Included Costs. Common Area Costs" shall include all costs and expenses of every kind or nature incurred by Landlord directly in the management, operation, maintenance and repair of the Project and related Common Areas in a manner reasonable and appropriate and for the best interest of the entire Project and that are generally passed on to tenants in first class projects in the Las Vegas metropolitan area under lease provisions similar to this Section 4.05, as determined and expended in accordance with generally accepted accounting principles. Without otherwise limiting the generality of the foregoing, there shall be included in such costs and expenses, all Impositions (as hereinbefore defined) applicable solely to Common Areas, premiums with respect to public liability, property damage, workmen's compensation, fire and other insurance carried on or with respect to the Project and related Common Area structures, payroll taxes, unemployment taxes, social security taxes, cleaning of any facilities, landscaping, signs, lighting, janitorial services of Common Areas, management fees consistent with other first class projects in the Las Vegas metropolitan area, reasonable legal and accounting expenses, supervising of attendants and employment of other personnel used in such operations, maintenance and repairs, fuel, energy and utilities (not separately metered by Tenant), providing for security and fire protection services, alarm systems and equipment, materials and supplies, painting, striping, removing of rubbish or debris, depreciation or rentals of machinery and equipment, costs of replacement of paving, curbs and walkways, drainage, repair and maintenance of parking and other common areas, roof repairs.
Included Costs. The Cost of the Work shall include only the following: .1 Wages or salaries of employees of CM actually performing minor portions of the Work as permitted by law and the Contract Documents or, with Owner's agreement, at locations off the Site.
Included Costs. Aircraft costs including crew, fuel, maintenance, air navigation and airport charges, VIP lounges, in-flight Arkasair standart catering depending on flight time and time of day, passenger and cargo insurances and taxes.
Included Costs. With respect to services pursuant to Section 6.2(a) and 6.2(k), the Buyer shall be responsible for paying the costs of outside vendors for these services, as well as the cost of the Parent's benefits department associated with providing such administering services. Such costs shall be determined by maintaining time sheet records of hours spent in providing such services, to be billed to Buyer at an hourly rate equal to each individuals effective hourly compensation. The effective hourly compensation shall be 125% of the individual's weekly gross compensation, divided by forty. In the event, the Parent outsources such administrative services, the Buyer shall reimburse the Parent for 100% of such outsourcing costs. The cost of outside vendors reimbursable by the Buyer shall include costs incurred by the Sellers in setting up (prior to the Closing) the flex plan benefits for the Buyer's account.
Included Costs. The Cost include the costs necessarily incurred in the proper performance of the Service and paid by Supplier. The costs must be at rates not higher (and should be less) than the standard paid in the area of the Site and include the following items:
(a) Direct labor: Costs of on-Site craft and/or field labor and on-Site supervision for the performance of the Service (or, with CenturyLink’s prior consent, craft and/or field labor and supervision at off- Site workshops), including the amounts set forth below and all fringe benefits required by collective bargaining agreements.
Included Costs. Aircraft operational costs including crew, fuel, maintenance, air navigation and airport charges, General Aviation Terminal, in-flight XXXXXXXX PRIVATE JET CORP`standard catering depending on flight time and time of day, Inter-Country/Continental Tariff Fees.
Included Costs. Included Costs" shall mean the following: (i) the -------------- total amount due pursuant to the fixed price Construction Contract entered into pursuant to this Agreement and any change orders approved pursuant to this Agreement; (ii) all costs paid to governmental authorities for governmental applications, approvals, plan check fees, and building permit fees required to perform the Subtenant Improvement Work; (iii) the reasonable fees of Subtenant's architect who prepares the plans and specifications for the Subtenant Improvement Work in an amount by Sublandlord, and the reasonable fees of engineers, contractors, subcontractors, or other professionals retained by Sublandlord, Subtenant, or Devcon for services rendered in connection with the design and performance of the Subtenant Improvement Work; (iv) any costs paid to governmental authorities to inspect and obtain approval of the Subtenant Improvement Work; (v) the premium for course of construction insurance insuring the Subtenant Improvement Work; and (vi) any other costs of performing and obtaining governmental approvals for the Subtenant Improvement Work shown on the Working Drawings, other than the "Excluded Costs" described below.
Included Costs. The Company acknowledges that the Base Service Fee has been established based on inclusion of the Company's obligation to handle, transport , and dispose of all Biosolids generated during the Term at its sole cost and expense except as provided in Subsection 6.20(D) below. In undertaking to perform this obligation, the Company has assumed the economic and performance risks, including Change in Law associated with related to the availability and cost to the Company from time to time of acceptable disposal sites for Biosolids, the availability and cost to the Ccompany from time to time of the transportation services for Biosolids, the transportation distance to the disposal site, the performance or non-performance by any subcontractors for Biosolids handling, the obligation to complete all necessary paperwork and forms required by a Governmental Body related to the transportation and disposal of Biosolids, and the business terms, conditions and practices which may prevail at available sites in the transportation and disposal market; however, the Company does not assume the risk due to Change in Law associated with the availability and cost to Company of acceptable disposal sites for Biosolids, the availability and cost to the Company of transportation services for Biosolids, the transportation distance to the disposal site. If the Company’s costs to handle, transport and dispose of all Biosolids generated during the Term increase due to Change in Law associated with the availability and cost to Company from time to time of acceptable disposal sites for Biosolids, the availability and cost to the Company from time to time of transportation services for Biosolids, the transportation distance to the disposal site, the Company and WPCA shall negotiate in good faith to adjust the Base Service Fee.
Included Costs. The standards for calculating the costs of constructing infrastructure, including both soft and hard construction costs, are standards known to the City and Lennar, and have been used for the calculations herein and against which SDC credits are calculated. The Matrix Development Agreement addresses the respective SDC and SDC credit calculations and is to be followed, except as may otherwise be specifically set forth in this Addendum 6. Lennar is responsible for construction of Xxxxxx Street from Montebello through the eastern corner radius at Coffee Lake Drive in the subdivision. Lennar will receive street SDC credit from the City for construction of two 6-foot bike lanes and underlying base rock, additional structural section due to Collector classification, and installation of a school zone flashing beacon (total estimated at $35,116). Lennar is responsible for the remaining portions of Coffee Lake Drive through the subdivision. From Xxxxxx Street to the north end of development Lennar will receive street SDC credit from the City for construction of the roadway beyond the first 20 feet as measured from the west curb face (total estimated at $62,724). A series of tables of SDCs and credits, as referenced above and as currently calculated but subject to future annual adjustment, are provided in Exhibit 3.
Included Costs. Only the following costs, which are reasonably incurred by DESIGN-BUILDER in the proper performance of the Work, shall be included in the Cost of Work:
(a) Wages of direct employees of DESIGN-BUILDER performing the Work at the Work site (the “Site”).
(b) Payments properly made by the DESIGN-BUILDER to its subcontractors.
(c) Costs, including transportation, inspection, testing, storage and handling of materials, equipment and supplies incorporated in the Work.
