MAINTENANCE OF THE SAID PROJECT. The Promoter shall be responsible to provide and maintain essential services in the Project until the taking over of the maintenance of the project by the association of allottees upon the issuance of the completion certificate of the project. MAINTENANCE OF THE SAID PROJECT. The Promoter shall be responsible to provide and maintain essential services in the Project till the taking over of the maintenance of the project by the allottees at reasonable charges from the allottees.
MAINTENANCE OF THE SAID PROJECT. 10.1 That until the handover of the Common Areas and Facilities of the Said Project to the Maintenance Association in accordance with the Act. The Promoter shall maintain the Common Areas and Common Facilities of the Said Project at reasonable actual charges; however, one month maintenance charges from the date of obtaining occupancy certificate has been included in the Total Payable Amount for the said Unit as mentioned in Schedule- G attached hereto. 10.2 That the Promoter shall enable the formation of a Maintenance Association of allottees in the Said Project as per Applicable Laws with the main object to takeover the responsibility of maintenance/management of Common Area and Facilities of Whole Project as described in Part I of Schedule- E and Common Area and Facilities of Said as described in Part II of Schedule- E Project and subsequent phases of the Whole Project, as and when the common areas and facilities of such subsequent phases, including the Common Areas and Facilities of Said Project, are handed over to the Maintenance Association as per the Act, The owners of Villas/Flats in the Whole Project shall become members of the Maintenance Association. The Allottee(s) agrees and undertakes to abide by and comply with the Bye-Laws and rules and regulation of such Maintenance Association. Until the formation of the Maintenance Association under the Applicable Laws, the Promoter itself or through a maintenance agency shall maintain the Common Areas and Facilities of the Said Project and shall have all the rights and authorities of the Maintenance Association, in addition to the rights expressly mentioned herein, to enable proper maintenance of the Common Areas and Facilities in the Said Project. The Promoter shall handover the management/maintenance of the Common Areas and Facilities of Said Project upon formation of the Maintenance Association under the Applicable Laws to the Maintenance Association, and immediately upon such handover, it shall be the sole responsibility of such Maintenance Association to take care of Common Areas and Facilities of the Said Project. The Allottee(s) shall become member of the Maintenance Association by signing necessary forms/documents and hereby undertakes to comply with the Bye-Laws in letter and spirit. 10.3 The Allottee(s) shall not raise any objection, if any changes or modifications are made in the Bye-Laws as may be required by the Registrar of societies or other competent authority as the occasion may demand. ...

MAINTENANCE OF THE SAID PROJECT. The Promoter or the agency appointed by the Promoter shall be responsible to provide and maintain essential infrastructure services in the Project till the taking over of the maintenance of the Project by the competent authority, upon the issuance of the part completion certificate/ completion certificate of the Project, as the case may be. The Allottee agrees to enter into an agreement for the maintenance of common areas with the Promoter or its nominee, as may be appointed by the Promoter from time to time, for the maintenance and upkeep of the Project at the rates fixed by the Promoter from time to time, until these are handed over to the Government agency or any other body so appointed/ authorized by the Government. The Allottee undertakes to pay these charges to the Promoter from the date of offer of possession and till such time the maintenance services are handed over to the Government agency or any other body so appointed by the Promoter or authorized by the Government.

MAINTENANCE OF THE SAID PROJECT. The Promoter shall be responsible to provide and maintain essential services in the Project till the taking over of the maintenance of the Project by the association of allottees or maintenance agency or competent authority, as the case may be, upon the issuance of the part completion certificate/completion certificate of the Project, as the case may be. The cost of such maintenance limited to the above or for a period of one year from the date of Completion / part Completion Certificate, has been included in the Total Price of the Said Commercial Plot for commercial usage. The Allottee agrees to execute a maintenance agreement along with other necessary documents, undertakings etc. in the standard format, with the association of allottees / the maintenance agency as appointed for maintenance and upkeep of the Project. Execution of the maintenance agreement shall be a condition precedent for handing over possession of Said Commercial Plot by the Promoter and also for executing the conveyance deed of the Said Commercial Plot. In case, the Allottee/association of allottees/maintenance agency fails to take possession of the said essential services as envisaged in the Agreement or prevalent laws governing the same, then in such a case, the Promoter has right to recover such amount as spent on maintaining such essential services beyond his scope.

The cost of such maintenance has been included in the Total Price of the Plot. In case, the Allottee/ association of Allottees fails to take possession of the said essential services as envisaged in the agreement or prevalent laws governing the same, then in such a case, the Promoter has right to recover such amount as spent on maintaining such essential services beyond his scope.

Maintenance Agency has very rich and vast experience and expertise in the management and maintenance of large size high rise residential projects having all modern equipments, amenities and facilities such as club house, swimming pool, gym, STP, Waste Management System, water treatment plant, power back up system, reticulated pipe gas network, video door phone, CCTV surveillance system or other modern security system, lifts, horticulture etc. The Allottee is aware that due to qualitative and cost effective maintenance of the Project, the Maintenance Agency is able to maintain the beauty and aesthetic look of the Project consistently which not only increases the life of the project but gives appreciation to the value of the project. Apart from qualitative maintenance of the project, Maintenance Agency organizes various sports, cultural and festive activities from time to time for the benefit and enjoyment of the residents which ultimately provides a good lifestyle to the residents. The Allottee understands that other Allottees have also booked/bought Units in the Project because of the above characteristics of Maintenance Agency Accordingly, the Maintenance Agency is being appointed to carry out the maintenance of the Said Project/Whole Project at competitive prices until its appointment is recalled and another maintenance agency is appointed after notice period of six months by the Owners Association through a majority resolution.
