Schematic Design Drawings. Schematic Design Drawings means, at a minimum, a site development plan, building plans, elevations, sections, and perspective sketches sufficient to convey comprehensive design intent.

Schematic Design Drawings. Based on Owners’ prior approval of the preliminary design set forth in the Proposal, the Contractor will initially prepare and submit to the Owners 50% Schematic Design drawings as set forth in Attachment “A” (the “Schematic Design”). The Schematic Design will include blocking/stacking exercises, preparation of schematic drawings and construction specifications in sufficient detail to clearly define all items which may affect the Project Budget. During the Schematic Design phase, the design will be refined and input will be solicited from the staff of the School Board and City. In preparing Schematic Design documents, the Contractor will, among other usual and customary tasks, lead the Project team in developing building concepts and design parameters; conduct required research of codes applicable to the Project; obtain existing drawings, documentation and files of existing site and buildings; provide topographic and boundary surveys; develop preliminary plans, elevations, and sections for review; review the construction schedule; and provide a preliminary estimate of the construction costs to be included in the Project Budget. The Schematic Design documents shall identify major building systems and construction materials. The Contractor will consider the use of alternative materials, building systems and equipment in developing a design for the Project that is consistent with the Program, the preliminary Project Schedule and the then- current estimates of the Project Budget. At the end of the Schematic Design phase, the Contractor will present to the Owners the 95% Schematic Design drawings described on Attachment “A” for review and approval, as well as revised construction cost estimates to be included in an updated version of the Project Budget. The Contractor will meet with City personnel and School Board personnel before the Schematic Design submission to determine any necessary zoning approvals and other land-use permits from the City. The Parties will use the Schematic Design phase to test and validate or adjust the Program.
Schematic Design Drawings. If Development involving Works is commenced on the Site or the Brisbane Casino-Hotel Complex, the Company shall, as soon as is reasonably practicable, upon the completion of those Works submit to the Chief Executive (Gaming Regulation) amended Schematic Design Drawings that incorporate the Works.
Schematic Design Drawings. The Developer shall cause the Schematic Design Drawings to Logically Evolve from the approved Concept Drawings. For purposes of this Agreement, the term “Logically Evolve” means a change that is an adaptation, refinement or amplification of previously-approved drawings. The Developer shall cause the Schematic Design Drawings to include bedroom sizes, floor plans, elevations, features in common or public areas, landscape features, locations for signs, parking facilities with all spaces indicated, and major building materials under consideration, potential exterior materials, the colors and textures to be used, and any off-site public improvements to be implemented by Developer. The Developer shall cause the Schematic Design Drawings to show key interior and exterior dimensions and a detailed tabulation of the floor area by use.
Schematic Design Drawings. Scale as required to clearly describe the design
a. Vicinity Plan - Area map showing major streets, access, major surrounding developments, transportation systems planned and existing, and the Facility/Site.
b. Site Plan - Program as a roof plan, facility ground floor elevation, rough grading, all surrounding streets, roads, accesses, parking, walks, other constructed elements, and major landscape features. It is important that this plan clearly indicate truck loading locations, food service access, and the particular needs of special events staging and access related issues.
c. Overall Floor Plans - showing floor layouts, square footages of the Program with spaces labeled as to use. Major and important dimensions shall be shown. Indicate:
d. Typical partial layouts at larger scale where needed for drawing clarity:
e. Facility Elevations - (minimum scale 1"=16'), major elevations, indicating finish, with overall and floor-to-floor dimensions, rough grade elevations and descriptive notes.
f. Facility Sections - (minimum scale 1"=16'), a minimum of one longitudinal and one transverse section, showing the most informative sections to explain the vertical organization of the facility. Floor elevations shall be shown.
g. Wall Sections - Typical construction detail wall sections to explain the major construction systems and finishes proposed.
h. Structural Drawings - (minimum scale 1"=16'), typical floor plan
i. MEP drawings - (minimum scale 1"=16'), showing locations of major equipment (boilers, chillers, AHU's) to verify rough sizes of mechanical rooms and plenum spaces, penthouse sizes, transformer and switch gear rooms.
j. Construction Phasing Plan- showing all major development for present and future growth, as required.
Schematic Design Drawings. In accordance with the Plan Schedule, Developer, at its cost and expense, shall submit the Schematic Design Drawings to City for its review and approval. Within ten days after City receives the Schematic Design Drawings, City shall deliver to Developer written notice that it approves or rejects the Schematic Design Drawings; provided that, if City rejects all or any part of the Schematic Design Drawings, then such notice shall: (i) specify the part or parts that City is rejecting; and (ii) include the specific basis for such rejection. Upon approval of the Schematic Design Drawings, the Schematic Design Drawings shall be the final schematic design drawings with respect to construction of the Project, subject to modifications by Change Orders.
Schematic Design Drawings. 1. Produce two (2) defined options of preliminary drawings depicting:
i. Defined site layout with dimensions of parking stalls, driveways, and building envelope, including trash enclosure, emergency generator, fencing, etc.
ii. Building layout (including future programs), with room names, walls, doors, and major equipment identified.
iii. 2D Exterior Building Elevation line drawings.
Schematic Design Drawings. In accordance with the Plan Schedule, Developer, at its cost and expense, shall submit to Town for its review the Schematic Design Drawings for the Project and the Garage and Public Infrastructure Budget. Within ten (10) days after the Town receives the Schematic Design Drawings, Town shall deliver to Developer written notice that it approves or rejects the Schematic Design Drawings and the Garage and Public Infrastructure Budget; provided that, if Town rejects all or any part of the Schematic Design Drawings or the Garage and Public Infrastructure Budget, then such notice shall: (i) specify the part or parts that Town is rejecting; and (ii) include the specific basis for such rejection. Upon approval of all the Schematic Design Drawings, the Schematic Design Drawings shall be deemed to be final.
