General Project Services. The Construction Manager agrees to:
3.3.1 Provide all services required to professionally complete the Work in an expeditious and economical manner consistent with this Contract for Construction and the best interests of the Owner.
3.3.2 Endeavor to develop, implement and maintain, in consultation with the Owner, Professional, and the Subcontractors, a spirit of cooperation, collegiality, and open communication among the parties so that the goals and objectives of each are clearly understood, potential problems are resolved promptly, and, upon completion, the Project is deemed a success by all parties.
3.3.3 Perform its services in accordance with schedule requirements.
3.3.4 Work with Owner and Professional to pursue Owner’s goal of obtaining Leadership in Energy and Environmental Design (LEED) certification for the Project, at the level set forth on Exhibit E.
3.3.5 Participate in, and cooperate with, design phase, construction phase, and post-occupancy commissioning, validation, and other quality assurance and quality control processes.
3.3.6 Complete the Work by the required date of Substantial Completion. The Construction Manager shall submit an initial Construction Schedule by the date set forth on Exhibit E; a final Construction Schedule with each Guaranteed Maximum Price proposal; and revised Construction Schedules in accordance with the General Terms and Conditions. The Construction Schedule shall complement, and shall not conflict with, the design schedule.
3.3.7 Comply with Owner’s policies and project management guides applicable to this Agreement as referenced herein. A link to the policies is provided on Exhibit A.
General Project Services. During all phases of the Project, Construction Manager shall perform the following services under the Contract for Construction, which shall collectively be referred to as the “General Project Services”:
3.3.1 Provide all services required to complete its services and the Work in good and workmanlike, expeditious and economical manner, consistent with the Contract for Construction and the best interests of Owner.
3.3.2 Endeavor to develop, implement and maintain, in consultation with Owner, Professional, and the subcontractors, a spirit of cooperation, collegiality, and open communication among the Project team so that the goals and objectives of each are clearly understood, potential problems are resolved promptly, and, upon completion, the Project is deemed a success by all Project team members.
3.3.3 Perform its services in accordance with Project schedule requirements.
3.3.4 Work with Owner and Professional to pursue Owner’s goal of obtaining Leadership in Energy and Environmental Design (LEED) certification for the Project, at the GOLD level. Construction Manager shall also work with Owner and Professional to meet the UCF Green Building Construction and Renovation Requirements.
3.3.5 Participate in, and cooperate with, design phase, construction phase, and post- occupancy commissioning, validation, and other quality assurance and quality control processes.
3.3.6 Comply with Owner’s policies and project management guides applicable to this Agreement as referenced herein.
General Project Services. The Construction Manager agrees to:

3.3.1 Provide all services required to professionally complete the Work in an expeditious and economical manner consistent with this Contract and the best interests of the Owner, and in compliance with all applicable law.
3.3.2 Endeavor to develop, implement and maintain, in consultation with the Owner, the Consultant(s), and the Trade Contractors, a spirit of cooperation, collegiality, and open communication among the parties so that the goals and objectives of each are clearly understood, potential problems are resolved promptly, and, upon completion, the Project is deemed a success by all parties.
General Project Services. Contractor will:
4.1.1 Provide quotes for all projects that are solicited by Owner. If Contractor does not intend to submit a quote on a certain project, justification must be provided to Owner. Owner shall take non-responsiveness into consideration when awarding future work and determining whether contract options are to be exercised.
4.1.2 Provide all services required to complete its services and the Work in good and workmanlike, expeditious manner, consistent with the Contract for Construction and the best interests of Owner;
4.1.3 Endeavor to develop, implement and maintain, in consultation with Owner, Professional, and the subcontractors, a spirit of cooperation, collegiality, and open communication among the Project team so that the goals and objectives of each are clearly understood, potential problems are resolved promptly, and, upon completion, the Project is deemed a success by all Project team members;
4.1.4 Work with Owner and Professional to pursue Owner’s goal of obtaining Leadership in Energy and Environmental Design (LEED) certification for the Project, at the GOLD level; and work with Owner and Professional to meet the UCF Green Building Construction and Renovation Requirements.
4.1.5 Participate in, and cooperate with post-occupancy commissioning, validation, and other quality assurance and quality control processes;
4.1.6 Comply with Owner’s policies and project management guides applicable to this Agreement as referenced herein;
4.1.7 Submit for Owner review within thirty (30) days following the Effective Date: (a) Project reporting procedures; and (b) a quality control, management and testing program to ensure quality construction;
4.1.8 As promptly as possible after the Effective Date, develop and deliver to Owner a comprehensive jobsite management and logistics plan for Owner’s review; and

3.3.5 Work with Owner and Professional to pursue Owner’s goal of obtaining Leadership in Energy and Environmental Design (LEED) certification for the Project, at the level set forth on Exhibit E.

The Professional agrees to provide the necessary Professional Services required to accomplish the required scope of services, which may include the services outlined in Articles 1 through 8 of Chapter Two of this Term Contract for Professional Services, Required Supplemental Services outlined in Appendix A, and Additional Services outlined in Appendix B. Each Work Authorization issued under this Term Contract for Professional Services shall provide a brief description of the Project and the specific services to be provided for the Project.
