Using your home. 3.10.1 You must use the property as your only or main home. You must let us know if you are going to be away from the property for longer than one month.
3.10.2 You can take in a lodger but if you want to sublet part of the property you must get our permission in writing first. You must not sublet all of your property.
3.10.3 You must not transfer the legal rights to your tenancy without our permission.
3.10.4 You must keep your home clean and decorated in a good condition (see section 5 on repairs).
3.10.5 You are responsible for insuring the contents of your home so that you can replace them if they are damaged or stolen. We strongly recommend that you take out insurance for the contents of your home.
Using your home. 6.19.1 You (or if you hold a joint tenancy, one of you) must live in the property as your only or main home. If you are planning to be away from the property for more one month at any one time you must tell us. You must also leave your contact number or address and also the contact details of someone who can give us access to the property if required. You must also tell us when you intend returning to the property and the reason for your absence. If you do not do all of these things we may take action to re-possess the property on the basis that you have abandoned it.
6.19.2 You must not run a business or trade from your home without first obtaining our written permission. We will not refuse permission unreasonably but we may do so if we consider that the business is likely to cause a nuisance, damage to your home or if you are intending to sell illegal or restricted goods or services.
6.19.3 If we do give permission for you to run a business from your home: ▪ you must ensure that you comply with any necessary legal, building regulations or planning requirements and that you are suitably insured. You must also send us copies of any legal, planning or building regulations approvals; ▪ you must not place or exhibit any advertisement, notice or sign visible from outside the property advertising any profession, trade or business or any goods or services.
6.19.4 If in our reasonable opinion your business causes a nuisance to other people, such as neighbours and other local residents, we may give you notice withdrawing our permission from the date stated in the notice. If we withdraw our permission and you continue to run a business from your home we may take legal action against you which could result in your being evicted from your home.
6.19.5 You must not allow any caravan, motorhome (or similar), shed, garage or outbuilding to be used as somewhere to live either by you, your family or by visitors.
Using your home. 6.1 We aim to ensure that our customers are able to live in an area that is clean, safe and pleasant. This section tells you about your obligations to ensure this standard is maintained. Our obligations:
1. We may provide, or arrange to be provided support services to help you maintain your tenancy and maintain the security and safety of your home, as agreed with you. These support services may be provided by us or an agency on our behalf. Your obligations:
1. You must use the property as your only or main home throughout your tenancy.
2. You must obtain our written permission to use any part of the property for any trade, business or other purpose except as your home.
3. You must not allow more people to live in your home that the council considers reasonable and so cause overcrowding as defined in law. Using your Home
4. You must tell us if you will be away from your home for more than 28 days. This is to make sure we know you have not just abandoned your property. If your job means that you are away from the property for long periods, you should discuss this with us.

Also you must ensure that all refuse and unwanted household items are disposed of in a safe and hygienic manner. If your home has a recycling bin or bin chute, you must use it in line with our recycling policy.

We will give you seven days notice to remove the items. If you do not remove them within seven days, we may do it for you and charge you any reasonable costs we incur. 6.1 You have the right to take in lodgers. A lodger is someone, who lives with you, but wasn’t part of your household when you first moved in. They don’t have exclusive right to any one part of your home, and will get some sort of service from you such as cooking or cleaning.
6.2 You have the right to sub-let part of your home, but you must get the Council’s agreement in writing first. Sub-letting means that someone who lives with you, but wasn’t part of your household when you first moved in, pays you rent to have exclusive right to part of your home. 6.3 You must use your Council property as your main home.
6.4 You must tell housing services if you will be away from home for more than a month. (This is so we know you haven’t abandoned your home).
6.5 If you don’t use your property as your main home, or if you don’t tell us when you’ll be away for more than a month, we will take action to end your tenancy.
6.6 You must report any faults or damage immediately to the housing repair section.
6.7 You must keep your property in good condition, reasonably clean and free of obstacles to reduce the risk of fire and allow us to get in to do repairs or make improvements. You must use the fixtures responsibly.
6.8 You (or anyone living with you or visiting your home) must not tamper with water, gas or electricity supplies, or with the meters.
6.9 You must pay for repair or replacement if damage is caused deliberately or by your own neglect (not reporting a leaking pipe for example). The costs may be charged on top of your rent.
6.10 You must not have more people living in your home than the maximum number allowed.
6.11 You (or anyone living with you, or visiting your home) must not keep mopeds or motor- bikes inside your home or indoors communal areas (entrance halls, stairs, landings). Mobility chairs must be stored safely and away from any flammable materials (including carpets and other floor coverings, wooden floors and soft furnishings) and communal areas.
6.12 You are responsible for decorating inside your home (please refer to “Asbestos in Houses”in the Tenants Handbook). We might be able to help if you are elderly or disabled - contact housing services for more information.

5.6 You must not keep any moped, motorbike or similar vehicle, or any other machine driven by an internal combustion engine, inside your home. Toys and garden tools are allowed provided they do not cause nuisance, damage or a fire risk.
5.7 You must keep your home clean and make sure the decoration inside your home is in a reasonable condition (also see the Repairs section above).
5.8 You must not allow anything to block (either partly or totally) access to or from your home, any other premises or any communal area near your home, including fire escapes.
5.9 You must take reasonable care to ensure that any outbuilding, yard or garden is kept clean, tidy and free from rubbish. You must cultivate and look after the garden and keep any trees, bushes, xxxxxx or grass at a reasonable size or height. You must get permission from your housing office before planting any trees.
5.10 You must take reasonable care to keep your home, any communal areas near your home and any outbuildings secure from intruders.
5.11 You must not assign (or sign over) your tenancy without our permission, in writing.
5.12 If you have boundary fences you must keep them in a reasonable condition.
5.13 You must not put any structure e.g (shed, garage, pond, greenhouse, fence, wall, satellite dishes and aeriels) on any land that is let with your home without our permission, in writing. You must remove any structure at the end of the tenancy, unless we agree, in writing, that it can stay.
5.14 You must not keep or use bottled gas, petrol, paraffin or other inflammable or explosive substances in your home or in any area nearby (this includes gardens, sheds and common areas).
