Construction Manager's Basic Services. 3.1 Construction Manager's “Basic Services” under this Agreement include pre-construction phase services and construction phase services. 3.1.1 Construction Manager represents that it is thoroughly familiar with and understands the requirements of the Project scope and that it is experienced in the administration and construction of building projects of the type and scope contemplated by Owner’s program for the Project. Construction Manager represents to Owner that Construction Manager has all necessary construction education, skill, knowledge, and experience required for the Project and will maintain, at all times during the Agreement term, such personnel on its staff to provide the services contemplated hereby within the time periods required hereby. In addition, Construction Manager represents that it has, and all of the subcontractors performing services under this Agreement will have, all applicable licenses and/or any other documentation required by the State of Florida to perform such services.

Construction Manager's Basic Services. 2.1 The Construction Manager agrees to provide Construction Management services while operating within a modified Construction Management at Risk delivery process for the projects as hereinafter set forth. 2.2 The modified Construction Management at Risk delivery process. 2.2.1 Stage I – District Project Planning 2.2.1.1 By entering into this contract, the CM agrees to the project description, budget, the substantial completion and schedule for each project as set forth herein. The CM further agrees that the projects are needed, the sites are appropriate and that the budgets are adequate. The CM agrees that the Owner shall define the level of quality of the projects.
Construction Manager's Basic Services. The Construction Manager's Basic Services under this Agreement may include pre-construction and construction services for Continuing Projects (up to $1,000,000 each), which will be initiated by, and described in, the Purchase Order for each Project. The Purchase Order shall be considered part of the Contract Documents. The Construction Manager will submit a cost proposal for each Project based on the scope of services requested by Owner. Should the Owner and Construction Manager not reach agreement on any Project, the Owner reserves the right to cease negotiations for that Project and perform the work by other means without affecting this Agreement or any other Project. This is a non-exclusive Construction Management Agreement and the Owner may enter into other agreements for the performance of similar services as deemed in the best interests of the Owner.

Construction Manager's Basic Services. The Construction Manager's Basic Services under this Agreement include construction services for Minor Projects (sub-projects) whose construction costs do not exceed $1,000,000, which will be executed by Purchase Order for each Sub-project. The Purchase Order shall be considered part of the Contract Documents. The Construction Manager will submit a cost proposal for each sub-project assigned to the Construction Manager or competitively bid between the Continuing Services Construction Managers under contract. Should the Owner and Con­struction Manager not reach a contract agreement on any assigned sub-project, the Owner reserves the right to cease negotiations for that sub‑project and perform the work by other means without affecting this Agreement or any other sub‑project. For sub-projects competitively bid between the Continuing Services Construction Managers under contract, the sub-project shall be awarded based upon the lowest responsive and qualified lump sum cost proposal, which shall become the Minor Projects Guaranteed Maximum Price (MPGMP) for that sub-project.

Nothing herein precludes the Owner from negotiating with another construction manager or general contractor on any particular Sub-Project.

Related to Construction Manager's Basic Services

  • Construction Management Plan Contractor shall prepare and furnish to the Owner a thorough and complete plan for the management of the Project from issuance of the Proceed Order through the issuance of the Design Professional's Certificate of Material Completion. Such plan shall include, without limitation, an estimate of the manpower requirements for each trade and the anticipated availability of such manpower, a schedule prepared using the critical path method that will amplify and support the schedule required in Article 2.1.5 below, and the Submittal Schedule as required in Article 2.2.3. The Contractor shall include in his plan the names and resumés of the Project Superintendent, Project Manager and the person in charge of Safety.

  • Construction Management Landlord or its Affiliate or agent shall supervise the Work, make disbursements required to be made to the contractor, and act as a liaison between the contractor and Tenant and coordinate the relationship between the Work, the Building and the Building’s Systems. In consideration for Landlord’s construction supervision services, Tenant shall pay to Landlord a construction supervision fee equal to three percent (3%) of Tenant’s Costs specified in Section 7.

