THE LETTING. 2.1 We let the Room to you for the Length of Stay subject to the Booking Details and these Tenancy Terms and Conditions.
2.2 You are granted the following rights for the benefit of the Room in common with us and all other tenants of the Property (including all other persons from time to time duly authorised by us).
2.2.1 the right to use the Property Common Areas and the Flat Common Areas, including the right to come and go to and from the Room over such of the Property Common Areas as are designed or designated to allow access; and
2.2.2 the right to use the shared facilities within the Flat Common Areas.
2.3 We reserve the right for ourselves and all those authorised by us to enter the Room and the Flat on reasonable written notice (except in an emergency, when no notice will be given) for any necessary purpose, including inspections, viewings with prospective tenants, repairs and alterations.
2.4 We also reserve for ourselves and all those authorised by us the right to the free passage and running of water, soil, gas and electricity through any pipes, cables, wires, drains or sewers passing in or through the Room and the Flat.
2.5 The following are conditions of this Tenancy Agreement:
2.5.1 you remaining a student in full time education throughout the Length of Stay;
2.5.2 that you are not in breach of any previous tenancy with us; and
2.5.3 you have no unspent criminal convictions. If you breach any of these conditions you will be in breach of the Tenancy Agreement, although such a breach will not allow you to terminate or avoid liability under the Tenancy Agreement. Similarly, if we have reasonable cause to believe that you have committed any act of fraud or other similar criminal activity in entering into this Tenancy Agreement or in making any payment due under this Tenancy Agreement, you will be in breach of its terms.
2.6 If you breach this Tenancy Agreement, we reserve the right to (and you expressly consent that we may) inform your Guarantor, the academic establishment at which you are studying and any other relevant authorities of the circumstances of your breach.
THE LETTING. 3.1 In consideration of the Rent and the Tenant’s obligations contained in this Agreement the Landlord lets to the Tenant the Room for the Tenancy Period.
3.2 The Rent shall be payable as per the rent schedule on page 1 of this Agreement.
3.3 The Deposit is payable to the Landlord as security for the performance of the Tenant's obligations under this Agreement. The Landlord shall be entitled to draw on the Deposit in payment of any sums due from/or expended or expendable on behalf of the Tenant in accordance with the terms of this Agreement; including but not limited to:-
3.3.1 Any damage, or compensation for damage, to the Room and/or the Flat and/or the Common Parts, any fixtures and fittings or for missing items for which the Tenant may be liable. The Tenant is also liable for any damages caused by visitors invited into the Building by the Tenant.
3.3.2 The reasonable costs incurred in compensating the Landlord for or for rectifying or remedying any breach by the Tenant of the Tenant’s obligations under this Agreement, including those relating to the cleaning of the Room and/or the Flat and/or the Common Parts and any fixtures and fittings.
3.3.3 Any unpaid accounts for Council Tax for which the Tenant is liable.
3.3.4 Any Rent or money due or payable by the Tenant under this Agreement and which remains unpaid after the end of the Term.
3.3.5 The reasonable administration and marketing costs incurred by the Landlord in the event the Tenant fails to take up occupation of the Room and or fails to remain in occupation and vacates prior to the expiry of the Tenancy Period (the Landlord at all times reserving all rights and remedies in respect of a breach of this Agreement).
3.4 The Deposit will be registered with The Deposit Protection Service (a company which has been accredited by the Government) in accordance with the terms and conditions attached to this Agreement. Please go to xxx.xxxxxxxxxxxxxxxxx.xxx for further information.
3.5 The Landlord shall notify the Deposit Protection Service after the termination of the tenancy or the expiration of the Tenancy Period and vacation of the Room by the Tenant, to return the balance of the Deposit (if any) to the Tenant PROVIDED THAT all of the Tenant’s obligations contained in this Agreement have been complied with to the reasonable satisfaction of the Landlord. The Tenant will be given the opportunity to attend a check-out inspection with a representative of the Landlord at the end of the Tenancy Period.

THE LETTING. 2.1 We let the Room to you for the Tenancy Period subject to these Terms and Conditions.
