Operations and Maintenance Manual. KPFF will receive contractor’s submittals for an Operations and Maintenance Manual for care of facilities and conduct a review of materials for compliance with design.
Operations and Maintenance Manual. Prepare a narrative O&M manual following BES guidelines and meeting DEQ requirements. The following are anticipated sections of the O&M manual:
Operations and Maintenance Manual. The Operators and each Operator shall, through the Facility Manager, prepare or have prepared an operations and maintenance manual (the “Operations Manual”) that addresses the operation, maintenance and repair of the Consolidated Rental Car Facility and Rental Car Facility Site other than the Fuel Facilities (which shall be the responsibility of the Fuel Facility Manager). Subject to the Port’s reasonable concurrence, either the Facility Manager or the Fuel Facility Manager shall be responsible for the QTA Equipment and the Operator Vehicle Maintenance Equipment. The Operations Manual shall:
(i) be consistent with the standards and operating requirements attached hereto as Exhibit H, (ii) be provided to the Port at least thirty (30) days before the Deadline for Substantial Completion or not more than thirty (30) days after any update, (iii) be prepared in coordination with Port staff, (iv) with respect to any equipment located in, on or about the Consolidated Rental Car Facility or Consolidated Rental Car Facility Site, be consistent with warranty requirements, manufacturer’s recommendations and Best Management Practices approved by the Port, (v) be consistent with all Legal Requirements, (vi) be consistent with the Pollution Prevention Plan and Spill Pollution Control and Countermeasure Plan, (vii) be updated to address future changes in Consolidated Rental Car Facility and/or Consolidated Rental Car Facility Site activities or facilities, and (viii) in the event of any apparent overlap between the requirements of the Facility Manager and Fuel Facility Manager under this Lease Agreement, identify (subject to the requirements of Section 19.1.2.2) the party primarily responsible for satisfying any such requirement and shall (again, subject to the requirements of Section 19.1.2.2) specifically provide the party primarily responsible for each element of the Pollution Prevention Plan and the Spill Pollution Control and Countermeasure Plan. If the Facility Manager is responsible for the QTA Equipment and Operator Vehicle Maintenance Equipment, the Operations Manual shall further be consistent with Environmental Law, and without limiting the generality of the foregoing, Washington State Department of Ecology’s Underground Storage Tank Regulations (WAC 176-360), and Puget Sound Clean Air Agency Regulations and Order of Approval. Operations and Maintenance Manual. The Operators and each Operator shall, through the Fuel Facility Manager, prepare an operations and maintenance manual (the “Fuel Facilities Operations Manual”) that addresses the operation, maintenance, routine and required inspections, and repair of the Fuel Facilities and, if appropriate, the QTA Equipment and the Operator Vehicle Maintenance Equipment in order to prevent, control and perform immediate removal, remediation and restoration action in the event of a release of a Hazardous Substance or other deleterious material in connection with the operation of the Fuel Facilities and, if appropriate, the QTA Equipment and the Operator Vehicle Maintenance Equipment. Operations and Maintenance Manual. Contractor will document, in writing, all equipment installed and will draft an Operations and Maintenance Manual for use by the City. City staff will be provided at least two (2) rounds of reviewing a draft Operations and Maintenance Manual for feedback to Contractor. The Operations and Maintenance Manual must provide details of equipment used, products needed for maintenance, and procedures to continually maintain the water features. Contractor must also provide relevant personnel contact information for any installation, maintenance, or repair issues. Design, build and install a modern and updated water feature operating system for a single system in the Town Center Park water feature vault similar to Task 1. The specifications for Task 2 will be documented in a Task Order utilizing the Task Order Form attached hereto as Exhibit B. General work associated with Task 2 may include but is not limited to: • Demolition and removal of all current components • Design new modern system components • Procurement of needed components following review by city team • Coordination of all needed subcontractors • Confined space entries and alternate entries into confined spaces for all contractors involved in the project • Dry fit installation of all components • Installation of all components following city sign off on dry fit • Test run and confirmation of all components in the system • Additional or updated Operations and Maintenance Manual • Trouble shoot and diagnose technical issues over the phone or in person • Respond onsite within 24 hours during peak season (May‐September) • Respond onsite within 72 hours during non‐peak season (October‐ April) • Procure needed components and install • Make suggestions for areas of improvement as applicable. For work conducted under this task, the parties will enter into task orders utilizing the form attached hereto as Exhibit B. DATE: City Reference #: This Task Order is executed pursuant to a Goods and Services Contract for Water Features Replacement and Maintenance (“Contract”), by and between Xxxxxxxx Pacific, Inc. (Contractor) and the City of Wilsonville (City), dated October , 2024. All Terms and Conditions of the Contract shall remain in full force and effect during performance of this Task Order, except as otherwise specifically identified below:
Operations and Maintenance Manual. (i) The Operator shall within one (1) year of the Effective Date prepare a revised and updated Operations and Maintenance Manual as appropriate to reflect changes to operating and maintenance procedures for the remainder of the Term. Two copies of the updated Operations and Maintenance Manual shall be provided to the City to the reasonable satisfaction of the City.
(ii) The Operator shall update and maintain current the Operations and Maintenance Manual during the Term, and in any event, shall update and maintain the Operations and Maintenance Manual as required by Law, and as required by the City, acting reasonably.
(iii) If the Operator fails to comply with its obligations pursuant to this Article, the City, acting reasonably, may withhold five thousand dollars ($5,000.00) from the Commercial Operations Fee payable until such time as the Operator can demonstrate to the satisfaction of the City that the Operator has complied with its obligations as set forth above.

Operations and Maintenance Manual. CONSULTANT shall prepare an Operations and Maintenance Manual in accordance with Chapter 18, Volume II, of CWP Guidelines.
Operations and Maintenance Manual. Consultant shall develop an O&M manual describing the operation of the Project facilities and systems in accordance with District and DEQ standards. This manual will explain the various primary modes of operation that may be used, including both normal operation and initial emergency operation procedures. The manual will explain the purpose and basic concept of the various processes that are incorporated into the overall plant. Where appropriate, reference will be made to the manufacturer’s detailed O&M submittals. It will include instructions for process operations and test or laboratory procedures that may be required to monitor the performance of the facilities. The manual will be suitable for use as an operational tool and to facilitate operator training. The manual will be produced in a computerized format using a District-provided template. A draft O&M manual shall be submitted for District review prior to 50% completion of construction. Consultant shall incorporate District review comments into the final document.
