Area Manager. The initial formal step in the resolution of a grievance shall be a meeting request along with submission of a grievance form by the grievant and/or the Union representative to the grievant's Area Manager or acting Area Manager. Additionally, the grievant and/or Union representative must provide a courtesy copy of the notices to the IBEW 1245 Business Representative and the MP Region Labor Relations Office. This meeting shall be requested within 5 calendar days following the conclusion of the informal process. This meeting will be held within 10 calendar days from the date of request and will include at a minimum the Area Manager or designee, the grievant (unless mutually agreed by management and the IBEW representative), and Union representative. Additional attendees will be determined by mutual agreement and may include: the immediate Supervisor, other levels of supervision, and any witnesses. Within 10 calendar days of this meeting (unless there is a mutually agreed upon extension), the Area Manager, or designee, shall submit a written response to the grievant and/or the Union representative, setting forth the basis for the decision regarding the dispute, including all supporting documentation. If the parties are unable to resolve the grievance, the Union may refer the grievance to step 2 of the grievance procedure. The referral must be received within 10 calendar days following receipt of the Area Manager's response.

Area Manager. If the parties are unable to resolve the grievance at the Step 1 level, or if the grievant is dissatisfied with the Step 1 response, the grievant and/or Union may elevate the grievance to Step 2, the Area Manager, not later than 10 calendar days after receipt of the Operations and Maintenance Manager’s written response. The Step 2 grievance must be presented in writing to the Area Manager with a copy provided to the IBEW 1245 Business Representative and the Labor Relations Office. The Area Manager, the grievant, the Union Representative, a representative from the Labor Relations Office will meet as soon as practicable after receipt of the Step 1 grievance. Scheduling issues may delay the meeting; however, it should take place not later than 10 calendar days after receipt of the Step 1 grievance. Additional attendees may be determined by mutual agreement. Within 10 calendar days after this meeting, unless there is a mutually-agreed-upon extension, the Area Manager, or designee, shall provide a written response to the grievant and the Union, setting forth the basis for the decision regarding the dispute, including all relevant documentation.

Area ManagerThe Area Manager will be the primary point-of-contact between the Contractor and The Consulate of Spain. He/she must supervise, guide, schedule, train, inspect and correct the staff. The Area Manager will be responsible for the timely performance of all work schedule plans and ensuing inspections. He/she is responsible for the quality and the full accomplishment of all services detailed in this Specifications Sheet. The Cleaning Company must maintain a minimum of 2 weeks of supplies on site at all times. The Area Manager shall maintain direct and open communication with The Consulate of Spain's Designated Representative. AII requests or complaints will be promptly answered.
Area ManagerThe Area Manager shall be directly responsible for the day-to-day general supervision of the Work and will be the Contractor’s communication link with LGL. The role of the Area Manager will be such that to ensure positive progress he or she will assist, direct and, if appropriate, offer advice to the Contractor both verbally and in writing but shall do so with the benefit of immunity from causing any liability or additional costs as a result of his or her actions. If the Contractor considers that any actions of the Area Manager could cause additional costs or create any liability, whether for negligence or otherwise, the Contractor shall ignore such actions and immediately seek directions from the Engineering Manager. By agreement to these conditions, the Contractor absolves the Area Manager and LGL from any such liability and accepts that such immunity is necessary for the effective day-to-day general supervision of the Work and that its rights are otherwise sufficiently protected by its access to the Engineering Manager for directions. In cases where the Contractor may be performing Work in more than one area, different Area Managers may be nominated for each area.