2.4 This agreement only takes effect as a tenancy from:
(a) the Tenancy Start Date or from the date you collect your keys if this is earlier; or, if later, the later of:
(b) the date the Right to Rent checks under the Immigration Act 2014 have been satisfied or
(c) the date all required supporting documentation is provided and operates as an agreement for lease until such time which may be terminated on notice by the Landlord if:
(i) you notify the Landlord before the Tenancy Start Date that you do not wish to enter into the Tenancy Agreement and the Landlord agrees to release you from it in accordance with the Landlord's cancellation policy which is set out in the Terms and Conditions to the Tenancy Agreement;
(ii) you fail to complete your application or provide guarantor details (if applicable) and supporting documentation in good time;
(iii) you provide the Landlord with relevant false or misleading information; and/or
(iv) the Landlord is prohibited from granting a tenancy because of the Immigration Act 2014 (persons disqualified by immigration status).
2.5 Subject to you complying with the contents of the Residents Handbook, or any other conditions detailed in the Tenancy Letter, you are granted the right to use the Building Common Areas and the Flat Common Areas (for use in connection with your occupation of the Room only) in common with us and all other tenants of the Building and all other persons from time to time duly authorised by us.
2.6 We reserve for ourselves and all those authorised by us the following rights over the Room:
2.6.1 the right to enter the Room and the Flat Common Areas on at least 24 hours’ notice (except in an emergency or where entry is required for the proper performance of the Tenancy Agreement, where no notice need be given) to perform our obligations in this Tenancy Agreement or for any other reasonable purpose;
2.6.2 the right to enter the room at any time where we believe or have reason to believe that criminal activity is taking place; and
2.6.3 the right to the free passage and running of water, soil, gas, electricity and other services through any pipes, cables, wires, drains or sewers passing in or through the Room and the Flat Common Areas.
THE LETTING. 1.1 The Landlord lets the Room to the Tenant for the Tenancy Period.
1.2 Unless set out to the contrary above, all terms defined in the Offer of Tenancy shall have the same meanings in these Tenancy Conditions.
1.3 Any obligation on the Landlord or a Tenant not to do any act or thing includes an obligation to take all reasonable steps not to permit or suffer any other person to do any such act or thing.
1.4 The Landlord and the Tenant acknowledge that this Agreement creates separate tenancies of each of the Rooms
1.5 References to the Room in the context of any rights or obligations of any Tenant mean the Room which is let to that Tenant.
1.6 Where there are two or more Tenants, their obligations under this Agreement may be enforced against them as follows:
1.6.1 obligations to pay Rent or which relate to the Rooms may not be enforced against them jointly, only against each of them individually;
1.6.2 obligations which relate to the Common Parts or the Apartment as a whole may be enforced against them jointly or against each of them individually; and
1.6.3 any other obligation may not be enforced against them jointly, only against them individually.
1.7 The headings in these Tenancy Conditions are for convenience only and are not to be considered in interpreting the Tenancy Agreement.
1.8 The Landlord lets the Room (including the Contents in the Room) to the Tenant at the Rent for the Term;
1.9 The Landlord and the Tenant acknowledge that this Agreement creates separate tenancies of each of the Rooms. If the tenancy of any of the Rooms ends (for any reason) it will not affect the tenancy of the Room.
2.0 Each tenancy to an individual under this Agreement is an assured shorthold tenancy under the Housing Xxx 0000
2.1 The Tenant is granted the following rights for the benefit of the Room in common with the Landlord and all other tenants of the Building (including all other persons from time to time duly authorised by the Landlord):
2.1.1 the right (shared with the Landlord, any superior landlord and other occupiers of the Building ) to use the Common Parts, including the right to come and go to and from the Room over such
2.1.2 the right to use the shared facilities within the Common Parts of the Apartment
2.1.3 and in the case of the communal bicycle store, to use it for the normal purposes of such facility on a ‘first come, first served” basis

THE LETTING. 2.1 The Lessor shall lease to the Lessee and the Lessee shall take on lease the Goods upon and subject to the terms and conditions of the Lease. The Letting of the Goods under each Lease Contract shall commence on the relevant Commencement Date and, unless terminated in accordance with the terms of this Agreement, shall continue for the Rental Term.
2.2 Each Lease Contract shall incorporate the terms of this Agreement and be a separate agreement for the Letting of the Goods therein described. All sums payable pursuant to or in respect of any Lease Contract shall be calculated, assessed and paid independently of and without regard to any other Lease Contract.
2.3 The Lessee's rights to use the Goods are conditional upon the due performance by the Lessee of its obligations under the relevant Lease Contract subject to which, the Lessee shall be entitled peaceably to hold and use the Goods without interference from the Lessor, or any person claiming title through the Lessor.