  • Construction Phase Services 3.1.1 – Basic Construction Services

  • Construction Manager The individual, partnership, corporation, joint venture, or any combination thereof, or its authorized representative, named as such by the District. If no Construction Manager is used on the Project that is the subject of this Contract, then all references to Construction Manager herein shall be read to refer to District.

  • Construction Management Services a. A-E may be required to review and recommend approval of submittals, shop drawings, Request for Information (RFI) and/or calculations for temporary structures such as trench shoring, false work and other temporary structural forms. b. A-E may be required to review and advise the County Representative on the overall project schedule, including staging and completion dates, duration, milestones, and interfaces. Immediately notify Representative if the proposed work schedule does not conform to the contract documents, including the plans, specifications, and permits or that may require special inspection or testing, or work stoppage. c. Review on a monthly basis the project schedule and/or Critical Path Method (CPM) schedule submitted by the Construction Contractor. Make recommendations concerning the Construction Contractor’s adherence thereto. Recommend possible solutions to scheduling problems so as to complete the project on time, within budget, and in accordance with the contract drawings and specifications. d. Review scope of work and identify potential contract change orders. Prepare independent cost estimates for any changes resulting from design revisions or change in field conditions. Prepare and recommend for approval all contract change orders. e. Evaluate the merit of any potential claims or requests for equitable adjustment submitted by the Construction Contractor. Prepare analysis of potential claims include recommendations regarding settlement of the claims. f. Assist County staff in project related issues with other Agencies, or departments, engineering and material testing support firms, CEQA consultants, utilities agencies, etc. g. Assist in community outreach meetings and media relations h. Review for acceptance/approval of Storm Water Pollution Prevention Plan (SWPPP) in accordance with the general Permit of Discharges of Storm Water Associated with Construction Activity (Construction General Permit, including dewatering/diversion plans per the State’s DeMinimus Permit).

  • Construction Services 4,500 thousand SDR for Japan Post in Group A 15,000 thousand SDR for all other entities in Group A 4,500 thousand SDR for entities in Group B Architectural, engineering and other technical services covered by this Agreement: 450 thousand SDR

  • Basic Services The Architect/Engineer’s Basic Services include all disciplines identified in Article 15 and all related usual and customary design, consultant, and other services necessary and reasonably inferable to complete the Project, or any phase of the Project, in accordance with the Owner’s requirements and the terms of this Agreement.

  • Construction Management Fee The Construction Management Fee for the Project shall be either a ☒Lump Sum or ☐Not-To-Exceed Fee of Thirty-Six Thousand, Eight Hundred Forty-Six Dollars and Twenty-Six Cents ($36,846.26). NOTE: Allowances will be on a Not-To-Exceed basis. All unused funds will be returned to the School District at the time of construction closeout.   • PRE-CONSTRUCTION PHASE SERVICES The Pre-Construction Phase shall be deemed to commence upon the date specified in a written Notice to Proceed with Pre-Construction Phase Services issued by Owner and shall continue through completion of the Construction Documents and procurement of all major Subcontractor agreements. Contractor is not entitled to reimbursement for any costs incurred for Pre-Construction Phase Services performed before issuance of the written Notice to Proceed. Pre-Construction Phase Services may overlap Construction Phase Services. Contractor shall perform the following Pre-Construction Phase Services:

  • Configuration Management The Contractor shall maintain a configuration management program, which shall provide for the administrative and functional systems necessary for configuration identification, control, status accounting and reporting, to ensure configuration identity with the UCEU and associated cables produced by the Contractor. The Contractor shall maintain a Contractor approved Configuration Management Plan that complies with ANSI/EIA-649 2011. Notwithstanding ANSI/EIA-649 2011, the Contractor’s configuration management program shall comply with the VLS Configuration Management Plans, TL130-AD-PLN-010-VLS, and shall comply with the following:
