Master Project Schedule. Prior to the submittal of its first application for payment, the Construction Manager shall submit to the Owner and Design Professional for their review and approval a Master Project Schedule covering the planning and design approvals, construction, and Owner occupancy of the Project. This schedule shall conform to the format outlined in Section 3.4

Prior to the submittal of its first application for payment, Construction Contractor shall submit to Owner and Design Professional for their review and approval a Master Project Schedule covering the planning and design approvals, construction, and Owner occupancy of the Project. This schedule shall conform to the format outlined in Subsection 3.4 below. Further, this schedule shall account for any Owner scheduling requirements, such as prohibiting any Work in or near any areas where standardized assessment testing or other assessment testing is taking place during such testing that would disturb or interfere with such testing. This schedule shall serve as the framework for the subsequent development of all detailed schedules and shall be updated monthly by Construction Contractor throughout the Project. Within fifteen (15) calendar days of Construction Contractor’s submittal, Owner and Design Professional shall review the schedule and provide Construction Contractor a written list of corrections needed to approve the schedule. Construction Contractor must make all corrections and resolve all comments within thirty (30) calendar days after its receipt of Owner’s and Design Professional’s comments. If the schedule is not approved within said thirty (30) calendar days, Owner may withhold all Contract payments until the schedule is approved. The acceptance of the schedule by Owner and Design Professional in no way attests to the validity of the assumptions, logic constraints, dependency relationships, resource allocations, manpower and equipment, and any other aspect of the proposed schedule. Construction Contractor is and shall remain solely responsible for the planning and execution of all Work in order to meet Project milestones or Contract completion dates.

Within 30 days of the execution of this Agreement, the Construction Manager shall prepare and submit a Master Project Schedule covering the planning and design approvals, construction, Owner occupancy, and substantial completion of the Project. This schedule will serve as the framework for the subsequent development of all detailed schedules. The Master Project Schedule shall be produced and updated monthly throughout the project.

The Construction Manager shall develop a Master Project Schedule for the Project, subject to approval by the District, which shall contain key milestones to be accomplished by the participants, including milestone completion dates for the Architect’s and any consultant’s design activities. The Master Project Schedule shall be consistent with the schedule attached hereto as Exhibit “A” and incorporated herein. The Master Project Schedule shall contain a critical path schedule for the construction of the Project and shall provide all major elements including dates, durations, phasing, milestones, and general sequencing necessary for the completion of the Project. The Master Project Schedule shall utilize the completion date of , 20 . The Construction Manager shall periodically update the Master Project Schedule for the Project and submit each update to the District for the District’s approval. Based on the approved Master Project Schedule, the Construction Manager shall prepare an Outline Schedule that includes all requirements of the Project. The Outline Schedule will be issued to all bidders for the Project and will be used by the Trade Contractors to prepare their Trade Contractor Baseline Schedules and to prepare the Project Baseline Schedule.

Master Project Schedule. Within fourteen (14) calendar days after the starting date on the Notice to Proceed, the CMR shall prepare and submit to the Judicial Council for review and acceptance, with copy to the Architect, a detailed, fully cost-loaded, draft Master Project Schedule. This schedule, once accepted by the Judicial Council, will be the Master Project Schedule and must be a fully cost- loaded schedule, as defined herein and shall be used for determining progress payments.
Master Project Schedule. The CMR’s Cost Loaded, Master Project Schedule shall not provide a schedule that has a later Completion date for the Construction Phase than indicated herein, unless approved in writing by the Judicial Council.
Master Project Schedule. CM shall develop an overall comprehensive cost loaded Project Schedule for construction of the Project showing the activities of each of the Trade Contractors necessary for completion of the Project (“Master Project Schedule”) which is consistent with the Owner’s objectives for completing the Project construction. Submission of schedule shall be in the software’s native format (.xer, .mpx) and .pdf format. Within 30 days of NTP, a 90-day schedule is required and within 60 days of NTP, a full Master Project Schedule is required. No payment will be released until the Master Project Schedule is received and approved by the Owner. During the course of the Project construction and based upon updated Construction Schedules, CM shall monitor and update the Master Project Schedule on a monthly basis or more frequently as may be requested from time-to-time by the Owner so that the Owner is kept fully informed at all times of the status and progress of the Project construction overall. Where the actual rate of Project construction progress is behind that indicated by the Master Project Schedule, CM shall advise and make recommendations to the Owner for remedial action and submit a time-impact analysis. The CM shall implement and enforce remedial measures.
Master Project Schedule. Following the Work Breakdown Structure, this schedule identifies the activities, key milestones, and estimated duration for activities on the project. It shall also highlight all agreed activities, deliverables, or milestones; for which Sheriff’s and Probation Departments are responsible, that will affect the success of the project. All project activities, deliverables, and milestones (Contractor, Sheriff’s Department and Probation Department) will be linked into a Critical Path Analysis. The Contractor, Sheriff’s Department, and Probation Department will review this analysis on a monthly basis.
