HOUSE MAINTENANCE. At least twice each month during the school year (weekly if necessary), complete a physical inspection of the common areas of the house with the house manager and work with him to replace lost items or repair damaged items such as picture frames, furniture, wall paper, lamps, carpeting, window screens, window grates, bathroom fixtures etc. in a timely manner. An inspection should also be made of the exterior of the house along with the grounds including landscaping. Common areas include all hallways and bathrooms, the entire first floor and basement exclusive of the chapter room. The house director will have total control of the first floor and should request that it be dusted, vacuumed, etc. any time it’s appearance would dictate. This request should be made to the manager if available, otherwise any other officer. Etiquette Training: The House Director should insist on proper table manners in the dining hall and see to it that the membership conducts themselves in a gentlemanly manner at all times while on the first floor. Once each year, the House Director should conduct a wine seminar with, the senior class to help prepare them for business dinners etc.

HOUSE MAINTENANCE. Excluding other Facility contractual arrangements for conducting work or providing services for the Facility of a nature not covered by this Collective Agreement, except as per Article 2.1 of this Collective Agreement, the Facility agrees to hire only, as appropriate, Stage Technicians who are Union members, for the purposes of assisting with the maintenance of facility stages and equipment. The Stage Technician(s) will be hired as per the provisions in this agreement. Crew and Head of Department requirements are as determined by the Technical Coordinator in consultation with the Union. House maintenance scanned time sheets for Stagepay 212 Inc processing must be received from AJAS not later than noon on Mondays, or not later than 10:00 a.m. on the day immediately following a General Holiday Monday, for the prior work week.

HOUSE MAINTENANCE. Tenant agrees to maintain premises during the period of this agreement and to prevent any deterioration. House shall be returned in good order. Tenant is responsible for any walls that have marks, smudges, holes, dirt, etc. Tenant will have property returned to its original condition. All walls are with holes or any scuff marks at time of departure will be taken from deposit to return property to restore to good order. Garage door and exterior doors are to be maintained. Any dings or holes shall be repaired at Tenant’s expense. Property shall be returned in same condition at the end of the lease. If holes are patched that will must be painted. This includes but is not limited to woodwork, floors, carpeting, walls, furnishings, fixtures, appliances, windows, screens, doors, plumbing, electrical, air conditioning and heating and mechanical systems. Tenant acknowledges specific responsibility for:
HOUSE MAINTENANCE. Each resident will be responsible for maintaining a neat and clean personal space (rooms, suites, and bathrooms) and for cleaning up after themselves in all common areas. Maintaining common areas will be a shared responsibility of the House residents and chores will be assigned and rotated by Program Staff. Acceptable standards of cleanliness and neatness will be established and enforced by the Resident Graduate Assistant and Program Staff. Failure to meet or maintain those standards is grounds for disciplinary action. PROPERTY DAMAGE Residents are responsible for refraining from participation in any action or activity that might result in damage to the House or its furnishings. The use of dartboards is strictly prohibited. HOUSE FURNISHINGS Furniture may not be removed or transferred from or exchanged between rooms, suites, or common areas. The removal, transfer, or exchange of furniture may be considered theft.
HOUSE MAINTENANCE. The manager will establish an annual schedule for the regular maintenance of all building systems. Specifications and procedures for the proper maintenance of all equipment and systems will be established. Records of all work performed will be maintained and forwarded to the owner/landlord for review. The manager will also purchase and maintain tools, equipment, spare parts and other supplies deemed necessary to properly maintain the building and its systems. Tools and equipment purchased shall be the property of the building and not the manager.

