PREVENTATIVE MAINTENANCE PROGRAM. Contractor shall ensure that all tools, appliances, machines, vehicles or other equipment, are in safe working condition at all times and comply with current regulations and, where appropriate, are used only by authorized and competent persons trained in the use of such equipment. Contractor shall verify with Company any site specific tool and equipment inspection program requirements.
PREVENTATIVE MAINTENANCE PROGRAM. Lessee shall develop and undertake a Preventative Maintenance Program which will include periodic thorough inspections and assessments of the Leased Premises. The Preventative Maintenance Program shall include, at a minimum, the inspection of the lease areas and equipment at the specified frequencies identified in the Tenant Preventive Maintenance Checklist form attached hereto and incorporated herein in Schedule G, hereinafter referred to as the “Maintenance Checklist.” Lessee will utilize the Maintenance Checklist to record and report to the Authority quarterly on February 1, May 1, August 1, and November 1 the condition of all of the items listed on the Maintenance Checklist. Lessee will promptly repair, replace and/or refurbish, at its sole cost and expense, any and all items identified on the Maintenance Checklist as requiring maintenance, repair or replacement. Lessee will undertake to maintain the facility in a satisfactory operating condition and appearance. During the Term of this Agreement, the Authority shall conduct periodic inspections of the Leased Premises to confirm the accuracy of the Maintenance Checklists submittals by Lessee and to confirm the status of maintenance and repairs undertaken by Lessee and for any other purpose that it deems necessary. The Authority will notify Lessee of any and all items requiring attention. Lessee shall cooperate with the Authority in regard to these inspections and shall promptly address any and all items noted on the Checklist or noted by the Authority as a result of its inspections to the reasonable satisfaction of the Authority.
PREVENTATIVE MAINTENANCE PROGRAM. Contractor shall establish and execute a preventative maintenance schedule and program (“PM Program”). Contractor shall submit a copy of the proposed PM Program to the TFC Contract Administrator for approval. This PM Program shall include a preventative maintenance checklist (hereinafter referred to as “PM Checklist”), as described in this Section, for each elevator at each location; and, a bound service log book (hereinafter referred to as “Service Log Book”), as defined in this Section below, for each machine room. The PM Checklist and Service Log Book shall be permanently maintained in each machine room and shall become the property of TFC. Once approved by the TFC Contract Administrator, the PM Program, all PM Checklists, and all Log Books shall be incorporated by reference as part of this Contract. (i) The PM Checklist shall contain the following information: name of building, elevator type(s), elevator number, elevator serial number, specific items of maintenance, frequency for each maintenance item, date maintenance performed, and initials of the Service Mechanic, as described in Section 1.01(l)(ii) below. (ii) The Service Log Book shall contain the following information: name of the building, elevator type(s), serial number of each elevator served by that machine room, and space for the mechanic to record each visit to the machine room. An entry is required for each visit to the machine room which shall include the following: name and signature of the Service Mechanic further defined in Section 1.01(l)(ii), the date, the time and the duration of the visit, the preventative maintenance performed (mechanic may reference portion of the PM Checklist performed), any specific information regarding malfunctions encountered including corrective action taken and parts replaced, general comments regarding the condition of the equipment and machine room, and items which may require special attention on future visits. The TFC Contract Administrator may also make entries in the Service Log Book. (iii) Contractor shall furnish TFC with a written certification that the Preventative Maintenance Ticket for every visit, no later than 5:00 p.m on the day following the visit. A consolidated Preventative Maintenance Report is to be furnished electronically to TFC on the second Friday of each month, no later than the close of business, documenting all Preventative Maintenance for the previous month to the Contractor Administrator. PREVENTATIVE MAINTENANCE PROGRAM. HVAC EQUIPMENT: Lessor shall deliver the Premises to Lessee on the commencement date of this Lease with all HVAC equipment necessary for Xxxxxx’s occupancy of the Premises in good, working order. Lessee at its sole cost and expense shall have maintained in a clean and sanitary condition and in a good state of repair, to include replacement, all portions of heating, ventilating, and air conditioning equipment located in the Leased Premises. Lessee shall submit to the Lessor a copy of a preventative maintenance contract with a qualified HVAC contractor for the preventative maintenance program required herein. Lessor at its option shall have the right, but not the obligation, to make periodic inspections of the Premises and the equipment and advise Lessee of any maintenance required, and Lessee shall promptly have performed such maintenance at Lessee’s sole expense.
