LOT MAINTENANCE. The Leased Premises are to remain clutter-free at all times. Grills, chairs and other personal items are the be stored in a shed or covered and kept out of sight. No external refrigerators or appliances are to be set up or stored outside of Tenant’s RV. No open fires are allowed on-site. Enclosed or portable fire pits and grills are allowed but must be constantly monitored by Tenant during use and put away (out of sight) after use. Absolutely no tarps are allowed. No tents or other forms of lodging are allowed on the Leased Premises at any time. Trash receptacles are provided for the use of tenants. Tenant is required to drop all household garbage into the large dumpsters near the guest parking by the office (i.e., there is no on-site trash collection). Tenant is not allowed to dump (i) large items such as mattresses, appliances, (ii) electronics, including computers, (iii) leaves or hot ashes, or (iv) large boxes that have not been broken down into the provided dumpsters. Any inappropriate use of these dumpsters shall subject Tenant to fines assessed at Landlord’s discretion. Tenant must use best efforts to keep the Leased Premises and all common areas clean and in good working order and repair.

LOT MAINTENANCE. EACH RESIDENT IS REQUIRED TO MAINTAIN THE LAWN AND GROUNDS OF THEIR LOT. Lots are to be kept neat and free of litter or trash. Trash is to be deposited in the dumpsters provided on Lessor’s property. No appliances, tires, grills, blocks, wood, metal, batteries, limbs, yard waste or toxic waste or anything other than normal trash are to be placed in dumpsters. Lessee shall not dump any unauthorized materials anywhere on Lessor’s property at any time.
LOT MAINTENANCE. The lot and mobile home must be kept neat and clean in appearance for the sake of the community and your fellow residents.
LOT MAINTENANCE. Each Owner or other occupant of a Lot will keep all grass, weeds, vegetation and other landscaping maintained and trimmed at regular intervals. Trees, shrubs, vines and plants which die shall be promptly removed from the Lot and must be replaced if necessary to comply with the minimum landscape requirements. Fences and walls must be repaired and maintained. In the event that any Owner or occupant violates this section and the violation continues for more than ten (10) days after written notice, Declarant, its successors and assigns may without liability to the Owner or occupant in trespass or otherwise, enter upon the Lot and cut or trim the landscaping and charge the Owner and/or the occupant for the cost of that work.
LOT MAINTENANCE. VENDOR shall repair any property damage to the lot caused using the lot including repairing holes, ruts, damage to any underground utilities, (if any), power lines, poles, or CITY owned fences, sidewalks, signage or any other property damage caused by any vehicles parked on the Lot.
LOT MAINTENANCE. Park lots must be kept in a tidy and clean manner. Grass must be kept cut, trimmed and free of all rubbish and debris. Lawns will be cut and charged to your account if not maintained at our discretion for a cost of $50.00 per lot. Occupants will be given 4 days’ notice prior to this action. Spring leaf clean up must be done by the conclusion of the Victoria Day long weekend. Lots that have not been cleaned appropriately will be done so by Park staff and billed at $45.00/hour. Campers notified of problems and complaints regarding their lot must take appropriate action to comply with park rules or may be asked to leave the campground. All park model trailers, as well as travel trailers with a deck, must be skirted within one year of entering the park (trailers under 30’ without a deck are exempt). Acceptable skirting materials are lattice (wooden or plastic) and vinyl siding available through the park office or any local building supply. Skirting of trailers not only improves the look of the park and is also necessary for many insurance companies.

LOT MAINTENANCE. A. Residents shall maintain their homesites in a clean, well-kept and attractive fashion, including the front, sides, and back. If a homesite remains neglected after written notification to the Homeowner of the condition to be corrected and the failure of the homeowner to comply within 14 days, Management may, but is not obligated to, perform all work reasonably necessary to correct the noticed condition and xxxx the Resident for this service, pursuant to Civil Code Section 798.36. All trash, debris, boxes, barrels, brooms, ladders, etc., must be kept out of sight. No towels, rugs, wearing apparel or laundry of any description may be hung outside the mobile home at any time. Unsightly vehicles are not permitted to park on mobilehome spaces (see “Vehicles"). No storage under mobilehomes or decks or on top of or behind storage sheds is allowed. No appliances are allowed outside of the mobilehome or storage shed. Only patio furnishings, operational barbecue equipment and decorative plants are allowed on the decks or patios.
LOT MAINTENANCE. Lessees are encouraged to maintain their lot in a clean and orderly fashion, and to care for the lawn and other plants thereon. Any changes or alterations of a Lot and landscaping must meet with the approval of Management. All plants, trees, or other permanent fixtures placed on the lot by a Resident becomes Park property and may not be removed. Trees are a Privilege that park residence enjoy. No trees may be pruned or trimmed without written permission of Management. Management cannot be responsible for damage to homes resulting from acts of nature, such as any part of a tree falling on the house. Residents are encouraged to maintain adequate homeowners insurance, to ensure against such acts. Fixtures, such as, awnings, storage units, and other portable improvements cannot be placed on the lot for any reason.
LOT MAINTENANCE. Prior to, during and after construction commencing, the Land must be well maintained, mown and kept clear of excessive weeds and rubbish including but not limited to building materials, cut offs and scarp.