  • Use; Maintenance Borrower shall keep and maintain all items of equipment and other similar types of personal property that form any significant portion or portions of the Collateral in good operating condition and repair and shall make all necessary replacements thereof and renewals thereto so that the value and operating efficiency thereof shall at all times be maintained and preserved. Borrower shall not permit any such material item of Collateral to become a fixture to real estate or an accession to other personal property, without the prior written consent of Lender. Borrower shall not permit any such material item of Collateral to be operated or maintained in violation of any applicable law, statute, rule or regulation. With respect to items of leased equipment (to the extent Lender has any security interest in any residual Borrower’s interest in such equipment under the lease), Borrower shall keep, maintain, repair, replace and operate such leased equipment in accordance with the terms of the applicable lease.

  • System Maintenance The Trust understands that USBFS will perform periodic maintenance to the System(s), which may cause temporary service interruptions. To the extent possible, USBFS shall notify the Trust of all planned outages and will perform any necessary maintenance during non-business hours.

  • Software Maintenance Subrecipient shall apply security patches and upgrades in a timely manner and keep virus software up-to-date on all systems on which State data may be stored or accessed.

  • Property Maintenance Maintain all of its property that is necessary to or useful in the proper conduct of its business in good working condition, ordinary wear and tear excepted.

  • Common Area Maintenance Subject to Articles Eleven and Twelve, Landlord shall maintain the Common Areas in good order, condition, and repair. Common Area Maintenance expenses (“CAM Expenses”) are all costs and expenses associated with the operation and maintenance of the Common Areas and the repair and maintenance of the heating, ventilation, air conditioning, plumbing, electrical, utility and safety systems (to the extent not performed by Tenant), including, but not limited to, the following: gardening and landscaping; snow removal; utility, water, sewage and property drainage services for the Common Area; maintenance of signs (other than tenants’ signs); worker’s compensation insurance; personal property taxes; rentals or lease payments paid by Landlord for rented or leased personal property used in the operation or maintenance of the Common Areas; fees for required licenses and permits routine maintenance and repair of roof membrane, flashings, gutters, downspouts, roof drains, skylights and waterproofing; maintenance of paving, (including sweeping, striping, repairing, resurfacing and repaving); general maintenance; painting; lighting; cleaning; refuse removal; security and similar items; reserves for roof replacement, exterior painting and other appropriate reserves; and a property management fee not to exceed five percent (5%) of building revenues. Landlord may cause any or all of such services to be provided by third parties and the cost of such services shall be included in CAM Expenses. With respect to any CAM Expenses which are included for the benefit of the Property and other property. Landlord shall make a reasonable allocation of such cost between the Property and such other property. CAM Expenses shall not include the cost of capital repairs and replacements; provided, however, that (a) the annual depreciation (based on the useful life of the item under generally accepted accounting principles) of any such capital repair or replacement to the Common Areas or the heating, ventilating, air-conditioning, plumbing, electrical, utility and safety systems serving the Property, shall be included in the CAM Expenses each year during the Lease Term; and (b) the cost of capital improvements undertaken to reduce CAM Expenses or made in order to comply with legal requirements shall be included in CAM Expenses each year during the term of this Lease.

  • Deferred Maintenance Borrower shall, within six (6) months of the date hereof, perform the deferred maintenance work (the “Deferred Maintenance”) to the Property itemized on Exhibit B hereto. Furthermore, Borrowers shall diligently perform, or cause to be performed, in a timely and workmanlike manner all repairs and maintenance contemplated by and itemized in the Approved Budget.

Prior approval for lesser amounts shall not be required for monthly or recurring operating charges or if emergency expenditures over the maximum are, in the Agent’s opinion, needed to protect the Property from damage, prevent injury to persons, avoid suspension of necessary services, avoid penalties or fines, or suspension of services to tenants required by a lease or rental agreement or by law, including, but not limited to, maintaining the Property in a condition fit for human habitation as required by applicable law.

  • Repair and Maintenance Except in the case of damage to or destruction of the Leased Premises, the Building, the Outside Areas or the Property caused by an act of God or other peril, in which case the provisions of Article 10 shall control, the parties shall have the following obligations and responsibilities with respect to the repair and maintenance of the Leased Premises, the Building, the Outside Areas, and the Property.
