Computerized Maintenance Management System. The Company shall maintain, upgrade, repair and replace, as appropriate throughout the Term, a computerized maintenance management system (“CMMS”) capable of providing a record of repair and replacement of the Transfer Station and Drop-Box Sites on a detailed, item-by-item basis; scheduling, carrying out, monitoring and controlling predictive, preventive and corrective maintenance programs; monitoring routine operations within the Transfer Station and Drop-Box Sites; issuing work orders and purchase orders; maintaining a spare parts inventory; and issuing exception, equipment status and repair priority reports. The CMMS shall constitute part of the Transfer Station and Drop-Box Sites and shall be modified as and when appropriate during the Term to take account of removals from and additions to the Transfer Station and Drop-Box Sites. The Company shall utilize the CMMS to provide the County with documentation which allows it to efficiently monitor compliance by the Company with its maintenance obligations hereunder and to substantiate the need for major corrective maintenance of any Specified Fixed Equipment and Structures for which the County is responsible pursuant to subsection 12.1(C). The County shall have computer-based real time, read-only access to such system. The Company shall permit all electronic data to be replicated and provided to the County. Upon the expiration or termination of this Contract, the Company shall provide the County with all computer records generated by the CMMS and shall provide the County (and any successor operator of the Transfer Station and Drop- Box Sites, but, with respect to any successor operator, only in connection with the operation of the Transfer Station and Drop-Box Sites) all rights to continue to use of the CMMS, on a cost free and perpetual basis.

Computerized Maintenance Management System. (a) The Operator shall install the CMMS for use in the Pelletizer Facility. The CMMS shall be capable of, but not be limited to, the following tasks: (i) Set up and implementation of a data base of Mechanical and Electrical Equipment to monitor; (ii) Scheduling and controlling Preventative Maintenance and Corrective Maintenance; (iii) Providing a record of repair for each piece of equipment or line segment at the Pelletizer Facility; (iv) Monitoring of Preventative Maintenance and Corrective Maintenance programs and associated costs; (v) Issuing work orders; and (vi) Issuing equipment status and repair priority reports. (b) The Operator shall maintain and update the CMMS including data entry, troubleshooting, backup and all necessary software upgrades for the Term of this Agreement. (c) The City shall have direct on-line view-only access at all times to the CMMS maintained by the Operator. (d) The Operator shall enter the data considered necessary, according to the Maintenance Plan, in the CMMS within one hundred and twenty (120) days of the Start Date. (e) The City shall have unrestricted “real time” access to the CMMS on a “view only” basis at a location or locations specified by the City acting reasonably. Costs for hardware at the City locations and software licences for the City hardware access will be borne by the City. (f) At the City’s option, the Operator may be required to train the City’s personnel in the use of the CMMS over the Term of this Agreement. If the City exercises this option, the City shall pay all Direct Cost plus 10% associated with this training.

The CMMS will contain essential maintenance, warranty, and baseline condition information generated from an audit of the equipment and historical repair records. The CMMS system shall perform the following functions: a. Inventory all equipment, buildings, and structures; b. Schedule preventive maintenance activities; c. Track repair warranties; d. Provide easily accessible records of installation date, and maintenance history; e. Generate work orders; and
Computerized Maintenance Management System. The Contractor shall maintain records of work performed in a CMMS, (Computerized Maintenance Management System). The County Representative shall have access to the CMMS for the purpose of reviewing workload and producing reports. The Contractor shall make maintenance records available to the County Representative and upon request by agencies having authority (Authorities Having Jurisdiction or AHJ) and representatives of the Air Pollution Control District. The reports shall be in a format acceptable to the County Representative. Work shall be further performed as specified in Section 13.0, Building Automated Systems Scope of Work, herein.
Computerized Maintenance Management System. By June 1, 2011, the Discharger shall purchase a Computerized Maintenance Management System (CMMS). The CMMS shall be used in conjunction with the Discharger’s GIS database to track and make readily available to relevant Discharger’s employees and contractors information concerning SSO history, sewer line cleaning, and other information necessary to plan system operation and maintenance and capital improvements. By September 1, 2011, the Discharger shall begin full use of the CMMS for SSO-related activities, including logging and tracking incoming SSO complaints, generating SSO-related work orders, and scheduling gravity, force main and pump station maintenance activities. The Discharger’s CMMS data records may be audited by the Regional Board to determine if Discharger is in compliance with SSO Performance Standards contained in Section VI of this Order.
Computerized Maintenance Management System. If London, Aylmer, and St. Xxxxxx use the same operating authority for the operation of the EMPS that is used by Xxxxx, Xxxxx hereby consents to allowing the use of Xxxxx’s CMMS for managing and maintaining the work records associated with the EMPS. The utilization of Xxxxx’s CMMS will be at no cost to London, Aylmer, and St. Xxxxxx. Notwithstanding the forgoing, any cost associated with the addition of assets, modification of asset data or work schedule, or exportation of data related to assets owned or jointly owned by London, Aylmer and/or St. Xxxxxx, including costs associated with licencing and using Elgin’s CMMS, shall be at the cost of London, Aylmer, and St. Xxxxxx.

The CMMS will contain essential maintenance, warranty, and baseline condition information generated from an audit of the equipment and historical repair records. The CMMS system shall perform the following functions: a. Inventory all equipment, buildings, and structures;‌ b. Schedule preventive maintenance activities; c. Track repair warranties; d. Provide easily accessible records of installation date, maintenance history with costs, and replacement value; e. Generate work orders; and f. Record maintenance activities. The spare parts inventory system is currently maintained manually. The concessionaire will incorporate the spare parts inventory system into the CMMS. Spare parts usage will be recorded, and a record of remaining parts in stock maintained. The CMMS will automatically generate a reorder notice when inventoried parts are reduced to a specified reorder quantity. Vendor and parts cost information will be maintained and will be accessible through the CMMS. All work performed shall be entered into the CMMS, including equipment maintenance and inspections, sewer pipe cleaning and televising, test results, repairs and replacements, and work performed by subcontractors. Parts and labor costs shall also be recorded. Documentation for work completed shall be maintained as one record and shall include a detailed description of the work performed, who performed the work, all parts and materials used, and costs for the work broken down by material and labor, including labor performed by subcontractors.

The computerized maintenan ce man agement system shall be installed and operational within 180 days following the Commencement Date, shall be developed consistently with the Managed Assets Registry, and shall be modified as and when appropriate during the Term to take account of removals from and additions to the Managed Assets and the Pump Stations. The Com pany shall utilize the computerized maintenance management system to provide the Borough with documentation which allows it to efficiently monitor compliance by the Company w ith its maintenance obligations hereunder. The Compan y shall permit all electronic data to be replicated and provided to the Borough for review by the Borough Engineer.
Computerized Maintenance Management System. The Contractor shall use a computerized maintenance management system to manage and track all work. All preventative maintenance work orders shall be printed, distributed to Owner, completed, and closed out by the Contractor.
