Rights of the Lessor. 5.1 Control and follow up that the lessee is executing all of the obligations diligently.
5.2 Take over undeveloped areas of the leased land, in accordance with sub article 4.3, upon expiry of the one year limit from the date the land is handed over to the lessee. This will be implemented when the lessee fails to correct such a failure within one year period after a six month notice of warning is served.
5.3 Exercise the right mentioned under article 5.1 above without causing hindrances to the work and activities of the lessee.
5.4 Terminate (cancel) the lease agreement, with convincing and justifiable good reason, subject to six months prior notice.
5.5 Amend the land rent pursuant to this lease agreement.
Rights of the Lessor. 1. If the Lessor takes any action necessary for the purpose of protecting or restoring its rights hereunder and under the Specific Agreement or in order to defend any claims or objections by any third party, the Lessor shall be entitled to request the Lessee to pay any and all costs for transportation of the Equipment, attorney’s fees and all other expenses.
2. The Lessor shall have the right, without the consent of the Lessee, to give as security and/or assign to any financial institution or any other parties any of its rights hereunder and under the Specific Agreement, its ownership of the Equipment or all its rights and obligations hereunder together with its contractual position under this Agreement and the Specific Agreement. The Lessee hereby agrees to the foregoing provision without making any objection.
3. Upon the request of the Lessor or the Lessor’s designee, the Lessee shall at any time permit inspection or examination by the Lessor or the Lessor’s designee, and/ or provide any requested report on inspection or examination concerning the Equipment.
5. The Lessee agrees, at its own expense, upon the Lessor’s request, to conduct all necessary procedures designated by the Lessor from time to time to protect the Lessor’s rights in the Equipment.
Rights of the Lessor. 16.1 The Lessor shall have the right from time to time, to improve, extend, or in any manner whatsoever alter the deal with the said Building and the larger layout of which the Building forms For FAERY ESTATES PVT. LTD For Freshworks Technologies Private Limited Authorized Signatory Authorized Signatory Xxxxxx’x initial Lessee’s initial a part of, and bring in any modification or changes therein. In particular the Lessor shall have the right, at all times and from time to time throughout the Lease to;
16.1.1 Change the area, size level, location and/or arrangement of the larger layout or any part thereof, including, and without limitations, common areas and facilities and the entrances and the exits from the common areas and facilities.
16.1.2 Construct multiple decks, elevated or underground parking facilities and expand, reduce or alter the same in any manner whatsoever.
16.1.3 Re-locate or re-arrange the various buildings, parking areas and other parts of the park.
16.1.4 Make changes and additions to Conduits or other structures and non-structural installations in the Demised Premises to serve the common areas and facilities and the other premises in the building or to facilitate expansion or alteration of the Building/larger layout.
16.1.5 Temporarily obstruct or close off the common areas and facilities or any part of the Building/larger layout for the purposes of maintenance, repairs or construction.
16.1.6 During the course of improvements conducted by the Lessor as mentioned in this clause, the Lessor shall ensure that the Lessee and their employees shall have safe passage to enter the Demised Premises and the Lessor shall ensure that there will be no interruption to the use of their Demised Premises and other facilities as described in this Lease Deed.
Rights of the Lessor. 5.1. Subject to prior notification of the Lessee and without prejudice to its activities, the Lessor shall have the right to free access to the Premises for the purposes of inspecting them for compliance with the Premises terms of use in accordance with this Agreement and the applicable laws, as well as for the purpose of showing them to potential lessees, if less than 30 calendar days is left until expiration of the Lease Term. The Lessor has the right to free commission access to the Premises, accompanied by the Lessee’s representative or otherwise, following a notice to the Lessee via a telephone call, in case of emergency (including, without limitation, fire, flood, utility failure or breakdown, or criminal offense), in order to prevent or mitigate such emergencies or their consequences. At least once a month, representatives of energy supply services shall be admitted to the Premises to check the operation of meters and other electrical devices.
5.2. Subject to prior written notice to the Lessee and without prejudice to its activities, perform at its own expense any changes, reconstruction, or modification of the premises and Share Areas in the Building, and, from time to time, change, modify, or demolish any temporary external utility structures servicing the building.
5.3. Suspend the provision of utility, maintenance, and other services provided for by this Agreement in case of a delay by the Lessee of any payments hereunder for more than 10 (ten) banking days, until such delayed payments are made.
