises no less than fifteen (15) days prior to the Rent Commencement Date for the limited purpose of installation of approved fixtures and moving in of furniture and equipment (“Early Access”) pursuant to, and in accordance with, the terms of Section 2.05 of this Lease. Tenant and Landlord shall reasonably cooperate with one another during Early Access if Landlord’s Work is still being completed.

Early Access to Premises. Landlord hereby grants Lessee the option to enter and occupy the Suite T-2 prior to the Lease commencement date for purposes of installing equipment, furniture, fixtures and all related cabling, so long as Tenant does not interfere with Landlord's agents' performance of any Tenant Improvement work. Lessee shall be granted said early occupancy, prior to the actual agreed upon commencement date of the lease rent free.
Early Access to Premises. Tenant shall have a license to access the Premises 30 days prior to the substantial completion date for the purpose of moving Tenant's personal property into the Premises, so long as such access does not interfere with Tenant Improvements.
