a. All third party agreements, entered by the Licensee with respect to the said property business space, shall stand terminated with immediate effect ;
b. In case of termination of agreement on account of Licensee’s Events of Default, the interest free Security Deposit and/or Performance Security shall be forfeited in favour of Maha-Metro. Any outstanding dues payable to Maha-Metro shall be adjusted/ recovered from the advance license fee and forfeited interest free Security Deposit. Balance outstanding dues, if remaining after adjustment of outstanding dues from the advance license fee and interest free Security Deposit, shall be recovered from the licensee.
c. All utilities shall be disconnected with immediate effect, unless otherwise specified elsewhere, and
15.6.2. A notice of vacation shall be issued to the Licensee to vacate the premises within 30 days.
i. On termination of the license agreement, the Licensee shall handover the vacant possession of premises to the Maha-Metro’s authorized representative within 30 days from the date of termination of License Agreement, after removal of plants, equipments, furniture, fixtures, etc. installed by the Licensee at its own cost, without causing damage to Maha-Metro structures. The Licensee shall be allowed to remove their temporary structures, assets like furniture, almirahs, airconditioners, DG sets, equipments, etc without causing damage to the structure. However, the Licensee shall not be allowed to remove any facility, equipment, fixture, etc. which has become an integral part of the development plan of the space. The Licensee agrees voluntarily and un-equivocally not to seek any claim, damages, compensation or any other consideration whatsoever on this account. If the premise is not handed over in good condition as required under this clause, Maha-Metro reserves the right to deduct/ recover damage charges. No grace period shall be provided to licensee, if licensee terminates the contract within the lockin period.

If the Licensee fails to vacate the premises within the grace period of thirty (30) days, penalty of twice the prevalent monthly License Fee shall be chargeable for occupation for this thirty (30) days period. Other Terms & Conditions. Lessee will pay the costs, as determined by the Lessor, of repairing any damage, which may be done to the premises or any fixtures, furniture or furnishings thereof by an act of Lessee or anyone visiting the Premises. If the premises are not cleaned properly as determined by Lessor, the Lessee’s deposit shall be applied to the total cost of cleaning the building as well as for the cost to repair any other damages as provided for in this Agreement. The Lessee’s liability shall not be limited to the amount of cash deposit. Any necessary expenses exceeding the deposit shall be borne by the Lessee and shall be due and payable within 30 days of the receipt of any invoice from the Lessor.

Other Terms & Conditions. (a) This Appendix establishes a process for direct access to a family physician at QFHT. Employees must make an appointment at a time and location determined to be suitable by QFHT (i.e., this is not a walk-in clinic service).
(b) Employees and their family members who make and attend appointments at QFHT should have their health insurance information readily available. Employees and their family members are responsible for ensuring family medical services are paid for, whether under the Ontario Health Insurance Plan or otherwise.
(c) The parties to the Agreement agree that this is a Pilot Project and that it may be cancelled by the Employer. If the Pilot Project is cancelled, no Employee enrolled in the Pilot Project shall lose access to the QFHT.

e) ETL shall not have any liability to Bidders for any interruption or delay in access to the site irrespective of the cause.
f) ETL is not responsible for any damages, including damages that result from, but are not limited to negligence. ETL will not be held responsible for consequential damages, including but not limited to systems problems, inability to use the system, loss of electronic information etc. N.B.
g) All the Bidders are required to submit the Process Compliance Statement (Annexure-II) duly signed to M/se-Procurement Technologies Ltd, Ahmedabad.

b. Smoke detector/carbon monoxide detector/fire extinguisher release. I, the undersigned acknowledge that upon move in Tenants will personally check the Smoke detector/carbon monoxide detector/fire extinguisher in the unit that we are renting and find them to be in good working order. The Law requires Owner to provide working Smoke detector/carbon monoxide detector/fire extinguisher in the unit. I/we agree that the smoke detectors and carbon monoxide detectors are installed in the ceilings or walls in order to alert me as to the presence of smoke or carbon monoxide in order to help save my life in case of a fire or a carbon monoxide leak. I also agree that by removing the Smoke detector/carbon monoxide detector/fire extinguisher or disabling them in any manner is putting my life at great risk in case of fire, or carbon monoxide leak and by doing so I am absolving the Owner or Owner's Agent from any responsibility for losses due to my noncompliance with the Law or malfunction of the alarms. I also know I am in direct violation of this Lease agreement.
c. It is understood that the Owner shall be responsible for servicing or maintaining the Smoke detector/carbon monoxide Detector/fire extinguisher in the said unit. Tenant must provide the Owner with timely notification of Smoke detector/carbon monoxide detector/fire extinguisher malfunctions in order for the device to be repaired or replaced as soon as possible.
d. Renters Insurance. I understand that I must obtain "Renter's Insurance" to cover any losses to personal contents of this said unit. The Owner's insurance does not cover my personal belongings.
