Eligibility for University Housing. Eligibility to purchase a license from Housing Services, unless otherwise defined by the University, is limited to enrolled students of Washington State University. All apartment agreements are terminable by Housing Services when the occupant ceases to be in that status; the former student must follow all cancellation and termination procedures noted in this agreement. Housing Services reserves the right to deny future housing assignments to occupants with a history of more than one delinquency letter, more than one notice to vacate, or cleaning and damage charges in excess of $200. Housing Services reserves the right to deny future housing assignments to occupants with a history of violating University policies, the terms and conditions of this apartment agreement, and/or violating the WSU Community Standards of Conduct for Students and other relevant provisions in the Washington Administrative Code. Apartment keys are the property of Housing Services and may not be duplicated or given to someone who is not an occupant of the apartment. All keys must be returned to the Housing Office by the date stated on the Notice of Termination, on the date that the apartment agreement is terminated, or on the date at the end of the agreement period. Keys may not be passed to a replacement roommate. Failure to return the keys will result in the following nonrefundable key charges: $75 for door, $30 for mail, and $20 for laundry room. Occupants may not put their own locks on any door in an apartment. If locks are found, they will be removed, and the occupant charged for the cost of such removal. The federal government has enacted legislation regarding the abatement and disclosure of lead-based paint in certain non-exempt housing. Pursuant to federal law (24 C.F.R. Part 35 and 40 C.F.R. Part 7450), beginning September 1996, Washington State University must disclose any known lead-based paint hazards upon the license of non-exempt residential property built prior to 1978. Housing Services is in compliance and aware of its responsibilities under 42 U.S.C. 4852(d). Housing built before 1978 may contain lead-based paint. Lead from paint, paint chips, and dust can pose health hazards if not managed properly. Lead exposure is especially harmful to young children and pregnant women. Before renting pre-1978 housing, owners must disclose the presence of known lead-based paint and/or lead-based paint hazards in the dwelling. Eligibility for University Housing. Any qualified graduate student of Washington State University or any full-time undergraduate student of Washington State University with legal dependents and/or a spouse, or domestic partner as noted below, is eligible for residence in Family/Graduate Housing. Undergraduate students must be enrolled for ten or more hours. Graduate students not on appointment as a teaching, research, or staff assistant must comply with the Graduate School minimum enrollment policy as outlined in the Graduate Bulletin. First priority for Family/Graduate Housing is given to all qualified student applicants. Second priority will be given on a space available basis to newly appointed faculty and staff. Military personnel on duty at Washington State University will be considered eligible either as faculty or staff. Faculty and staff renewals will be considered only if student demand is met. Eligibility for University Housing. 4.1 Assignment priority for housing is given to full-time, matriculated, degree-seeking students. Undergraduate students must be enrolled for a minimum of twelve (12) credit hours per term and graduate students a minimum of nine (9) credit hours per term. 4.2 Students currently residing in University Housing who are approved by the University to drop to part-time status may be allowed to remain in University Housing. Approval to remain in housing must come from the Director for Administration and Occupancy Management or their designee. 4.3 Non-degree and/or part-time students working toward a degree may be assigned based on available space. 4.4 Housing is available for all eligible applicants regardless of age, color, disability, gender identity, genetic information, national origin, race, religion, sex, sexual orientation, or veteran status. 4.5 At its sole discretion, NC State may deny housing to applicants who have been charged with or convicted of a felony or are a significant risk to the safety or health of the residential community. 4.6 To be eligible for housing, employees must be identified in the University Human Resources payroll system as .5 FTE or greater, active Research Scholars, or Postdoctoral. Eligibility for University Housing. A person must be admitted as a full-time, degree-seeking undergraduate or graduate student to be eligible for University Housing. Students must be enrolled as full-time students (minimum enrollment of 12 credits for undergraduate students; minimum enrollment of 9 credits for graduate students) to be eligible to remain in University Housing. Students may be permitted to conditionally move in to housing if they are not enrolled full time, but must become enrolled as full-time students, or must receive a waiver from the University Director of Housing Operations to remain in housing if not enrolled as a full-time student. Students who enter housing prior to being registered full time who are later unable to become registered as a full-time student, students whose registrations are voided due to failure or inability to resolve account issues, or those who may be administratively withdrawn after entering housing as a result of immunization compliance or other issues will be held responsible for housing fees according to the cancellation policy (see 8. Housing Cancellation and Agreement Release). Applicants applying for, or assigned to, housing on one university campus, who seek to apply for housing on a different university campus, must complete a separate application, and will be considered for placement on that campus on a space-available basis. In the discretion of the University Director of Housing Operations, or that person’s designee, a resident may be required to depart from University Housing if enrolled credit hours drop below full-time status. The University Director of Housing Operations, or that person’s designee, has the discretion to make exceptions regarding eligibility for housing depending on documented academic circumstances, or circumstances related to the individual’s health and safety. The University reserves in its sole and exclusive discretion the right to exclude from University Housing any person whom in the University’s judgment has violated applicable University policies, including, but not limited to, the University Code of Conduct and security policies, or who is determined to be a potential danger to themselves or to the Pace University community.
