PHASE II - DESIGN PHASE. The ARCHITECT’S/ENGINEER’S Basic Services in the Design Phase of a Project shall be as provided below in Subsections 4.5.1 through 4.5.12.

PHASE II - DESIGN PHASE. The FIRM’s Basic Services in the Design Phase of a Project shall be as provided below in Subsections 4.5.1 through 4.5.12. The FIRM shall review the Need/Program Statement and other information furnished by the OWNER for a Project to ascertain the requirements of the Project and shall meet with the OWNER to resolve any questions the FIRM may have concerning the OWNER's requirements for the Project. The FIRM shall review with the OWNER alternative approaches to design and construction of the Project. The FIRM shall not proceed with the Design Phase until the Need/Program Statement for the Project is approved in writing by the OWNER. Prior to the preparation of Design Documents, the FIRM shall provide to the OWNER a preliminary written estimate of Construction Cost of the Project using industry standard CSI format cost data and categories. The FIRM and OWNER shall thereafter jointly determine and agree upon a total project cost for the Project. Based upon the Need/Program Statement approved by the OWNER, the FIRM shall prepare, for approval by the OWNER, Design Documents consisting of drawings and other documents that fix and describe the size and character of the entire Project as to structural, mechanical, and electrical systems, materials and such other essentials as may be appropriate. If available, and upon the request of the FIRM, the OWNER will furnish to the FIRM, for use in preparing Design Documents, copies of the original record drawings and related documents for any existing building or structure involved in the Project and any alterations made thereto. Such drawings are not represented by the OWNER as being complete or up-to-date, and the FIRM in the proper exercise of professional judgment may be required to supplement or verify the information in such plans by measurement or observation at the site. The FIRM shall examine existing conditions at the Project site and shall advise the OWNER of any inaccuracies or other deficiencies noted in any original record drawings and related documents provided to the FIRM and recommend changes to the same. If changes to the original project record drawings are necessary, the OWNER shall either: (a) have the FIRM update the drawings as an Additional Service, or (b) provide the revised drawings to the FIRM in accordance with Section 6.3.   • Design Phase All Basic Services set forth in the Agreement with the exception of Interdisciplinary Document Coordination Review, conducting a Card Trick session, Value-Engineering services, Estimating services. Bidding Phase • All Basic Services set forth in the Agreement. Construction Phase • All Basic Services set forth in the Agreement. Post-Construction • All Basic Services set forth in the Agreement.

  • Final Design Phase A. After acceptance by Owner of the Preliminary Design Phase documents, revised opinion of probable Construction Cost as determined in the Preliminary Design Phase, and/or any other Right of Way plan documents, subject to any Owner-directed modifications or changes in the scope, extent, character, or design requirements of or for the Project, and upon written authorization from Owner, Engineer shall:

  • Schematic Design Phase INDICATE IN STATEMENT OF WORK “NOT APPLICABLE” IF SECTION IS NOT APPLICABLE

  • Schematic Design Phase Services § 3.2.1 The Architect shall review the program and other information furnished by the Owner, and shall review laws, codes, and regulations applicable to the Architect’s services.

  • Design Development Phase INDICATE IN STATEMENT OF WORK “NOT APPLICABLE” IF SECTION IS NOT APPLICABLE

  • Preliminary Design Phase During the Preliminary Design Phase, the CONSULTANT shall, if requested by the CITY and accepted by the CONSULTANT as part of a Services Authorization:

  • Design Phase Services § 3.2.1 The Architect shall review the program and other information furnished by the Owner, and shall review laws, codes, and regulations applicable to the Architect’s services.

  • Design Professional to Design Work The Design Professional Contract requires the Design Professional to design and to prepare the Contract Documents, a copy of which shall be furnished to the Contractor upon request. The Design Professional Contract requires the Design Professional to designate a readily accessible representative (either on Site or by computer, phone or fax or otherwise) who shall have authority promptly to render decisions and to furnish information required of the Design Professional.

  • Construction Phase Part 1 –

  • Construction Phase Fee Contractor’s Construction Phase Fee is the maximum amount payable to Contractor for any cost or profit expectation incurred in the performance of the Work that is not specifically identified as being eligible for reimbursement by Owner elsewhere in this Agreement. References in the UGSC to Contractor’s “overhead” and “profit” mean Contractor’s Construction Phase Fee. The Construction Phase Fee includes, but is not limited to, the following items:
