Services to Premises. Landlord shall provide in the Premises:
(a) heat, ventilation and cooling as required for the comfortable use and occupancy of the Premises during normal business hours. THREE 5 (b) janitor services, including window washing, as reasonably required to keep the premises in a clean and wholesome condition, provided that Tenant shall leave the Premises in a reasonably tidy condition at the end of each business day,
Services to Premises. Except as hereinafter set out, Tenant shall, at its sole cost, provide all services in the Premises, including without limitation:
(a) hot and cold running water and necessary supplies In washrooms sufficient for the normal use thereof.
(b) heat, ventilation and air conditioning as required for the comfortable use and occupancy of the Premises during Normal Business Hours;
(c) maintenance services of repairing, replacing, repainting and redecorating the Premises at reasonable intervals as needed to maintain the Premises in good condition, reasonable wear and tear excepted;
(d) janitorial services, Including window washing, dry-cleaning of drapes and shampooing of carpets, to keep the Premises In a clean and tidy condition;
(e) replacement of building standard fluorescent tubes, light bulbs, ballasts, and starters as required from time to time as a result of normal usage; and
(f) electric power for normal lighting and small business office equipment, water and any other utilities used In connection with the Premises, subject to Landlord’s obligation to ensure that such utilities are available to the Premises. (The parties acknowledge and agree that, except for the original installation of such utilities, the costs of making such utilities available to the Premises will be shared by Tenant and other tenants in the Building as Building Costs.) The foregoing notwithstanding, Landlord may elect from time to time to provide any or all of such services if in Landlord’s opinion, reasonably exercised, Tenant is not providing such service adequately, in which event (i) Tenant shall not interfere with Landlord’s provision of such services, (ii) Landlord may elect to include the costs of such services In Building Costs or allocate them specifically to the Premises, and (iii) Tenant shall pay all costs of such services allocated specifically to the Premises and Building Share of such costs included In Building Costs. Landlord shall ensure the installation of facilities to provide natural gas, electricity, water and telephone services to the Premises and Landlord shall determine in its sole discretion exercised reasonably whether any or all of such services shall be separately metered. Landlord shall ensure that sanitary sewers are available in the Premises and that storm sewers are available at the Building and the Land.
Services to Premises. Notwithstanding anything herein to the contrary, the Landlord shall provide water, power, heating, air conditioning, janitorial and other services, including but not limited to floor waxing, trash removal, window washing and all facilities regarding maintenance of the exterior of the building, including gardening, subject to payment or reimbursement by Tenant as provided herein. Exhibit "B" hereto more completely sets forth the types and frequency of service and the minimum acceptable service standard levels.
Services to Premises. Landlord shall provide in the Premises:
(a) heat, ventilation and cooling as required for the comfortable use and occupancy of the Premises during normal business hours to include HVAC cooling capacity to the Premises at approximately one (1) ton per 600 square feet and to a standard of comfort based on a temperature set point of 70 degrees to 74 degrees,
(b) janitorial services not less than five (5) days per week, provided that Tenant shall leave the Premises in a reasonably tidy condition at the end of each business day, and window washing, all consistent with similar firstclass office buildings in the Central Business District,
(c) electric power as supplied by the local utility company, at all times (but subject to Section 6.04 below). Tenant shall be entitled to its pro rata share of the Base Building’s electrical capacity for each floor on which Tenant occupies space. The Base Building capacity for each floor includes: two 277/480 volt, three phase panels of 200 amps capacity; and two 120/208 volt, three phase panels of 100 amps capacity each, providing a minimum of six (6) xxxxx per rentable square foot in the Premises of electrical capacity. Notwithstanding the above, however, Landlord shall not be required to supply to Tenant or the Premises electrical power in excess of Tenant’s pro rata share of the above stated Base Building capacity (on a per floor basis) for items such as, without limitation, consistent Tenant operations of unmetered areas beyond 12 hours per day, electrical power to computer rooms, to above Building Standard lighting fixtures, or to supplemental air conditioning equipment,
(d) replacement of Building Standard fluorescent tubes, light bulbs and ballasts as required from time to time as a result of normal usage,
(e) maintenance, repair and replacement as set out in Section 6.04; and
(f) security services, consistent with similar first-class office buildings in the Central Business District.
Services to Premises. (a) Heat, ventilation and cooling as required for the comfortable use and occupancy of the Premises during normal business hours. Landlord shall at all times be responsible for providing heat, ventilating and air conditioning (HVAC) services in quantities and distributions sufficient for Tenant’s use of the Premises, including rebalancing of the HVAC distribution system as necessary, and also including service, repair and/or replacement (which replacement shall be considered a capital improvement) of equipment, parts and accessories for the HVAC units and systems serving the Premises. Landlord shall ensure that the HVAC capacity provided to service the Building is sufficient to maintain year round temperatures within the 70°F-74°F range in the Premises;
(b) Landlord shall provide Building-standard janitorial services. Janitorial services shall be provided a minimum of five (5) times per week, except legal holidays, and include all supplies and materials. Interior and exterior window washing shall be completed a minimum of two (2) times per year.
(c) Provide and pay for electric power as supplied by the local utility company.
(d) Replacement of Building standard lighting.
Services to Premises. The Landlord shall arrange for the provision of:
(a) heat, ventilation and air conditioning (included in building standard) as required for the comfortable use and occupancy of the Premises during Normal Business Hours; The Landlord shall maintain the heating, ventilation and air-conditioning equipment and systems serving the Premises and if such equipment or systems are damaged or destroyed, or, in the opinion of the Landlord, require repair, inspection, overhauling or replacement, the Landlord shall carry out such work with all reasonable diligence;
(b) janitor services, including window washing, as reasonably required to keep the Premises in a clean and wholesome condition;
(c) electric power for normal lighting and small business office equipment (but not equipment using amounts of power disproportionate to that used by other tenants in the Building);
(d) replacement of building standard fluorescent tubes, light bulbs and ballasts as required from time to time at the Tenant’s sole cost as a result of normal usage; and
(e) maintenance, repair, and replacement as set out in section 7.5.
Services to Premises. (a) The tenant will be responsible for arranging and paying for their own services to the premises including telephone and internet services.
Services to Premises. Landlord shall provide the following services to the Premises, subject to the further provisions set forth in Schedule “C”;
(a) heating, ventilation and air-conditioning as required for the comfortable use and occupancy of the Premises during Normal Business Hours; such services to the Premises outside of Normal Business Hours shall be available in two (2) hours increments, at Tenant’s sole expense and in accordance with Landlord’s prevailing rates; notwithstanding the foregoing, the Tenant shall pay to the Landlord, as Additional Rent, the costs of all chilled or condenser water supplied to the Premises, at the rate established from time to time by the Landlord, at its discretion;
(b) cleaning services; and
(c) utilities for lighting and equipment.
Services to Premises. Subject to the Additional Services which may be provided pursuant to Section 6.5, the Landlord (except during periods of repair and maintenance) shall provide in the Leased Premises:
(a) heat, ventilation and cooling as required for the use and occupancy of the Leased Premises during Normal Business Hours.
(b) janitor services, including window washing, as reasonably required to keep the Leased Premises in a clean and wholesome condition, provided that the Tenant shall leave the Leased Premises in a reasonably tidy condition at the end of each business day,
(c) electric power for normal lighting and small business office equipment but not equipment using amounts of power disproportionate to that used by other tenants in the Building,
(d) replacement of Building standard fluorescent tubes, light bulbs and ballasts as required from time to time as a result of normal usage, and
(e) maintenance, repair and replacement as set out in Article 6.4.
