HOUSE RULES AND REGULATIONS. A) Have utilities transferred to Lessee’s name immediately before occupancy.
B) There is absolutely no smoking permitted anywhere on the rental premises.
C) Co-ed living on the premises is not permitted.
D) Lessee shall keep the leased premises safe and sanitary. All trash must be removed during vacation periods to prevent pest infestations. A charge will be made for exterminating the leased premises if Lessor deems it the fault of Lessee’s housekeeping.
E) Use and operate all plumbing and electrical fixtures properly. Sanitary napkins, prophylactics, plastic or paper items must never be flushed down the toilet. Before calling Lessor regarding: (1) improper sink or toilet drainage, Lessee will plunge drain multiple times; (2) non-working garbage disposal, try re-set button; and (3) refer to owner’s manuals. If the above are not done, Lessee will be charged for cost of service call.
F) Use and operate properly any appliance supplied by Lessor including but not limited to stove, refrigerator, washer, dryer and dishwasher.
G) Absolutely no grease to be poured in sinks.
H) Any pets found on the premises at any time will result in loss of entire damage deposit and possible eviction from the premises.
I) Lessee shall under no circumstances turn the heat off completely in said premises during winter months. When departing for break or vacation, Lessee shall set thermostats at no lower than 60 degrees F. If damage to pipes occurs due to disregard of this clause, said damages, as well as any structural damage and costs of repair and remodeling, shall be the responsibility of Lessee.
J) No changing or adding of locks without Lessor’s permission.
K) No water beds are permitted. If this provision is violated by the Lessee, Lessee will be held liable for any damages which may result.
L) Lessee is responsible for replacing light bulbs and batteries in smoke alarms.
M) Lessee shall behave, and require other persons on the premises with Lessee’s consent to conduct themselves, in a manner that will not disturb the neighbors’ peaceful enjoyment of the apartment community or the neighborhood. No Lessee or guest shall cause any excessive noise or disturbances at any time. Lessee will keep the volume of any musical instrument, radio, television, stereo or other sound producing equipment in the leased Premises sufficiently reduced at times so as not to disturb other residents of the building. HOUSE RULES AND REGULATIONS. 12.1. In order to ensure an enjoyable stay for all guests at Oasis, all guests must adhere to the (behavioural) rules, established in the house rules and pool regulations (if applicable). The house rules and pool regulations are available at the front desk of the resort. In violation of the house rules, pool regulations and/or failure to follow instructions of the personnel by the xxxxxx and/or its party, Xxxxx retains the right to remove the xxxxxx and its party immediately from the involved Oasis accommodation and resort, without refund of rent or any part thereof.
12.2. In accordance with the local regulations, if so requested, you are obliged to identify yourself at check-in. If the guests cannot show any ID, Xxxxx retains the right to decide not to accommodate the guests.
12.3. Each accommodation may only be occupied by the maximum people specified by Oasis for that relevant accommodation.
12.4. Oasis retains the right to make changes in the design and opening of the (central) facilities in the resorts. There is no right to any compensation. Oasis points out to (potential) bookers that it is possible that maintenance is performed at the resort during a stay, hereby the xxxxxx is not entitled to any compensation.
12.5. If the on-site restaurant, bar and room rental companies provide you with catering services at the resort or trade agreements, the Uniform Conditions apply to these services. A copy of these conditions is available on request at the reception of the resort (depending on the country).
12.6. Children under 12 are not allowed to use both, the central pool and the property private pool without adult supervision. Parents and / or guardians must ensure that children who cannot swim wear armbands and/or swim jackets. An adult should always be in the immediate neighbourhood. Swimming in lakes, ponds and the sea, which are located on the park, is not allowed, unless otherwise indicated.
12.7. For safety & hygiene reasons it is not allowed to smoke in the accommodations (unless mentioned differently).
12.8. For safety reasons it is not allowed to post tents near the accommodation or at the resort.
12.9. The xxxxxx must leave the accommodation at the checkout as follows: no dirty dishes, dishwasher emptied, bedding removed and folded, garbage bag in the container.

The Landlord shall be entitled and is hereby empowered at its sole discretion from time to time to prescribe rules and regulations to facilitate the management, administration and appearance of the building for the general benefit of tenants and other persons lawfully using the building. No mops, brooms or rugs are to be shaken from same, or from open windows. No flower pots may be placed on the balcony ledge. Balcony drains must be kept clear of debris and obstructions and the Lessor accepts no responsibility for any flooding that may occur due to negligence in keeping them clear. Signs or advertising of any kind shall not be affixed to or visible from, any part of the Premises or the property of which the Premises are a part, or on any vehicle on the property of which the Premises is a part. If laundry facilities are provided, they are to be used only during the hours stated at the laundry room. Machines are to be used as instructed and not overloaded. Clothing is to be promptly removed from the machines. Items are not to be left unattended. Lessor shall not be responsible for damage incurred by Xxxxxx’s use of the machines.

Kegs are not permitted anywhere on the leased premises, including patios, porches, balconies, or lawns.
