RENT, FEES AND CHARGES. Subject to re-negotiation and change of rental rates as hereinafter provided, the Tenant agrees to pay the City for the use of the premises, facilities, rights, services and privileges granted herein, the following rents, payable to Ogden City Corporation.
RENT, FEES AND CHARGES. In addition to any other fees, general charges or other amounts set forth elsewhere in this Lease, Tenant shall pay when due the following fees and amounts for the privilege of occupying the Premises:
5.1 Space Rentals

Finder’s Fee services may include the following: Rental assessment of the Property Advice on energy efficiency and general presentation of the Property Marketing the Property for rent including arranging for a ‘to let’ sign to be erected on the Property if so, required by the Agent Pre-occupation inspections Tenant assessment for suitability Pre-tenancy information Scheme 2 weeks fee per student if let only Attending the Property with prospective tenants Preparing and signing of an assured shorthold tenancy Provision of a Landlords information pack Summer retainer to be paid to the landlord Guarantor agreements to be provided prior to the tenants occupying the property by Xxxx Xxxxxxx GDPR consent and Right to Rent Guarantor details to be forwarded to the landlord once file is complete

3.3 All sums quoted herein, unless otherwise stated, are exclusive of Value Added Tax, which shall be charged in addition at the appropriate rate.
3.4 The Landlord shall also be liable for such other fees, commissions, charges, expenses and costs as agreed in writing.
3.5 Without prejudice to the obligations of the Landlord to pay such sums on demand the Agent shall be entitled to deduct any amount due to the Agent from any monies otherwise due to the Landlord.
3.6 As specifically set out in 5.1, 5.2 and Clause 4 the Agent will not be responsible for any other management matters on behalf of the landlord and will have no liability to the landlord for any breaches by the tenant of the tenancy agreement as stated in Clause 4.
RENT, FEES AND CHARGES. 6.1 The Tenancy will be for a minimum period of twelve months, at a calendar monthly target rent installment of HUF approx. exclusive, in accordance with the Housing Act. Rental which is hoped, in current trading conditions, to be achieved. This is not guaranteed but which will be agreed with the Homeowner before Tenancy Agreement is entered into. The Sub-tenant shall be responsible for payment of all utilities including condominium fee. The Homeowner shall be responsible for payment of all taxes.
6.2 Fees are due and payable immediately on Sub-tenants entering into a tenancy agreement with the Property Manager. The Homeowner will be invoiced separately and following on a monthly basis, until termination of the tenancy. The standard fee for finding a new Sub-tenant or re- subletting the property is one month’s rent installment includes VAT except in terms and conditon of 5.11.3
RENT, FEES AND CHARGES. A. For the month of November 2009, Lessee agrees to pay dollars, and cents. Commencing December 1, 2009 Lessee agrees to pay the City a monthly rent of dollars, and cents $ through August 2010. Commencing September 2010 Lessee agrees to pay the City an annual rent of dollars, cents ($ ) as adjusted by the provisions of Article 4 of this Agreement.
B. Commencing September 1, 2010, the annual rent payable hereunder shall be paid in advance in one (1) installment on September 1, each year. Payment shall be by check or money order, payable to the order of “Bismarck Airport” and shall be mailed to Bismarck Airport, X.X. Xxx 000, Xxxxxxxx, XX 00000 or personally delivered to the office of the Airport Manager.
C. As additional rent, the Lessee shall construct the Initial Improvements generally in accordance with Article 2 and Exhibit B, as modified, supplemented, or amended pursuant to the City's review and approval process, the "Initial Improvements". Promptly upon the execution of this Agreement, Lessee shall submit plans and specifications to the City and shall complete construction of such improvements within ( ) months of the start of this agreement. Lessee’s failure to construct the Initial Improvements shall be a material breach of this Agreement.
D. The Lessee hereby agrees to pay when due all rent, fees, and charges as imposed by the City from time to time for the use and operation of the Airport. The fees and charges include: fuel flowage fees and landing fees and, when applicable, permit fees, self- fueling fees, security charges, and administrative/service charges.
E. For any occupancy of the Leased Premises by the Lessee beyond the full term of this Agreement, the ground rent due to the City shall be adjusted by the C.P.I in accordance with the provisions of Article 4. The fair market rent for the Initial Improvements and any additional improvements hereinafter constructed by the Lessee shall be established by mutual agreement of the parties. If the parties are unable to so agree, fair market value shall be determined by the average of appraisals by two airport/aviation appraisers.
RENT, FEES AND CHARGES. During the Initial Term of this Agreement, Airlineshall pay, fully and timely and without deduction or set-off, those charges set forth in the attached Exhibit 4 in rent, fees and charges for the described occupancy and use of the Premises. During the period of any Renewal Term, Airline shall pay such reasonable and not unjustly discriminatory rent, fees and charges as the County uniformly shall impose upon Airline and similarly situated Airport users pursuant to the then-current County Rate Resolution.

The rent, fees, and charges contained in this LEASE are established in accordance with (i) Resolution 02-062 dated March 12, 2002 (or as subsequently amended), which reasserts and establishes the Xxxx Xxxxx Airport Revenue Planning Policy, and (ii) the Bond Indenture for the Airport Revenue Bonds, Series 1987, and the First Supplemental, Second Supplemental, Third Supplemental and Fourth Supplemental and Fifth Supplemental Indenture, Series 1993, 1997, 2003 and 2009. The Airport Director and the AAAC Chair shall present any modifications to the rent, fees, and charges to the AAAC prior to implementation. The TENANT shall make payment of the following rent, fees and charges, which shall be due and payable monthly in advance on the first day of each month with a 15-day grace period; and the TENANT agrees that the COUNTY will not invoice for such rent, fees and charges:

The second to last sentence in Section 10(a) of the Agreement entitled “Base Rent” is hereby deleted in its entirety and the following shall be inserted in lieu thereof: Where possible, payments due under this Agreement shall be remitted electronically to SSU by coordinating with SSU’s Vice President of Business and Financial Affairs (000- 000-0000; xxxxxxxxx@xxxxxxxxxxxxx.xxx).” Furthermore, Section 10(b) of the Agreement entitled “Escalations” is hereby deleted in its entirety and the following shall be inserted in lieu thereof: “Escalations. The base rent shall increase at a rate of three percent (3.0%) per year in the second and third years of the Initial Term. Thus, base rent in year two of the Initial Term will be $491,920.28 and base rent in year three of the Initial Term will be $506,677.88. The base rent shall increase at a rate of three percent (3.0%) in the Renewal Terms.
