NO SMOKING ALLOWED. Smoking and vaping of any kind is not permitted inside the property including the garage. Any and all damages resulting from smoking inside will be billed back to the Lessee including all remediation required to return the property to an acceptable condition and smell.
NO SMOKING ALLOWED. No smoking will be allowed inside the property. If the house has been smoked in, your security deposit will be forfeited. Should there be anyone that smokes outside, all cigarette butts should be removed when you leave. Should the housekeeper have to pick up any remaining cigarette butts from outside the property, there will be a deduction from your deposit. CANDLES & FIRE HAZARDS: No candles will be allowed inside or outside the property. No fire of any kind allowed ie: bonfires etc. BBQ smoker/cooker can be used outside. No cooking on or near wooden decking. All charcoal should be disposed of properly to not cause any fire or fire hazard and removed from the property when the Renter’s vacate the property. SECURITY DEPOSIT: The security deposit is $300 for 2-15 nights, $500 for 16-27 nights and $1500.00 for 28+ nights. Deposits can be made by credit card, money order or cash. Security deposit is refundable within 14 days after check out provided that the real and personal property are in the same condition as when the renter took possession of the vacation rental and all terms of this agreement are met. There is a $25 non- refundable reservation fee included in your security deposit. Any changes in dates for the property reserved will result in a $25 non-refundable fee. If there is a change in the property location, the $300/$500/$1500 deposit will be forfeited and a new deposit will be required. Renter is liable for all replacements & repairs that are outside what is normal wear & tear. All trash that is left behind in the rental will be removed by the property manager with a deduction from your deposit. Please see house rules as to garbage instructions. There will be a 4% convenience fee added to all PayPal transactions. Properties or mailing a money order/Cashier’s check to our office. Cashier’s Check/Money orders need to be made payable to: Texas Coastal Properties Page 2 of 6 RESPONSIBLE PARTY: The responsible party will be the renter whose name and signature are on the Vacation Rental Agreement. This renter is responsible for the reservation and for all family members, guest and activities in the rental of the home during the scheduled dates of the rental.

All charcoal should be disposed of properly so as not to cause any fire or fire hazard and shall be removed from the property when Renters vacate the property. NO FIREWORKS ALLOWED: Renters or guests on premises may not explode or ignite fireworks on or around the premises of the rental property. Any violation of this policy will result in the loss of 100% of the Security Deposit.
NO SMOKING ALLOWED. Tenant shall not smoke in his/her unit or anywhere in or on the property. Tenant shall not allow his/her family members, occupants, invitees or guests to smoke in the Tenant’s unit or anywhere on the property. Smoking shall be prohibited throughout the entire building and grounds, including but not limited to, inside all tenants’ units, hallways, stairways, foyers, common rooms and facilities, decks, patios, exterior landings, front steps, entrance ways, roof tops, fire escapes, basements, storage areas, parking areas, driveways, walkways, lawns, gardens, adjoining grounds and building facilities
NO SMOKING ALLOWED. At no time shall smoking be allowed at any of the County Facilities.
NO SMOKING ALLOWED inside the Community Center.
NO SMOKING ALLOWED. Lessee acknowledges that this building is a non-smoking building and that smoking is prohibited at all times in all apartments and all common areas, including, but not limited to, hallways, stairwells, elevators, courtyards, parking garages and adjoining grounds. In the event that evidence of smoking is found in the areas described herein by LESSOR, his agent(s) or employee(s), LESSEE shall immediately pay as additional rent $100.00 to LESSOR. Payment of said sums shall in no way grant LESSEE consent to smoke in the areas described and LESSEE shall be in breach of this AGREEMENT for violation of this Section even if the foregoing charges are paid. Lessees smoking in such prohibited areas or Lessee’s guests smoking in such prohibited areas are material violations of this Lease making the Lessee subject to eviction.
NO SMOKING ALLOWED. Renter shall leave the Community Room as follows: The floors shall be swept, the carpets vacuumed, the kitchen cleaned, and ALL trash (including bathrooms) must be removed from the property by the renter. The clubhouse does not have trash pick-up.
NO SMOKING ALLOWED. Lessee acknowledges that this building is a non-smoking unit and that smoking is prohibited at all times in all apartments and all common areas, including but not limited to hallways, stairwells, parking garages, courtyards and adjoining grounds. Lessees found smoking and/or lessees’ guest in such prohibited areas are in violation of this lease and the lessee subject to eviction.
NO SMOKING ALLOWED. Smoking anywhere on the property could result in forfeiture of entire deposit.
