Resident Responsibility. The Resident must personally deliver a written notice to the property management office or the central office of the CHA, or send it prepaid first-class mail properly addressed. Any notice to the CHA can be in an alternative format as a result of a request for a reasonable accommodation by a qualified resident with disabilities.

2.4. If the resident is under the age of 19 on the day the contract is signed, a parent or guardian must also read and acknowledge the terms of the Residence Hall contract. Typing in the parent/guardian’s name in the field on the Residence Hall Contract is required as well as entry of the resident’s name and NUID. By signing the contract, the resident, or parent/guardian if applicable, understands and is obligated to abide by the terms. A mailed letter will be sent to the resident or parent/guardian’s address provided confirming the contract is acknowledged. If a reply is not sent from the resident’s parent/guardian to the Office of Residence Life by the specified date regarding any conflicts or disagreements with the terms, then it is inferred the contract is agreed upon.

Residents who are under the age of 19 and qualify to live in University Village Flats must have a parent or legal guardian also read and acknowledge all housing information provided before signing the Apartment Contract. Typing in the parent/guardian’s name in the field on the Apartment Contract is required as well as entry of the Resident’s NUID. By signing the Apartment Contract, the Resident or parent/guardian understands and is obligated to abide by the terms. A letter will be sent via United States mail to the Resident or parent/guardian’s address provided in the Apartment Contract, confirming the Apartment Contract.
c. The Resident is responsible for reading and abiding by all policies set forth by UNK and the Office of Residence Life, including but not limited to the Undergraduate and Graduate Catalog, Student Rights & Responsibilities, and the UNK Student Code of Conduct.

Resident agrees to adhere to all County, State, and Federal laws and ordinances while using the Clubhouse, including noise ordinances and laws regarding alcoholic beverages and drugs. Resident also agrees to adhere to all rules and regulations adopted by the Oakleigh Board of Directors. Resident acknowledges that violation thereof by any person present at, attending or in any way related to the Event, may at the sole discretion of the Association’s Board of Directors, result in the forfeiture of Resident’s deposit. Resident Responsibility. Resident will note all previous/existing damages in the assigned apartment/bedroom upon check-in on the apartment inventory form (condition form). Resident will maintain assigned apartment/bedroom, in good condition. Resident agrees that all replacements and repairs shall be made by the University, including painting, and resident shall pay for such replacements or repairs if such are required due to anything other than ordinary wear and tear. Resident shall not make any alterations or modifications to the apartment/bedroom, remove fixtures or equipment, nor hang pictures, shelves, hooks, or other items on the walls, ceilings, doors, etc., in any manner. Resident may not install or affix any appliance, etc., inside or outside the building that creates damage to University property or alter the function of the building and its systems, including antennas, satellite dish, etc. Screens must remain closed at all times. Resident is liable for actual damage to the assigned apartment/bedroom or any building, including appliances, and equipment, and for maintaining the apartment in a safe and sanitary manner. In the event of such damage, if individual responsibility cannot be determined, the University will hold each resident of an apartment jointly and severely liable for damage charges, and resident will be billed accordingly. Resident must properly checkout of the apartment to avoid administrative charges for improper checkout. A “proper check-out” consists of submitting an electronic “Intent to Vacate Notice” 45 days in advance and scheduling an appointment with the West Campus Apartments office at least 1 week in advance. An improper checkout occurs upon failure to meet these terms, which include an improper checkout fee of at least $50. Upon checkout, the staff will utilize the apartment inventory form to note any damages for which the cost of repair will be billed to the resident. Upon final billing the resident has 30 days to dispute any charges with the Office of Housing & Residence Life. The Office of Housing and Residence Life does not permit any material to be used on walls or surfaces that could mar or puncture surfaces. Resident will be held financially responsible for tack holes in walls, adhesives/adhesive residue and/or any other damage to surfaces. Resident Responsibility. Residents are responsible for all activities that occur within their assigned rooms, suites, and townhouses. Including, but not limited to, immediately reporting possible violations of Xxxxxx University policy to appropriate University officials.
