Additional Community Benefits. Operator agrees to provide during each calendar year that this Agreement is in effect the specific additional community benefits that are described in Exhibit A, which is attached hereto and incorporated herein by this reference. Within 60 days after the end of each calendar year, Operator shall provide written documentation to the satisfaction of the City Manager or designee that Operator has met the obligations of this Section 6.

Additional Community Benefits. Developer agrees to provide additional Community Benefits as set forth in Exhibit C to this Agreement, including, but not limited to those Community Benefits described by Developer in its proposal. Additionally, Developer may reasonably and in good faith modify its Community Benefits set forth in Exhibit C in accordance with practical future changes to the community which may make present plans not viable. Proposed changes to Exhibit C shall be submitted to the City in writing for approval along with a statement of the reasons for requesting the changes.
Additional Community Benefits. Consultant shall cooperate with Owner in meeting all of Owner’s other obligations, if any, to comply with other terms, conditions, and covenants that may be imposed on Owner by the Agency pursuant to the applicable provisions of that certain Community Benefits Agreement, dated as of April 4, 2005, between Agency and Owner, as it may be amended from time to time (the “CBA”) and Community Benefits Plan (the “CBP”), that is attached to the VDDA, and shall incorporate such provisions as may be required by Owner with respect to such obligations into each agreement entered into with Consultant Representatives, to the extent such obligations are deemed by Owner to be applicable to such agreements. Without limiting the generality of the foregoing, Consultant and Consultant Representatives shall cooperate fully with Owner by participating actively, upon Owner’s request, in Owner’s outreach activities to the BVHP Area community (as defined in the CBP) as are required under the terms of the CBP, and provide reports of Consultant’s efforts relating to its activities to Owner at such frequency as Owner may reasonably request during the term of this Agreement.
Additional Community Benefits. La Societe d'energie de la Baie Xxxxx shall make available to the Fort Xxxxxx Band, at no cost to the said band, three million dollars ($3,000,000.00) worth of buildings, including appurtenances, from the LG 2 campsite, when such buildings are no longer necessary for the construction of Le Complexe La Grande (1975). For the purpose of the present clause, the value of the said buildings and appurtenances shall be calculated on the basis of the original cost to La Societe d'energie de la Baie Xxxxx, including costs of transportation, erection and installation, but exclusive of the cost of foundations. The notification, selection and removal of the said buildings shall be carried out in accordance with the following procedure:

Additional Community Benefits. Additional community benefits are anticipated to be created from future redevelopment of the site and may include:  Additional housing supply and choice contributing to improved housing affordability;  Additional commercial floor space contributing to the vitality of the commercial core;  Mixed uses and active street frontages which contribute to the vibrancy, safety and security of the site and surrounds;  Additional off-street parking, safe vehicle access and egress, traffic management devices and changes to intersections to Stanmore Road to improve the safe movement of traffic to and from the site; and  Provision of road widening and a new footpath to Xxxx Avenue.
Additional Community Benefits. Additional community benefits are anticipated to be created from the rezoning and future redevelopment of the site, including: • an increase in the supply of seniors housing and affordable housing in an area that is strategically located with access to public transport, social infrastructure and goods and services in the Pendle Hill town centre; • contribution to the housing supply targets for the Cumberland LGA as set out in the State government’s strategic planning framework including the Greater Sydney Region Plan and Central City District Plan and Council’s Local Strategic Planning Statement; • an appropriate transition in building height, bulk and scale across the site that responds to the surrounding local character, the adjoining Bonds Spinning Xxxxx site (to the east) and adjoining low density residential development (to the south); • an appropriate response to the existing heritage items on the site, including the adaptive reuse of the heritage listed Dunmore House and Ashwood House; and • publicly accessible communal open space areas that are enhanced with public furniture, pedestrian linkages, landscaping and ongoing maintenance.

Additional Community Benefits. In addition to the core community benefits of creating jobs, public parks and affordable housing, the Project will deliver a number of other community benefits. These additional benefits consist of various programs funded through residential and commercial development that will benefit Bayview Hunters Point residents, including: (i) workforce development and training programs (by establishing a Workforce Development Fund); (ii) home buying assistance in District 10 (by establishing a Community First Housing Fund); (iii) a scholarship program for Bayview residents; (iv) a contribution of funds to address the physical and mental health of Bayview youth; and (v) other community programs. A more detailed description of these programs is provided in Attachment 4. In total, these costs are estimated at approximately $82 million.
Additional Community Benefits. For all design and construction activity related to the Project, Developer is strongly encouraged to contract with Local Tamarac Vendors, firms certified by the Broward County Office of Economic and Small Business Development (OESBD) as a Broward County Certified Small Business Vendor / Certified Business Entity (CBE), and Veteran- Owned Small Businesses as defined in 38 CFR § 74.1, as amended. In an effort to optimize the efficiency of City operations and services and connect to the citizens of the Woodlands Community and the Project, Developer agrees to make available upon request the following physical devices: Smart Lighting (LED) Fixtures; Hotspots; License Plate Readers at Entrance Points; Automated Meter Reading System Enabled Water Meters.
Additional Community Benefits. Additional community benefits are anticipated to be created from future redevelopment of the site and may include:  The renewal of the existing Seniors Housing development will act as a catalyst for the future redevelopment of the surrounding R3 and R4 zoned land;  The provision of 460 ILU’s and a 153 bed RACF to meet the increasing demand for Seniors Housing by a registered social housing provider;  The provision of a series of high quality buildings which will provide permissible non-residential uses (such as kiosk, neighbourhood shop and medical suites) on the ground level fronting Kenyons Road will provide much needed local services, activation and vitality for occupants and surrounding residents;  The provision of publically accessible (in private ownership) open space in the centre of the site will promote social interaction and forms the fulcrum of the site between the northern and southern precincts;  The retention of significant trees and green open space areas will promote the “green heart” of the site and reduce the Urban Heat loads caused by surrounding development;  Connectivity between adjoining properties of different uses can be provided which will enhance linkages with Merrylands High School, Cerdon College, Sherwood Scrubs (Youth Off the Streets) and surrounding residential uses.  Improvements to public safety and amenity by providing a new vehicular access point on Kenyons Road and providing a one way loop road system around the northern and southern precincts;  Increased activation and natural surveillance of the public domain, and  Deliver the highest standards of urban planning and excellence in architectural design.
