CONDITION OF ROOM. The Student agrees to keep his or her living accommodation in a clean and sanitary condition. Before moving out, Student shall remove all refuse and discarded materials, leaving the room clean. All personal belongings must be removed prior to the expiration or termination of this Contract. The University is not responsible for any personal items left in an accommodation following the year-end closing date. Any personal property remaining in University Housing after Student’s departure will be considered abandoned and kept for 30 days after the Contract termination date. After 30 days, any remaining personal property shall be considered abandoned and shall be disposed of by the University with no liability. In addition, Students who fail to remove personal belongings will be liable to the University for penalties.

CONDITION OF ROOM. The student agrees to leave room, suite, or apartment in clean, orderly condition when occupancy ends, or to pay costs incurred by UNC Charlotte to clean the area.
CONDITION OF ROOM a. The Student agrees to properly clean their room and keep it clean and in reasonable order. Failure to do so may be cause for termination of license agreement, and/or applicable cleaning, and/or maintenance charges being applied. b. Painting of the room or any portion thereof is prohibited. The hanging of articles in the room may be done only in accordance with University policy and may not interfere with safety equipment, access or egress to the room or unit, or cause damage to the facility. (See residence hall staff for more information.) c. In accordance with Housing Policy as defined in the Residence Hall Policies, the Student shall not make any modification or physical changes in room, or attach fixtures, pictures, plaques, etc. to walls, doors, or ceilings, except as authorized by the University. d. The University and the Student shall cooperate in the care of the dwelling and grounds. The Student is responsible for exercising reasonable care so as not to cause a disorderly, unsafe, or unsanitary condition to occur. e. The Student shall notify Housing Staff of damage or needed repairs in a timely manner via the established Work Order procedure as outlined in the Residence Hall Policies.

Students are liable for any damages to College property, their rooms, and common areas of the building. The use of nails, screws, tape (except painters tape), paint or any other instrument which may damage walls/doors, is strictly prohibited. Room inspections will be completed by the Residence Life staff at least twice per semester to ensure that the housing space you are provided is kept from debris and trash, clean and free of fire and health hazards, and maintained in an appropriate fashion. Students will be billed for furniture removed from a room. Students shall turn over the room and all College property belongings to the College in good, clean condition, reasonable wear and tear accepted. Cleaning and/or damage charges will be assessed to students upon vacating their room if it is unclean or in disrepair. It is the students responsibility to complete a timely and detailed work order to Facilities if any repairs are needed throughout the year.

CONDITION OF ROOM. Nothing shall be attached to the walls, ceiling, or any fixtures. At the end of the rental period, the Conference Room must be clean, neat and orderly. All used paper, plasticware, bottles and cans must be placed in trash receptacles. If tables and chairs have been rearranged, they must be returned to their original positions. User assumes responsibility for any damage to the room and contents of equipment used and will promptly pay for any necessary repairs or replacement. User must report any damage to the Building Management immediately. Uses: User and its guests may only use the Conference Room, as well as common and public areas such as the restrooms, and only for approved purposes. User will supervise the use of the Conference Room at all times, assumes responsibility for all actions of its guests and shall allow no unlawful, loud or disruptive activities. No gambling or alcohol use of any type is allowed. The building is a smoke free facility; smoking is allowed only in designated outdoor smoking areas. Music for the purpose of entertainment or dancing may be permitted only with prior written approval from Building Management.

CONDITION OF ROOM. Prior to occupancy, Tenant will examine the Room and Tenant agrees to accept the Room in the present condition, and agrees to keep the same in good repair during the term of this lease. Tenant shall have the right to report defects or damages to Landlord, or designated agent, in writing or email within 24 hours after Tenant is given Possession of the Room and is given a MOVE-IN INVENTORY AND CONDITION form for the Room. Tenant further agrees to repay Landlord, on demand, the cost or repair or service made necessary by the negligent or careless use of the Room by Tenant, his agents, family, invitees and/or guests. Tenant agrees to surrender the Room in like condition as when taken, reasonable wear excepted. In addition, Tenant shall be responsible for and liable to Landlord for all damage to, defacement of, or removal of property from the common areas of the Fraternity House caused by Tenant, his family, invitees, and/or guests. In the event of the person(s) responsible for the damage cannot be ascertained by Landlord after reasonable inquiry then Tenant’s local Sigma Phi Epsilon chapter will be responsible for reimbursing Landlord for all damage caused to such common areas of the Fraternity pursuant to the “Chapter Facility Responsibility Statement” between Sig Ep National Housing, LLC and the Tenant’s local Sigma Phi Epsilon chapter.