2.4 All risk of loss or damage to the Goods shall pass from the Lessor, supplier or vendor upon delivery of the Goods to the Lessee or, where applicable, the installation of the Goods at the Lessee's premises. The Lessee shall be responsible for arranging the delivery of the Goods and, where applicable, their installation, commissioning and testing with the supplier or vendor. The Lessee shall inspect the Goods upon their delivery or, where applicable, installation to check if they are in accordance with the description contained in Schedule 1 to the relevant Lease Contract, in good order and condition and fit for all purposes for which they are required by the Lessee. Unless the Lessee notifies the Lessor within 7 days of delivery of the Goods or, where applicable, their installation or commissioning of any defect in or issue with the Goods, the Lessor shall be entitled to presume that the Goods are complete, in good order and condition and fit for the purpose for which they are required and satisfactory to the Lessee.
THE LETTING. (a) In consideration of the Rent payable hereunder, the Landlord agrees to grant and the Tenant agrees to take a lease of the Property for the Term subject to the covenants and conditions herein contained.
(b) Should the Tenant be in material breach of any of the covenants or conditions herein contained, the Landlord will be entitled to terminate this Lease on the provision of 14 days prior written notice without prejudice to any other rights accruing in favour of the Landlord or the Tenant hereunder.
(c) The Landlord may decide in its reasonable discretion to impose a fine/levy in such amounts as it shall decide in the instance of a serious breach of covenant where it feels termination is not required. For the purposes of this Clause the representative of the Landlord shall be the person duly authorised on behalf of the Landlord to impose such a fine.
(d) The Landlord is entitled during the term of this Lease from time to time to relocate the Tenant to alternate accommodation if it so requires within the Campus in lieu of the Property and the Tenant specifically agrees to same.
(e) The Tenant shall be responsible for the payment of all electricity cards consumed on the Property, which is credited to the meters, by meter cards which may be purchased locally.
THE LETTING. The property will be let on a 1988 Housing Act Assured Shorthold Tenancy for an up to four years. A copy of the Draft Agreement is available in the Estate Office and should be read by all applicants. A summary of the most important terms of the Draft Agreement is listed below but all applicants should refer to the Draft Tenancy Agreement for clarification.
THE LETTING. The property will be let on a 1988 Housing Act Assured Shorthold Tenancy for an initial period of up to five years. A copy of the Draft Agreement is available in the Estate Office and should be read by all applicants. A summary of the most important terms of the Draft Agreement is listed below but all applicants should refer to the Draft Tenancy Agreement for clarification. 1.4 Where any party to the Tenancy Agreement comprises of two or more persons, all their obligations can be enforced against them jointly or as separate individuals.
1.5 The Tenant is granted the following rights for the benefit of the Room in common with the Landlord and all other tenants of the Building (including all other persons from time to time duly authorised by the Landlord):
(a) the right (shared with the Landlord, any superior landlord and other occupiers of the Building) to use the Common Parts, including the right to come and go to and from the Room over such of the Common Parts as are designed or designated to afford access on foot only;
(b) the right to use the shared facilities within the Apartment;
(c) in the case of a communal laundry room and common room, to use them for the normal purposes of such facilities provided that but for the avoidance of doubt any charges for the use of any laundry facilities are payable by the Tenant and are in addition to any rental payments.
1.6 The Landlord and any superior landlord may from time to time vary or exclude some or all of the Common Parts over which the Tenant has these rights provided the Tenant continues to have reasonable means of access to and from and enjoyment of the Room.
1.7 The Landlord reserves the following rights over the Room and the Apartment
(a) the right to the free passage and running of water, soil, gas and electricity and other services through any pipes, cables, wires, drains or sewers passing in or through the Room.
(b) the right of entry referred to in Clause 2.13
THE LETTING. 2.1 The College lets the Room to the Tenant for the Tenancy Period.
2.2 The Tenant is granted the following rights for the benefit of the Room in common with the College and all other tenants of the Building (including all other persons from time to time duly authorised by the College):
2.2.1 The right to use the Building Common Parts and the Flat/House Common Parts, including the right to come and go to and from the Room over such of the Building Common Parts and the Flat/House Common Parts as are designed or designated to afford access; and
2.2.2 The right to use the shared facilities within the Flat/House Common Parts.
2.3 The College reserves the following rights over the Room:
2.3.1 The right for the College and those authorised by the College to enter the Room on reasonable written notice (except in cases of emergency) for any purpose mentioned in the Tenancy Agreement; and
2.3.2 The right to the free passage and running of water, soil, gas and electricity through any pipes, cables, wires, drains, or sewers passing in or through the Room.
2.4 The accommodation charges shall include all reasonable charges for utilities.
