Façade Enhancements. Façade Enhancements shall consist of the following: Redeveloper’s cost to construct the exterior façade of the New Building in accordance with the approved Exterior Construction Drawings for the greater good of the community in excess of that required by the City of Lincoln Building Code and the Lincoln Downtown Design Standards.

Façade Enhancements. Redeveloper shall, at its own cost and expense, subject to reimbursement with available TIF Bond Proceeds as set forth in this Redevelopment Agreement, construct the Façade Enhancements. No reimbursement request shall be approved until Redevelopers architect or engineer has submitted a letter to the Urban Development Department Director certifying the Façade Enhancements are complete and requesting reimbursement. The letter must set forth the estimated base cost for the minimum façade improvements required to meet applicable City code(s) and/or design standards and the delta for the costs of the enhancements to be reimbursed. The City shall not have any obligation to reimburse Redeveloper for the cost of the Façade Enhancements in excess of available TIF Bond Proceeds as provided for in this Redevelopment Agreement. Redeveloper shall use its own funds to fund any Façade Enhancements costs that exceed the TIF Bond Proceeds that are lawfully available and granted to Redeveloper under this Redevelopment Agreement.

Redeveloper shall grant to the City a Façade Easement Agreement in the form substantially similar to Exhibit D related to the key facade features to be restored by the Redeveloper and the new Façade Improvements as part of the Redeveloper Improvements approved herein in order to prevent significant alteration of the key façade features while also ensuring that the façade is properly maintained.
Façade Enhancements. The RDA and/or City shall make a good faith effort to work with owners of real property adjacent to and in the vicinity of the Property to make aesthetic and artistic improvements to façades fronting the Property, Xxxxx Street, Bridge Street, and Pearl Street.

Redeveloper shall grant to the City a Façade Easement Agreement in the form substantially similar to Exhibit D related to the key facade features to be restored by the Redeveloper and the new Façade Improvements as part of the Redeveloper Improvements approved herein in order to prevent significant alteration of the key façade features while also ensuring that the façade is properly maintained.
Façade Enhancements. The Redeveloper and City acknowledge and agree that constructing the Private Improvements to a standard that exceeds the applicable City Design Standards aids in the amelioration and prevention of blighted and substandard conditions. Therefore the Redeveloper agrees to design, enhance, improve and construct that portion of the Private Improvements buildings’ exterior façades over twenty (20) feet above the street elevation with materials that exceed the applicable City of Lincoln Downtown Design Standards. The Façade Enhancements features on the Private Improvements are generally illustrated on Exhibit H (collectively “Façade Enhancements”). The Site Preparation, Sanitary Sewer Main, Muny Building Utilities, Muny Building Improvements, Streetscape Improvements, Utilities and Façade Enhancements are collectively referred to as the “Redeveloper Public Improvements.”

Façade Enhancements. Notwithstanding any contrary provisions herein, the Facade Enhancements will include design costs, improvements and construction that the City determines to be unique and not-competitive or otherwise involving professional services to the extent the same are required to coordinate, match and integrate the Facade Enhancements into the Private Improvements. Redeveloper shall timely submit architect, engineer or other professional designer estimates or contractor’s competitive bids for said Facade Enhancements in advance of requesting payment for the same to enable the City to obtain an independent review of the same by a qualified professional or contractor. The City shall approve or reject said cost estimates based on the review within ten (10) days of receipt of the same. Where reasonable and appropriate, Redeveloper shall utilize unit price or itemized contracts specifically showing the eligible items or quantities prior to letting or entering into the same. Overhead, overtime, incentive, office, mobilization, administration or similar generalized charges shall be allowed only as authorized by the City in advance of incurring the same. Redeveloper agrees to assist and make any and all pertinent documents available for inspection and copying by the City or its auditors in support of the same.
Façade Enhancements. Façade Enhancements shall consist of those exterior materials and features that exceed the minimum requirements of the applicable City of Lincoln Design Standards as well as any additions to the footings, foundations, or support structure necessary to support the additional weight of the Façade Enhancements.. That amount of reimbursement to be granted to Redeveloper for these Façade Enhancements shall be equal to the difference between the estimated cost to acquire and install the minimum acceptable exterior under the applicable design standards and the support elements necessary to adequately support said structure, as certified by the Architect, and the actual cost to acquire and install the enhanced materials shown on the Exterior Construction Drawings.
Façade Enhancements a. Façade/Day lighting; and b. Brick Façade. Payment of TIF funds to reimburse the Redeveloper for the cost of Energy Enhancements shall occur only after Redeveloper provides a timely certification from the project’s architect or engineer to the City that Energy Enhancements have been included in the design, construction, and operation of the project. Such certification shall include, at a minimum, a description of the Energy Enhancements included and the percentage of estimated energy savings to be realized from the energy enhancements compared to a similar building constructed according to the minimum standards found in the existing applicable building code. The City shall not have any obligations to fund the Public Enhancements or make grants to the Redeveloper in excess of the available TIF Proceeds as provided within this Agreement. Any reimbursement shortfall resulting from costs incurred for construction of any Public Enhancements that exceed the TIF Proceeds that are lawfully available and granted to the Redeveloper hereunder shall be borne entirely by the Redeveloper without recourse of any kind against the City.
