COMMON AREA EXPENSE. If the Premises are in a Project, in addition to Base Rent, Tenant shall pay Landlord Tenant's share of Common Area expenses attributable to the Premises, as set for the paragraph 8.C.
COMMON AREA EXPENSE a. Landlord will, at its expense (subject to the reimbursement provisions herein set forth), operate and maintain the common areas and Common Facilities described or referred to in Section 10. For the purpose of this Section, "Operating Costs" shall be those of operating and maintaining the common areas and Common Facilities in a manner deemed by Landlord, in its sole discretion, to be reasonable and appropriate and for the best interests of the tenants in the operation of the Building, including, without limitation, the following: 1) All costs and expense of operating, maintaining, repairing, lighting, cleaning, painting, striping, insuring (including liability for personal injury, death and property damage and workmen's compensation insurance covering personnel) the Building and Garage, removing snow, ice and debris from the common areas and Common Facilities and/or amortization of machinery and equipment used for such operations; 2) All costs and expenses, for the repair or replacement of paving, curbs, walkways, landscaping, drainage, and lighting facilities; 3) All costs and expense of grass cutting, fertilizing, planting, replanting and replacing flowers, shrubs or other exterior decorations within the Building and Garage area;
COMMON AREA EXPENSE. Tenant shall be liable for a pro-rata share of the common area maintenance expenses for the premises in a ratio that the square footage Xxxxxx’s demised premises relates to the entire square footage for the whole of the property. Common area expenses shall include ad valorem (property) taxes, hazard insurance expense for the building, outside lighting (including electricity usage therefore), and for maintenance of the parking areas and common area landscaping. The tenant shall pay such common area maintenance charges within 15 days of receiving an invoice therefore. Any of such common area maintenance expense charges shall be considered additional rent.
COMMON AREA EXPENSE. During each Lease Year of this Lease, and during any Lease Year of any renewal term hereof, Tenant will pay to Landlord its Proportionate Share of Common Area Expense, at the time and in the manner provided in the last sentence of Section 5.3 hereof. "Common Area Expense" means the total cost and expense, including reasonable administrative charges and overhead, incurred by Landlord in the operation, maintenance and repair of common areas of the Center and all areas, space, equipment, facilities and improvements thereon and services therein, including, but not by way of limitation, the operation of the areas and services described in Sections 7 and 10 hereof.

COMMON AREA EXPENSE. During each Lease Year, beginning on the Commencement Date, Lessee agrees to pay its pro-rata share 20,800/27,925 (81.6%) of Lessor’s total actual cost to operate, manage, maintain, equip, light, repair, resurface, replace and service the common areas of the Property including, but not limited to, property management costs, lighting, signs, snow removal, landscaping, blacktop maintenance and repair, storm drainage systems and other utility systems, sprinkler systems, fire protection and security alarm systems and equipment; traffic control equipment, and common air conditioning, the cost of repairs,; line painting, painting of all buildings, improvements and structure exteriors of the Property and common areas, lighting, sanitary control, cost of rentals of machinery and equipment used in maintenance; the cost of personnel to implement such services, to direct parking, and to police the common areas of the Property and trash removal. During the Term, as it may be extended, Lessee agrees to pay its share of the Landlord’s monthly common area expenses as said expenses are incurred no later than ten (10) days after receiving an invoice from Landlord.

COMMON AREA EXPENSE. (a) In addition to the Base Rent provided for herein, Lessee shall pay to Lessor an amount equal to Lessee's prorated share of all common area expenses in accordance with paragraph 12(b) below. Common area expenses shall include, but not be limited to: Increase in property taxes over the 1995 calendar year, assessments, insurance premium increases over the 1996 premium, building maintenance and utilities and services as provided for above, as well as general maintenance including snow removal, repairs, supplies, security, street lights, elevator and HVAC maintenance and repair, and reserves therefore, and such other services which Landlord may deem reasonable or necessary. HVAC maintenance and repair includes without limitation replacing filters, periodic maintenance and minor repairs. Failure of structural HVAC components shall be the Lessor's responsibility and shall not be considered normal maintenance and repair. (b) Lessee's share of all common area expenses shall be calculated as follows. So long as the Lessee is the sole tenant of the office facility, Lessee shall pay a pro rata share of any increases in taxes, assessments and insurance over the base years of 1995 and 1996, respectively (which shall be pro rated based upon the ratio of the square footage of the demised premises to the entire office facility) and 100% of the remaining common area expenses, provided that, if other tenant(s) occupy any portion of the office structure, the remaining common area expenses shall be pro rated among Lessee and any other tenants in the building based upon the ratio of the square footage of the demised premises of each tenant. (c) Any increase over the base amount of Lessee's Proportionate Share of Common Area Expenses shall be payable as Additional Rent by Lessee within ten (10) days after a prepared statement of actual expenses is presented to Lessee by Lessor. At Lessor's option Lessor may xxxx Lessee for Lessee's Share of Common Area and Direct Expenses monthly or quarterly.
COMMON AREA EXPENSE. In each lease year, Tenant will pay to Landlord, as Additional Rent, its Proportionate Share of Common Area Expense, at the time and in the manner provided in Section 5.6 hereof. The term "Common Area Expense" shall mean the total costs and expenses of every kind and nature incurred in connection with the management, operation, maintenance, repair and redecorating of the Building and the common areas used in connection therewith, including costs and expenses incurred by Landlord in landscaping, storm drainage and other utility systems, fire protection and security services, if any, lighting, parking lot striping, sanitary control, lawn maintenance, removal of snow and trash, exterior painting, security lighting, depreciation on or rental of equipment used in such maintenance, the cost of personnel, if any, to implement such services and fifteen percent (15%) of all of the foregoing costs included in Common Area Expense to cover Landlord's administrative and overhead costs. Said expenses will include operation of the areas and services described in Articles 7 and 10 hereof, but excluding capital expenditures, depreciation, debt service on any mortgages, leasing commissions, and costs incurred for a specific tenant.

In addition, but not as part of the Common Area Expense, Tenant shall pay its Proportionate Share of the reasonable administrative charges and overhead of Landlord.
