Full Management Service. In addition to the Letting and Rent Collection Service items: ♦ The Agent will use its best endeavours to arrange minor repairs, general maintenance and replacements to the property without necessarily consulting the Landlord beforehand up to the limit agreed in writing upon giving instruction, (or up to the value of one month’s rent where no figure has been specifically agreed). The Agent will not be responsible for damage or loss incurred to the Property or the Landlord in the event of repairs, general maintenance or replacements not being carried out. ♦ The Agent will make periodic visits to the property and send a report to the Landlord but such visits and reports can only be regarded as general oversight of the Property and its care by the Tenant. The Agent does not accept responsibility for any actual variance between the report and the items reported upon. The Agent will liaise with the Tenant on all day to day matters arising. ♦ The Agent will use its best endeavours to recover possession of the Property in accordance with instructions received but cannot be liable for any delays, damages or costs incurred because such vacant possession is not achieved within the timescale requested. It will be the responsibility of the Landlord to instruct solicitors with whom the Agent will liaise. The Agent will not be liable for any legal or other costs incurred in any action against current or previous tenants undertaken on the Landlord’s instructions.
Full Management Service. The Standard Management Service includes the preparation of a letting agreement in the Agent's standard form and provision of a copy of this agreement to a designated advisor or building society. Should the Landlord or his advisors or mortgagees require amendment of the contract or require the Agent to enter further work or correspondence, a further fee for this work may be requested. It is agreed that the Agent may sign the tenancy agreement(s) on behalf of the Landlord if necessary. The cost of any legal arrangements will be borne by the Tenant unless an agreement is otherwise made. The full management fee is taken as a percentage of the gross rents due for the period of the tenancy and an administration fee will normally be levied at the outset for taking references and arranging the tenancy. Although the aim is to take every care in managing the Property, Xxxxxx Xxxxx Lettings cannot accept responsibility for non-payment of rent or other default by Tenants, including damage to property, or any associated legal costs incurred because of such problems. Additional services may be required by the Landlord to suit their requirements. This may incur additional charges over and above the standard scale of fees and these would be. agreed in advance. This service includes the following: - • Advertising and marketing the Property. • Arranging and conducting viewings • Interviewing prospective Tenants and taking up references with credit reference agency which includes bank verification reference, income and employer reference and previous Landlord reference if applicable. • Undertaking The Right to Rent Checks with prospective tenants • Where necessary additional security would be requested by means of a guarantor. In the case of a company, a full bank reference would be taken if required. • Execution of ARLA Propertymark approved Tenancy Agreement. Many agreements will be based on the Assured Shorthold Tenancy. • Liaising with a Landlord’s Mortgage Company where necessary about references and Tenancy Agreement. Landlords must obtain permission from their Mortgage Company for the proposed letting. • Registering of the security deposit under the Tenancy Deposit Scheme until the end of the tenancy when the Property and contents have been checked for unfair wear and tear. • Arranging with service companies (principally electricity, gas and water) for meter readings and advising them of the transfer of service contracts to the Tenant at the beginning of each tenancy...
Full Management Service. Streets Estates Ltd provides a property management service to owners (and superior landlords) wishing to let out their property. The fee for the management is taken as a percentage of the gross rents due for the period of the tenancy and a set-up fee will normally be levied at the outset for taking references and arranging the tenancy. Full Management Service. The Agent provides a fully Managed Property Service to Landlords wishing to rent out their Property. The Agent’s fees for providing the Full Management Service is taken as a percentage of the gross rents due for the period of the Tenancy and a set-up fee will be levied at the outset for marketing and finding a Tenant. Renewal fees are listed under Section 26 and details of a “Find & Let” Landlord requiring the Agent to register the deposit with the DPS can be found in Section 24. If any additional Agency work is required then a quote will be provided. Costs for external contractors, mandatory safety checks and independent inventory services are listed throughout the agreement at a fixed price. Additional safety checks and arranging for properties to meet current safety legislation as well as any maintenance work will vary and a quote will be provided. The Full Management Service:

Informing landlords at all times of repairs to their properties unless emergency repairs are necessary to prevent an escalation of damage to the property, to the health and safety of the tenant, or to allow the landlord to comply with the statuary obligations. The Agent will not be responsible for damage or loss incurred to the Property or the Landlord in the event of repairs, general maintenance or replacements not being carried out. The Agent will make quarterly visits to the property and send a report to the Landlord, but such visits and reports can only be regarded as general oversight of the Property and its care by the Tenant. The Agent does not accept responsibility for actual variance between the report and the items reported upon. The Agent will liaise with the Tenant on all day to day matters arising. The Agent will use its best endeavours to recover possession of the Property in accordance with instructions received but cannot be liable for any delays, damages or costs incurred because such vacant possession is not achieved within the time scale requested. Full Management Service. In addition to the Letting Service and Rent Collection Service above: • The Agent shall pay the Owner’s premiums for insurance of the Property (but the Agent is not able to arrange insurance cover for the Owner). • The Agent shall not make any payment unless it has received an invoice or demand. • The Agent shall be entitled to accept and pay invoices and demands that appear to be valid. • The Owner may instruct the Agent not to make some or all the types of payment referred to in this clause. • The Agent shall, if requested by the Owner and at the Owner’s cost, arrange for gas and electricity safety checks to be carried out in order to comply with the Owner’s obligations in the Gas Safety (Installation and Use) Regulations 1998 and the Electrical Equipment (Safety) Regulations 1994. • If it appears to the Agent that there are or may be at the Property any of the “hazards” specified in the HHSRS Regulations the Agent shall either:
i) advise the Owner of the hazards and the steps that need to be taken; or
ii) recommend that the Owner seek advice from a suitably qualified person.
i) in order to minimise the hazards specified in HHSRS Regulations;
ii) in response to a notice or order issued by the local authority under the HHSRS Regulations.
i) arrange for the installation of any smoke and carbon monoxide alarms required under The Smoke and Carbon Monoxide Alarm (England) Regulations 2015;
ii) check that each alarm is in proper working order on the day a new tenancy begins;
iii) carry out any remedial action specified in a remedial notice relating to the Property served under The Smoke and Carbon Monoxide Alarm (England) Regulations 2015.
i) all Rent received;
ii) all expenses incurred;
iii) the Commission due to the Agent and
i) the Commission; and
ii) remit the balance to the Owner within 5 working days.
iii) If there are insufficient funds to pay the Commission the Agent shall notify the Owner of the sum required from the Owner.
