Warranty Phase. .1 The Construction Manager shall provide a minimum one (1) year warranty and shall coordinate and supervise the completion of warranty Work during the warranty period. Construction Manager shall participate with the Owner in conducting of warranty inspections held on the sixth (6th) and eleventh (11th) months after occupancy. Construction Manager shall deliver as-built drawings, warranties and guaranties to the Owner. .2 Where any Work is performed by the Construction Manager’s own forces or by subcontractors under contract with the Construction Manager, the Construction Manager shall warrant that all materials and equipment included in such Work will be new except where indicated otherwise in Contract Documents, and that such Work will be free from improper workmanship and defective materials and in conformance with the Drawings and specifications. With respect to the same Work, the Construction Manager further agrees to correct all work found by the Owner to be defective in material and workmanship or not in conformance with the Drawings and Specifications for a period of one year from the Date of Owner Occupancy of the Project or a designated portion thereof or for such longer periods of time as may be set forth with respect to specific warranties contained in the trade sections of the Specifications or by Florida Law. The Construction Manager shall collect and deliver to the Owner any specific written warranties given by others as required by the Contract Documents. .3 The Construction Manager shall provide a Warranty Summary Report at the end of the 6-month warranty period and 11-month warranty period. This report shall provide at a minimum; (1) Description of each warranty item during the period. (2) Date item reported to Construction Manager. (3) Date item corrected. If more than one trip required, document each. (4) Description of action taken to cure warranty item. (5) Obtain signature of school principal or designee acknowledging warranty items have been completed. (6) Other pertinent information, if applicable.
Warranty Phase. Attend warranty walk through meeting scheduled by SPR, within one year of the date of physical completion of the construction contract as established by the Seattle SPR and Recreation Department. The Consultant shall be responsible for developing a list of warranty items to be corrected by the Construction Contractor, if any.

Warranty Phase. Facility Dynamics will respond to issues arising during the warranty phase and will coordinate and conduct the opposite season testing and observation period. We will also hold an end of warranty meeting to handle the final disposition of the remaining issues and concern. The draft and final commissioning reports are prepared during this phase. Warranty PhaseThe Architect shall be responsible for reporting all known building deficiencies to the Contractor for a period of one year from the date of Substantial Completion (beginning with Substantial Completion for the last project in the case of phased project delivery). Additionally, the Architect shall monitor the progress of the reported corrections and furnish the Owner with written notification of completed corrections. The one-year period shall be extended to portions of Work first performed after Substantial Completion by the period of time between Substantial Completion and the actual performance of the Work. § 3.6.2 Evaluations of the Work § 3.6.2.1 The Architect shall visit the site at intervals appropriate to the stage of construction, or as otherwise § 3.6.2.2 The Architect shall reject Work that does not conform to the Contract Documents. The Architect shall be required to promptly notify the Owner of any nonconforming Work, and shall reject such nonconforming Work unless the Owner objects to the rejection, in writing, within 24 hours of such notification. Whenever the Architect considers it necessary or advisable, the Architect shall have the authority to require inspection or testing of the Work in accordance with the provisions of the Contract Documents, whether or not the Work is fabricated, installed or completed. Performance of any additional inspection or testing, which would result in additional cost to the Owner, shall require advance notice to and written approval of the Owner. However, neither this authority of the Architect nor a decision made in good faith either to exercise or not to exercise such authority shall give rise to a duty or responsibility of the Architect to the Contractor, Subcontractors, suppliers, their agents or employees, or other persons or entities performing portions of the Work. Architect shall promptly notify Owner and Contractor, orally and in writing, of any observed fault or defect in the Project or nonconformance with Contract Documents, upon discovery of the defect or nonconformance, and shall notify Owner of all corrective actions taken or recommended. The City shall be responsible for setting the dates for said inspections. Construction Manager shall provide a warranty summary report to the City at the end of each inspection period. At a minimum the report shall include: 1. Description of each warranty item during the period 2. Date item reported to Construction Manager for correction 3. Date item corrected. If more than one trip is required, document each instance 4. Description of action taken to cure warranty item 5. Written approval by City accepting warranty work 6. Developers and Construction Managers shall assist the Project Owner and University with any warranty issues arising during the first year following the date of substantial completion of the Project. Developers and Construction Managers shall prepare any warranty claims and coordinate with the Contractor and warranty provider to adequately address such warranty issues in a timely manner. 2. Warranty Phase. Delivery site The System shall be delivered at AMOLF. Delivery of the System must take place in consultation with Principal. In relation to that stipulated in Article 10, Principal shall afford Contractor with entrance to the Delivery site, undiminished that stipulated in Article 10.
