Ending your Tenancy. To: give us at least four weeks’ notice, ending on a Sunday that you want to end this Tenancy; and allow us with or without prospective tenants to inspect the Property and the Contents and any Energy Efficiency System before the four week notice period ends; and if you leave before four weeks’ notice has been given, to pay the Rent as if you had given four weeks’ notice. To give us possession of the Property at the end of the Tenancy. We prefer you to give notice by using a Notice to Quit Form. You can get one at any of our offices or from our website. If you are a joint tenant, a Notice to Quit signed by one tenant will end the Tenancy even if the other tenant objects. That on the date which this Tenancy ends (or the following day if your Tenancy ends on a Sunday): the lawful occupiers will move out and not leave anyone else and/or any Pets in the Property you will return the keys (and where applicable all the door entry fobs) to the Property to us by 10:00am you will leave the Property the Contents any Energy Efficiency System and our fixtures and fittings, in a clean and good condition you will leave the Contents in the Property you will leave the Energy Efficiency System at the Property you will remove all furniture, personal possessions (including but not limited to fitted carpets and curtains that belong to you) and rubbish from the Property. That for any Period of Unauthorised Occupation, you must pay us an amount equivalent to the Rent due for that Period of Unauthorised Occupation within four weeks of us requesting payment from you. That if you do not return the keys (and where applicable all the door entry fobs) by 10.00am on the day this Tenancy ends (or on the following day if your Tenancy ends on a Sunday) you will pay to us the reasonable costs of changing the locks to the Property and replacement locks and key(s) within four weeks of us requesting payment from you. That on the day this Tenancy ends, if you do not: remove all personal possessions (including Pets) and rubbish leave the Property (including our fixtures and fittings) and the Contents and the Energy Efficiency System in a clean and good condition leave the Contents in the Property leave the Energy Efficiency System at the Property you will pay to us our reasonable costs of storing your goods or carrying out such Works necessary to put right your breach within four weeks of us requesting payment from you. Ending your Tenancy. Tenants’ Responsibilities 7.1 You must give us at least four weekswritten notice if you wish to end your tenancy and leave your home. If you are joint tenants, one joint tenant can end the tenancy for all joint tenants by giving us four week’s written notice. This four week notice period must end on a Sunday. You do not have to use an official form, but a letter must contain: • Your name; • Your address; • Your signature, which must be dated; • The name, address and signature of a witness, who must also date their signature (the witness cannot be a relative); • The date you want the tenancy to end; and • The address you will be moving to. 7.2 You must leave the property clean, cleared, secure and ready for the next tenant. You must leave all electric fires, alarms and personal alarm pendants that are provided by the Council in the property where you vacate. If you fail to do this we may charge you when you leave. The costs that we charge will be reasonable. 7.3 You must not leave any of your belongings behind – we can dispose of them after we have given you written notice, or if after taking reasonable steps to do so, we cannot find you. You may be charged the costs of disposal. 7.4 You must pay for the repair or replacement of any items if the damage had been caused deliberately (or by neglect) by you, your family, or your visitors. 7.5 You must pay your rent up to date before you leave your home. 7.6 You must return all your keys to the Housing Office by noon on the Monday your tenancy ends. We will charge you any costs that we have to pay out as a result of you failing to return your keys. The costs that we charge you will be reasonable. 7.7 You must leave us a forwarding address, and inform us of the names of the utilities companies who supply your home. 7.8 You must not leave anybody else living in your home when you move out, unless we have agreed in writing to assignment or exchange of your tenancy. 7.9 The following circumstances may prevent you from being offered another Council home in the future: • You have been evicted; • You have abandoned your home; • You still owe rent or a housing related debt; • You left the home in poor condition and have not paid for repair or replacement; or • You have caused a nuisance to your neighbours.
Ending your Tenancy. 3.16.1 If you want to surrender your tenancy, you must do the following before you move out. The surrender will not take effect until we have expressly agreed to it. 3.16.2 You must give us at least four weeksnotice in writing that you want to end your tenancy and it must end on a Monday (we can, at our discretion, waive this requirement). We reserve the right to charge you for the cost of cleaning and the disposal of property or rubbish that you leave behind at the end of the tenancy. You will remain responsible for the rent during the notice period. You must allow Council Officers and other authorized people access to your property to carry out a pre-termination visit. You must allow prospective tenants access to view the property. We will give you reasonable notice of such visits.

We will dispose of anything abandoned and left in the property at the date the tenancy ends and charge you for the reasonable costs of clearing, cleaning and tidying the property. If you fail to remove any other belongings or furniture we will sell or dispose of them after giving you 1 month written notice, if that is possible. This will be in accordance with our legal rights and obligations. We reserve the right to recover any reasonable costs we incur in replacing or repairing any missing or damaged items, allowing for fair wear and tear, or alterations that either do not comply with the law or for which we did not give our written permission or any other reasonable costs incurred by us as a result of your breach of any tenancy conditions.
Ending your Tenancy. 8.1 You must give the Council four weeks notice, in writing, if you intend terminating your tenancy. 8.2 You must return all the keys to your property by 12 noon on the date agreed by the Council that your tenancy ends. 8.3 If the Council receive the keys to your property without a written notice to terminate once 4 weeks have elapsed, this will be considered to be an immediate surrender of your property. You will be charged rent during this period. 8.4 Your property and garden must be left in a clean and tidy condition, clear of all your belongings and furniture and clear of all rubbish. The Council will collect certain items of furniture from the outside of your property but this must be arranged prior to you leaving or you will be charged. 8.5 You, or anyone living with you must make good any damage however caused prior to terminating. Any alterations that have been carried out by you or anyone living with you must also be returned to their original state prior to your terminating.

Any alterations that have been carried out by you, or anyone living with you, must also be removed and the property returned to its original state prior to your terminating. You must leave the fixtures and fittings in the same state as they were when your tenancy began except for reasonable wear and tear.
