Master Construction Schedule. The CM shall work with DISTRICT, Architect and Contractor to develop and submit to the DISTRICT for review and acceptance a Master Construction Schedule which shall reflect all of the work necessary to complete PROJECT construction. This effort will occur through a pull planning exercise facilitated by the Contractor with the subcontractors and including DISTRICT, Architect and CM. The Master Construction Schedule shall be prepared by the Contractor with the most recent edition of commercially available software designed specifically for the scheduling of construction projects and which utilizes the critical path method of scheduling. The CM will be responsible to review the Master Construction Schedule for completion, appropriate logic ties, submittal and procurement considerations and change review through digger or comparable software upon the initial and each subsequent monthly submittal. The CM’s use of scheduling software other than Microsoft Project Professional 2010, Microsoft Project Professional 2013, Primavera SureTrak or Primavera Project Planner P6 will require written approval of the DISTRICT which may be granted, withheld or conditioned in the sole discretion of the DISTRICT. CM will review the Master Construction Schedule to confirm that it indicates (a) the start/finish dates for the principal activities necessary to complete PROJECT construction, (b) a sequence, in a logical, reasonable and orderly manner so that PROJECT construction is completed within the Construction Budget and within the time established by the DISTRICT. If the DISTRICT’s requirements for the PROJECT include phasing elements of PROJECT construction, or coordination relative to infrastructure shut downs such as those that will be required in the case of Central Plan work, the DISTRICT’s phasing/coordination requirements shall be set forth in the Master Construction Schedule. The CM acknowledges that the CM’s review of the Master Construction Schedule prepared by the Contractor will be relied upon during the initial and subsequent monthly schedule submittals to arrive at acceptance.

Master Construction Schedule. During the Preparation for Entering the Construction Phase, CM will, in consultation with the DISTRICT, the Architect and the Contractor participate in the development of an overall comprehensive Master Construction Schedule for construction of the PROJECT showing the activities of the Contractor necessary for completion of PROJECT construction. CM shall monitor the Master Construction Schedule on a monthly basis so that the DISTRICT is kept fully informed at all times of the status and progress of overall PROJECT construction and status of the Contractor’s construction progress. Where the actual rate of PROJECT construction progress is behind that indicated by the Master Construction Schedule, CM shall advise and make written recommendation to the DISTRICT for remedial action and facilitate the improvement by Contractor.

Master Construction Schedule. The Master Construction Schedule has been established by Builder and is attached at Appendix B of the Contract. This Master Construction Schedule is primarily a GANT xxxrt of the Vessel construction including about 300 tasks in the Master Construction Schedule and shows "critical path" tasks. Builder and Owner acknowledge that the Master Construction Schedule is based on information available as of the execution date of this Contract. As drawings are produced information available as of the execution date of this Contract. The Master Construction Schedule will evolve into a more comprehensive CPM schedule. The CPM schedule will be updated periodically during the course of the Work and the "critical path" tasks will change as the Work progresses, subject to Article 7 and 9. Attached to the Master Construction Schedule is a spreadsheet that allocates the Contract Price for each of the tasks in the Master Construction Schedule over 10,000 points. Each task is broken down between labor and material (material includes equipment and subcontractors). The point value of one point equals the Contract Price divided by 10,000. At the end of each month Builder and Owner will agree on the progress achieved for each task component and derive the cumulative number of points earned by Builder.

The Schedule shall be brought up to date as and when there is: (a) a change in the construction methodology; (b) a permissible delay as per Article X (Force Majeure and Permissible Delays); and (c) an extension of time as per Article XIII (Variations). 4.2 In the event the actual progress of the Works is lagging behind the Schedule, Builder shall within fifteen (15) days of a request from Buyer issue a recovery plan to overcome such lagging so that the Delivery Date shall not be affected. Master Construction Schedule. Construction Manager shall prepare and provide for the District's review and acceptance, a "Master Construction Schedule," using the critical path method (CPM). The Construction Manager shall submit the Master Construction Schedule, using industry standard project portfolio management software; to the District for acceptance and update the Master Construction Schedule as appropriate on at least a monthly basis. The Construction Manager shall not be responsible for delays in the completion of the Project when such delay is beyond Construction Manager's control. Consistent with the Master Schedule distributed to Trade Contractors, and utilizing construction schedules provided by each of the separate Trade Contractors, the Construction Manager shall create the Master Construction Schedule incorporating the activities of the Trade Contractors on the Project, including activity sequence and duration, allocation of labor and materials, processing of shop drawings, product data and samples, and delivery of products requiring long lead time procurement. This Master Construction Schedule shall include the District's occupancy requirements, showing and scheduling portions of the Project having occupancy priority. The Construction Manager shall also update and reissue the Master Construction Schedule as required to show current conditions and revisions required by actual experience. If requested by the District, the Construction Manager shall assist the Trade Contractor(s) in preparing a recovery schedule. Such recovery schedule will reflect the corrective action and extraordinary efforts to be undertaken by the Trade Contractors(s) to recapture lost time and will be distributed to the Trade Contractor(s), District, Architect and other appropriate parties.

Master Construction Schedule. Construction Manager shall develop and implement a Critical Path Method Master Construction Schedule (the “Master Construction Schedule”) based upon the milestones established in the District’s preliminary project schedule and preliminary master construction schedule, and input received from the Trade Contractors. Construction Manager shall maintain and update the Master Construction Schedule on a monthly basis for acceptance by the District, and if necessary to maintain timely progress of the work according to the Master Construction Schedule, prepare bi-weekly short interval schedules, and distribute all schedules to the District, Architect, and other appropriate parties.

Daily labor log is to include a listing of Subcontractor(s) and a count of workers by trade providing services for the day. b. Construction progress log is to include a narrative of the Work provided by trade(s). Narrative agrees to include the various areas of the jobsite where Work was performed and any problems or conditions that were encountered. c. In the event the Contractor fails to provide a daily log and/or construction progress log, the County may impose damages against the Contractor in the amount of fifty dollars ($50.00) for each log and deduct from the Contractor’s payment request, for each day the Contractor does not provide the documentation. 6. County may suspend Contractor operations if no Contractor Superintendent is observed. All delays caused by the suspension will be the responsibility of the Contractor. No time extension or claims for cost(s) associated with the suspension will be granted by the County.

  • Complete Agreement; Construction This Agreement, including the Schedules hereto, shall constitute the entire agreement between the Parties with respect to the subject matter hereof and shall supersede all previous negotiations, commitments and writings with respect to such subject matter. In the event of any inconsistency between this Agreement and any Schedule, the Schedule shall prevail. The rights and remedies of the Parties herein provided shall be cumulative and in addition to any other or further remedies provided by law or equity.

The schedule will be developed to represent the sixteen or seventeen CSI Specification Divisions. It shall have a minimum number of activities as required to adequately represent to Owner the complete scope of work and define the Project’s critical path and associated activities. If the Project is to be phased, then each individual Phase should be identified from start through completion of the overall Project and should be individually scheduled and described, including any Owner’s occupancy requirements and showing portions of the Project having occupancy priority. The format of the schedule will have dependencies indicated on a monthly grid identifying milestone dates such as construction start, phase construction, structural top out, dry-in, rough-in completion, metal stud and drywall completion, equipment installation, systems operational, Material Completion and Occupancy Date, final inspection dates, Punchlist, and Final Completion date.
