Landlord Provided Services. Landlord shall provide the following services on all days (unless otherwise stated below) during the Lease Term.

Landlord shall provide to Tenant during the occupancy of said Xxxxxxxx, as a part of the rental consideration, the following services: comparable to those provided by other office buildings of similar quality, size, age and location, in the submarket. The services shall include but not necessarily be limited to the following:
Landlord Provided Services. Landlord shall provide to Tenant during the occupancy of said Xxxxxxxx, as a part of the rental consideration, the following services comparable to those provided by other office buildings of similar quality, size, age and location, in the _________________________ submarket. The services shall include but not necessarily be limited to the following: Services to Premises. Heat, ventilation and cooling as required for the comfortable use and occupancy of the Premises during normal business hours. Landlord shall at all times be responsible for heat, ventilating and air conditioning (HVAC) services in quantities and distributions sufficient for Tenant’s use of the Premises, including rebalancing of the HVAC distribution system as necessary, and also including service, repair and/or replacement (which replacement shall be considered a capital improvement) of equipment, parts and accessories for the HVAC units and systems serving the Premises; Landlord shall provide Building standard janitorial services. Janitorial services five (5) times per week, including interior and exterior window washing (exterior window washing a minimum of two (2) times per year); Electric power as supplied by the local utility company. Tenant shall be entitled to its pro rata share of the base Building’s electrical capacity for each floor on which Tenant occupies space; Replacement of Building standard fluorescent tubes, light bulbs and ballasts as required from time to time as a result of normal usage.

Landlord shall provide to Tenant during the occupancy of said Xxxxxxxx, as a part of the rental consideration, the following services comparable to those provided by other office buildings of similar quality, size, age and location, in the ____________ submarket. The services shall include but not necessarily be limited to the following: Services to Premises. Heat, ventilation and cooling as required for the comfortable use and occupancy of the Premises during normal business hours. Landlord shall at all times be responsible for providing heat, ventilating and air conditioning (HVAC) services in quantities and distributions sufficient for Tenant’s use of the Premises, including rebalancing of the HVAC distribution system as necessary, and also including service, repair and/or replacement (which replacement shall be considered a capital improvement) of equipment, parts and accessories for the HVAC units and systems serving the Premises. Landlord shall ensure that the HVAC capacity provided to service the Building is sufficient to maintain year round temperatures within the 70°F-74°F range in the Premises; Landlord shall provide Building-standard janitorial services. Janitorial services shall be provided a minimum of five (5) times per week, except legal holidays, and include all supplies and materials. Interior and exterior window washing shall be completed a minimum of two (2) times per year. Provide and pay for electric power as supplied by the local utility company. Replacement of Building standard lighting.

Landlord shall provide to Tenant during the occupancy of said Xxxxxxxx, as a part of the rental consideration, the following services comparable to those provided by other office buildings of similar quality, size, age and location, in the Aurora, Colorado submarket. The services shall include but not necessarily be limited to the following:
Landlord Provided Services. During the term of this Sublease, Sublessors shall pass through to Sublessee the services provided to Sublessors by Landlord pursuant to the Lease ("Landlord Provided Services"). Sublessors are obligated under the Lease to pay additional amounts to Landlord ("Extra Payments") for Landlord Provided Services identified in more detail on Exhibit C. To the extent the Landlord Provided Services are approximately equally attributable to both Sublessors and Sublessee, Sublessee shall pay to Loudeye 50% of such Extra Payments (to the extent such Extra Payments are attributable to events occurring during the Sublease Term). In the event a Landlord Provided Service is substantially attributable (approximately 90% or more) to the business or operations of Sublessee, Sublessee shall reimburse Sublessors 100% of the Extra Payments associated with such services. Such payments shall be due from Sublessee to Loudeye within five (5) days following the date which Sublessors' payment of such Extra Payments are due to the Landlord. In the event that Landlord fails to supply any Landlord Provided Services, then Sublessors will cooperate with Sublessee in obtaining those services.