5.4. Upon expiration of the Lease Term, or in case of early termination of the Agreement, remove, at its own discretion, any temporary improvements fully or partially, in a way as the Lessor thinks fit, and store such temporary improvements without any liability whatsoever to the Lessee for their loss, if the Lessee does not remove temporary improvements from the Premises in due time. 5.5. Issue instructions and rules of operation and use of Shared Areas in the Building, in maintenance premises and evacuation corridors, garbage storage locations, territory, etc., mandatory for the Lessee. In case of changes to the Basic Internal Regulations, contained in Appendix 2 hereto, the Lessor shall notify the Lessee in writing 30 days before they take effect.
Rights of the Lessor. 21.6.1 The Lessor shall on and at any time following the Termination Date be entitled to:
(a) proceed by appropriate court action or actions to enforce performance of this Agreement or to recover damages for the breach of this Agreement PROVIDED THAT the Lessor shall not be entitled to recover damages for loss of bargain if the Termination Payment has been paid in full to the extent the Termination Payment and any interest on it constitutes a Full Recourse Obligation; and/or
(b) either (but subject always to the rights of the Beneficiaries and to the Deed or Proceeds and Priorities):
(i) take possession of the Haewene Brim Equipment, for which purpose the Lessor may enter any premises belonging to or in the occupation of or under the control or PPC or BHB where the Haewene Brim Equipment may be located, or cause the Haewene Brim Equipment to be redelivered to the Lessor at the Redelivery Location; or
(ii) by serving notice require PPC to redeliver the Haewene Brim Equipment to the Lessor at the Redelivery Location. For the avoidance of doubt, the Lessor shall not be obliged to take possession of the Haewene Brim Equipment under clause 21.6.1(b)(i) following a termination of the leasing of the Haewene Brim Equipment under this Agreement and, until all Credit Obligations have been paid, repaid, performed, satisfied and discharged in full, the Lessor agrees that it will not repossess the Haewene Brim Equipment without the prior written consent of the Beneficiaries, which the Beneficiaries shall be at full liberty to withhold.
21.6.2 Without prejudice to the obligations of PPC to pay to the Lessor the Termination Payment in accordance with clause 21.4, and subject to the rights of Enterprise under the Lessor's Quiet Enjoyment Letter and to the rights of the Beneficiaries (and in particular the sales agency of PPC in clause 19.2.5 as assigned to the General Security Trustee pursuant to the assignment in the General Assignment), the Lessor shall endeavour to sell the Haewene Brim Equipment in accordance with the terms of clause 19.2 (Sale of the Haewene Brim Equipment) and is hereby appointed and constituted by PPC as PPC's attorney-in-fact for it and in its name and place to take or procure that there are taken all steps necessary to enable the Haewene Brim Equipment to be sold in accordance with this Agreement.
Rights of the Lessor. The lessor has exclusive rights to:-

5.3 Exercise the right mentioned under article 5.1 above without causing hindrances to the work and activities of the lessee.
5.4 Amend the land rent at anytime.
Rights of the Lessor. A. The Lessor reserves the right to inspect the premises, sale of alcoholic beverages, or point of sale software and receipts at any point.
X. Xxxxxx representatives, as authorized by the Administrative Manager, shall have the right to enter upon and have access to all spaces occupied by the Lessee during events and at all other times.
C. The Lessor reserves the right to direct the Lessee to partially or completely suspend sales during any events at which the Lessee's services may be unsatisfactory to the Lessor.
Rights of the Lessor. The Lessor reserves the right to control and enforce all rules, regulations and policies for the management and operation of the Premises.
Rights of the Lessor. 9.1 The Lessor shall at all times, be deemed to be in the ownership of the Hotel Premises, and the Lessor, its officers, employees, representatives and agents shall, throughout the Term, have the right:
(a) to enter upon the Hotel Premises at any time in the case of an emergency;
(b) upon giving a prior notice of 48 (forty eight) hours, and at the cost of the Lessee, to enter upon and inspect, (i) the Hotel Premises; (ii) the services provided at the Hotel Premises; (iii) the fixtures installed at the Hotel Premises; and (iv) the offices of the Lessee at the Hotel Premises;
(c) To inspect and seek copies of:
(i) all Applicable Permits obtained by the Lessee in relation to: (a) construction, development, completion, occupation and use of the Hotel Premises; (b) the operation and management of the Hotel Premises; and
Rights of the Lessor. (1) The Lessor has the right to formulate and implement management regulations and rules for the park based on relevant laws and regulations, as well as the Lessor’s actual conditions.
(2) According to policies and regulations and the contracts and agreements signed by both parties, the Lessor has the right to handle violations of these regulations, including ordering the cessation of illegal activities, demanding compensation for economic losses, and enforcing penalties on responsible parties who fail to pay fees or refuse to rectify violations.
(3) The Lessor has the right to appoint specialized companies to manage specific operations of the property.
