Concept Plans. The CONSULTANT will prepare concept plans for all viable Project alternatives in appropriate scales overlaid on the base map.
Concept Plans. 1. The A-E shall prepare draft and final conceptual alignment plans for the preferred alternative, separated into two phases (RMV Segment and County Segment) which is anticipated to be at 100 scale and shall include the following:
a. Horizontal and vertical alignment;

Concept Plans. The Garnet Valley concept plan depicts the number of single-family (10) and multi-family units (306) proposed. The number of units will not exceed that depicted on the concept plan, as noted in the conditions. Perimeter landscaping is proposed instead of fencing, as depicted in Exhibit C of the proposed draft DA.
Concept Plans. Prepare a conceptual design improvement plan for City review for the culvert to define the proposed general pipe alignment and configuration. Upon review and approval of the 30% plans we will proceed with the 90% and final plans preparation and permitting.

Concept Plans. Primary Intersections. Working with the MPO, Steering Committee, stakeholders, and design team, AVI, P.C. will prepare conceptual plan(s) for the development of Whitney Road and the three main intersections (Summit Drive/ Beckle Road, Dell Range Blvd., and US Highway 30).

Concept Plans. In accordance with the approved Concept Plans (attached as Exhibit "D") Tenant shall develop, or shall cause to be developed, construction plans, specifications and landscaping plans for the New Building, which shall be an office/training/flight simulation facility of approximately 150,000 square feet, pursuant to the Design Guidelines, for submittal to the Architectural Committee.
Concept Plans. Plans showing Phase 2, which are conceptual only, but shall allow not more than 115 units of active adult and/or assisted living, “Phase 1 and Phase 2 Full Layout Plans” prepared by Xxxxx Engineering and Associates dated , 2016, which are included with the Revised Plans (the “Concept Plans”). Prior to and as a condition to commencing, or obtaining the first building permit in connection with, Phase 2, the Applicant shall submit: (i) detailed plans and information to the Commission, which shall be reviewed for consistency with the Concept Plans; and (ii) a list of the performance standards to which Phase 2 will conform. To the extent such performance standards vary from those set forth in this Agreement, the Commission may approve such variations, in its discretion, if it determines that the Concept Plans and performance standards are substantially consistent with the terms and conditions of this Agreement. The Applicant shall not be required to construct any Phase beyond Phase 1, if it chooses to exercise the development rights hereunder for construction of Phase 1. If the Applicant does not intend to develop Phase 2, it shall not use, clear or develop any of the Site outside of the Phase 1 portion of the Site.
Concept Plans. BKF will produce a concept plan for Phase 2 of the railroad crossing mitigation improvements. This design will be supplemented with topographic survey and be prepared to a concept level intended for use during coordination efforts and grant funding opportunities. The concept plan is not intended for construction and will require work completed in future tasks to be bid to construction. The scope of work in Phase 2 will be the work determined via the Diagnostic Team (CPUC & UPRR) and the City. BKF will prepare preliminary cost estimates for Phase 1 and Phase 2 to be combined with the overall project cost of the Fredericksburg Dr/Guava Ct Pedestrian/Bicycle Railroad Improvements Project. This task will be prepared to determine the appropriate phasing strategy that utilizes City funds in the most beneficial manner. This cost estimate will be prepared in coordination efforts with CPUC, UPRR, and the City.
