Duties and Prohibited Conduct. Notwithstanding anything to the contrary in this Lease, Tenant shall not commit any act that will increase the then-existing rate of insurance on the Building without Landlord's prior written consent. Tenant shall promptly pay upon demand the amount of any increase in insurance rates caused by the Permitted Uses or by any act or acts of Tenant or its employees, agents or representatives. Tenant shall not commit or allow to be committed any waste upon the Premises, or any public or private nuisance or other act which disturbs the quiet enjoyment of any other tenant of the Property or which is unlawful. Tenant shall not, without the written consent of Landlord, use any apparatus, machinery or device in or about the Premises, or act in any way, which will cause any substantial noise, or any vibration, fumes, or releases of Hazardous Substances into the surrounding environment. If any of Tenant's office machines, equipment or activities should disturb the quiet enjoyment of any other tenant in the Building, cause any substantial noise, or cause any vibration, fumes or releases of Hazardous Substances, then Tenant, at Tenant's sole expense, shall provide adequate insulation or take such other action as may be necessary to eliminate such disturbance, noise, vibration, fumes or releases. Tenant, at Tenant's expense, shall comply with all laws, rules, regulations, orders, ordinances and permits relating to the Premises, or its use or occupancy of the Premises, and shall observe such rules and regulations as may be adopted by Landlord and made available to Tenant from time to time. This Lease shall be subject to all applicable zoning ordinances and to all municipal, county, state and federal laws and regulations governing or regulating the use of the Premises.

Duties and Prohibited Conduct. Tenant shall not use the Demised Premises, or permit or fail to prevent the Demised Premises to be used (i) for any purpose or in any manner that violates any legal requirement and/or the requirements of the insurance underwriter(s) of the Shopping Center; (ii) for the sale, rental or display of pornography, nudity, graphic violence, drug paraphenalia, or any goods and/or services that, in the sole and absolute discretion of Landlord, are inconsistent with the image of a community or family-oriented shopping center; (iii) as a massage parlor, adult bookstore or second-hand store; (iv) to conduct an auction, distress, fire, bankruptcy or going-out-of-business sale or similar sales; (v) to operate any video, pinball or other gaming machines except for one skill crane toy machine which may be installed in the demised premises; or (vi) to keep live animals of any kind unless otherwise permitted by the Lease. Tenant shall keep the Demised Premises, and every part thereof, in a clean and wholesome condition, free from any objectionable noises, loud music, odors or nuisances. If the Permitted Use includes the sale and/or preparation of food, Tenant shall at all times maintain a health department rating of "A" (or such other highest department or similar rating as is available). Tenant shall not violate any existing "exclusive" or "restrictive" Lease covenants of any tenant(s) in the Shopping Center. Landlord covenants with Tenant that Tenant's Permitted Use does not violate any existing "exclusive" or "restrictive" lease covenants of any tenant(s) in the Shopping Center.

Sublessee shall not use, or permit any person or persons to use, the Premises for the sale or display of any goods and/or services, which, in the sole discretion of County, are inconsistent with the permitted uses of the Premises pursuant to this Sublease. The sale of books, educational services, fundraising and other goods/services incidental to library purposes are deemed consistent with the permitted use of the Premises. Sublessee shall keep the Premises, and every part thereof, in a decent, safe and sanitary condition, free from any objectionable noises or odors, except as may be typically present for the permitted uses specified above.

Tenant shall implement such procedures as Landlord requires in order to effectuate the prior sentence, including retaining qualified on-Premises security personnel and by making adjustments in the manner Tenant conducts its business. Tenant shall not cause or permit waste to occur in the Premises, or overload any floor, or abuse the plumbing in the Premises. Tenant shall keep the Premises, and every part thereof, in a clean and wholesome condition, free from any objectionable noises, music volumes, lights, odors or nuisances, which may be detected from outside the Premises, except to the extent the foregoing are generated from the normal operations associated with the automobile racing car ride simulators in compliance with the Permitted Use (including, for example, the noise made by the track announcer, but not promotional announcements or "hawking" directed toward patrons of the Project outside of the Premises), shall comply with all requirements of all governmental authorities, and shall conduct its activities in a manner which is environmentally sound. Duties and Prohibited Conduct. The Lessee must make arrangements at its own expense for the prompt removal of all garbage, trash, and other debris which are left in its portion of the leased premises. All such garbage, trash, and other debris must be removed from the premises as soon as reasonably possible at the conclusion of each business day and the Lessee must maintain the leased portion of the Community Market in a condition acceptable to the Market Manager. Do not leave empty boxes, trash or other debris outside your shop during business hours. Tenant shall keep the Premises, and every part thereof, in a clean and wholesome condition, free from any objectionable noises, music volumes, fumes, vapors, odors (except into the exhaust system servicing Tenant's kitchens, to the extent such system is designed to handle such fumes, vapors or odors) or nuisances, and shall comply with all health and police regulations in all respects. Tenant shall not display or sell merchandise, or place carts, devices or any other objects, outside the defined exterior walls or roof and permanent doorways of the Premises or in corridors. Tenant shall not solicit or distribute materials in any manner in the Common Area of the Shopping Center without permission from the Market Manager.
Duties and Prohibited Conduct. Tenant shall keep the Premises clean and orderly, free from all offensive noise, odor, light and/or displays. Tenant shall not conduct or operate its business in any manner that (i) could jeopardize or increase the costs for any fire or other insurance on the Premises or Building, or (ii) may constitute a nuisance to, or interfere with, other property of Landlord or its business, or the property or business of other tenants of the Building. Tenant may not display or sell merchandise, or allow carts, portable signs, devices or any other objects to be stored or to remain outside the defined exterior walls or roof or permanent doorways of the Premises, or in the hallways within the Premises. Any sign placed or erected by Xxxxxx and permitted hereunder, shall be kept by Tenant safe, secure and in conformance with the requirements of the local governing body having jurisdiction over the Project and each of the restrictions and requirements set forth in Exhibit F. No aerial or antenna shall be erected on the roof or exterior walls of the Premises without, in each instance, the prior written consent of Landlord. Any aerial or antenna so installed without such written consent shall be subject to removal by Landlord, Landlord’s agents, and/or Landlord’s employees, without notice at any time. In addition, Xxxxxx agrees that it will not solicit in any manner in any of the automobile parking and common areas of the Project or on sidewalks or walkways adjacent to the Project.
