RENT PAYMENT SCHEDULE. The Residential Component of Fair Market Value Rent is payable in twelve equal monthly installments due the first day of each month, and the Lessee may prepay this amount up to one year in advance. The Productive Component payment is payable upon billing from the Lessor; the bill will follow the Lessor’s review of the Annual Financial Statement (provide by Lessee no later than April 20th) and the verification of the calculated Productive Value Component.
RENT PAYMENT SCHEDULE. In consideration of said Lease Agreement, Lessee agrees to pay Lessor the total amount for said term of $ plus any additional charges that shall become additional rent as herein provided. The first monthly installment (if pro-rate is applicable) is N/A. The remaining monthly payments of $ are to be paid consecutively on the first of each month at the Lessor office located 0000x Xxxxxxx Xxxxx Xxxxx or at any other location designated by the Lessor. All demand or any notices are waived as to the payment of rent or to the performance of any condition of the Lease Agreement. NOTICE OF TERMINATION OF TENANCY FOR NON-PAYMENT OF ANY RENT OR OF LANDLORD’S INTENT TO FILE DETAINER ACTION IS HEREBY WAIVED. It is expressly agreed that all rental payments will be in the form of check, cashier’s check, money order or by automatic bank draft. Due to the risk involved, cash will not be accepted as payment of rent. If this Lease Agreement is breached for nonpayment of rent or otherwise, Lessor may accept said rent due or any part of the same with reservation or without knowledge of Lessee’s default and is so doing, Lessor does not condone said default by acceptance, does not waive any right arising from said breach and is not stopped from terminating tenancy as to that breach. Receipt by Lessor or Lessor’s representative of any rent in arrears after institution of suit for possession or cancellation of tenancy will not be considered as waive of any rights of Lessor.

RENT PAYMENT SCHEDULE. Tenant agrees to pay to Landlord as basic rent, to be adjusted as provided in Paragraph 3 of this lease, for the use and occupancy of the Leased Space, the sum of $10,000.00 per month payable on the first day of each and every month commencing July 1, 2007, and continuing through the term of this lease. Tenant shall pay all rent at the office of Landlord at 00 Xxx Xxxxx Xxxxx, Xxxxxxxx, XX 00000 or any other place or places that Landlord may from time to time designate by written notice given to Tenant. In any month that the Tenant fails to pay rent when due, Tenant shall pay Landlord a late fee of $50.00. Monthly rent will be received no later than the fifth (5th) day of each month.
RENT PAYMENT SCHEDULE. The Tenant agrees to pay during the term of this lease as a rental rate for the Lease of the Farm, the sum of $60.00 per acre which equals annually $12,144.00 with this payment due upon execution of this agreement. The payment shall be remitted no later than January 5th of each year of lease. In addition, the Tenant shall pay any and all state rental or sales taxes.

In the event of a rare, “special” financial circumstance, Landlord may, at his sole discretion, allow rent payments to be paid in an alternate fashion (noted, in writing, under Lease Addendum #3, “Monthly Payment Plan”, or Lease Addendum #4, “Financial Aid Rent Payment Plan”). Tenant shall not take possession of said premises until all deposits have been paid in full and all tenant rent obligations as stipulated in the lease have been met. Any exception to this aforementioned policy requires the written permission of Landlord (noted, in writing, under additional provisions on page 6 or in an alternate written fashion as prescribed by Landlord). $50 fee shall be charged for all bad checks, plus a late fee charge if applicable. All late fees, bad check fees, fines or other fees including but not limited to any utility charges paid by landlord on behalf of tenant, assessed against the tenant shall be considered additional rent and shall become due and payable immediately. Any Tenant(s) utilizing a pro-rated rent payment plan for any premises shall provide Landlord with a detailed listing of such, in order to prevent confusion when rent checks are received by Landlord.

Townhouse units A and C which have three bedrooms will be guaranteed access to two rental parking spaces, and townhouse unit B, which has two bedrooms will be guaranteed access to one rental parking space. All requests for parking spaces shall be made with original Application and Agreement to Lease. Any additional available parking will be rented on a “first come” basis. All parking shall be paid for prior to the initiation of the Lease period. If a rented parking space is not obtained by the move-in date stipulated in the lease, vehicles may not be parked on the premises of Beaver Gardens other than to load or unload during move-in or move-out. Any vehicle not renting a space will be towed. Do not bring a vehicle to Beaver Gardens on the move-in date and expect to park without prior arrangements. Unauthorized parking will result in towing. You may at your discretion rent additional parking spaces immediately behind Beaver Gardens at Calder Commons located as follows: It would be in your best interest to make arrangements for your parking space prior to leaving town in the spring. Parking space is limited so please make your own arrangements if not on-site at Beaver Gardens.
1. Any car found illegally parked will be towed without notice, at the owner’s expense.
2. Any car parked in a rented space must have a sticker from Beaver Gardens Management labeled with the space number. The sticker must be applied to the rear window by peeling off the back and located to be clearly visible. Head in parking only.
3. Parallel parking in the front lot will be 15 minutes maximum, with the flashers on.
