PHASE II - DESIGN DEVELOPMENT PHASE. After OWNER’S review and approval of the Phase I - Schematic Design Documents and issuance of OWNER’S written authorization to proceed, DESIGN PROFESSIONAL shall commence the Phase II - Design Development services and perform the following: 4.1. Develop design documents to a level of definitiveness and detail to fix and describe the size and character of the various Project components and each Project discipline and system as may be appropriate for this stage of development, including long lead and special order materials and equipment. 4.2. Continue developing the architectural, civil, structural, mechanical, electrical, security, and other discipline’s responsibilities that establish the final scope and details for that discipline’s work. 4.3. Perform materials research and prepare specifications specific to Project requirements in draft form. 4.4. Identify and properly coordinate the requirements of the various utility services that have an impact upon the Project Design. Drainage investigations and drainage designs shall be coordinated with storm water management district having jurisdiction on the site. 4.5. Consult with CONSTRUCTION MANAGER @ RISK with respect to (i) CONSTRUCTION MANAGER @ RISK’S development of Project construction cost estimates, (ii) CONSTRUCTION MANAGER @ RISK’S development of an overall Project schedule and (iii) CONSTRUCTION MANAGER @ RISK’S comments and recommendations concerning the Project design. DESIGN PROFESSIONAL shall approve or provide written comments within Fourteen (14) days of receipt of CONSTRUCTION MANAGER @ RISK’S comments and recommendations. 4.6. Work with the OWNER’S Program Manager, Maintenance Department, and other users of the Project to meet design requirements and identify the areas within the facility design, which offer the greatest potential for the elimination of unnecessary costs. OWNER’S Guidelines shall not be eliminated as value engineering items. 4.7. Working in concert with the CONSTRUCTION MANAGER @ RISK, generate alternative ideas through Value Engineering Workshops with the OWNER to provide the identified primary function for the Project. 4.8. Evaluate alternative ideas in terms of their feasibility to construct, time and cost. 4.9. Develop selected alternative ideas in detail with emphasis on their technical durability, constructability and life cycle cost.

Develop design documents to a level of definitiveness and detail to fix and describe the size and character of the various Project components and each Project discipline and system as may be appropriate for this stage of development, including long lead and special order materials and equipment. 4.2. Continue developing the architectural, civil, structural, mechanical, electrical, security, and other discipline’s responsibilities that establish the final scope and details for that discipline’s Work. 4.3. Perform materials research and prepare specifications specific to Project requirements in draft form. 4.4. Review and prepare for review and approval by OWNER a summary of all previous requests for information (“RFI”), architect’s supplemental information (“ASI”), change orders, building code and other inspection comments, and any and all other comments or information received on any and all previous projects using the prototype design (“Summary”). Once approved by OWNER in writing, the approved Summary shall be incorporated in the Phase II- Design Development/60% Submittal (hereinafter defined).

Continue developing the architectural, structural, mechanical, electrical, security, and other discipline’s responsibilities to establish the final scope and details for that discipline’s work. 4.3. Perform materials research and prepare specifications specific to Project requirements in draft form.

PHASE II - DESIGN DEVELOPMENT PHASE. The design development phase shall commence upon written approval by City of all Phase I submissions and services and written authorization for Consultant to proceed, and shall terminate upon written approval by City of all Phase II submissions and services. Phase II professional services shall consist of preparation by Consultant of design development studies to fix and illustrate the size, scope and character of the entire Project in its essentials as to the kinds of materials, type of structures, internal systems and such other work as may be required. The design development studies shall include, but not be limited to, the following: 1. A site plan showing all buildings in relation to final grades with all proposed connections to existing or proposed roads and utilities. Landscaping shall be blocked in; 2. Plans, elevations, typical cross-sections and typical wall sections of all buildings; 3. Structural, electrical and mechanical systems presented in preliminary and one line diagram form; 4. Plans and specifications describing construction materials and systems in reproducible form acceptable to City; and 5. Consultant shall supply the City for review purposes complete sets of prints or plans and specifications as City may require. All plans and specifications submitted to the City for approval shall be in conformance with OSHA standards, the applicable laws, statutes, zoning ordinances, building codes and regulations of all city, county, state and federal agencies having jurisdiction over the work, and shall bear all necessary stamps of approval. In each instance of required submittal, 2 copies of all design development studies shall be submitted to City by Consultant for approval and shall not be deemed to have been accepted until City has notified Consultant in writing.

Related to PHASE II - DESIGN DEVELOPMENT PHASE

  • Design Development Phase INDICATE IN STATEMENT OF WORK “NOT APPLICABLE” IF SECTION IS NOT APPLICABLE 1.1.6.1. The ARCHITECT/ENGINEER shall prepare from the approved Schematic Design Studies, the Design Development Documents consisting of drawings (including at least architectural, landscaping, civil, structural, mechanical and electrical plans, building sections; and finish schedule), outline specifications following the Construction Specification Institute "CSI" Format and other necessary documents to fix and describe the size and character of the entire Project as to its site, structural, mechanical, and electrical systems, materials and other such essentials as may be appropriate, for and until approved by the State. 1.1.6.2. The ARCHITECT/ENGINEER shall conduct meetings with the State, Efficiency Vermont, and relevant members of the design team, to review the Design Development Documents for the purposes of furthering the energy efficiency objectives of the Project. 1.1.6.3. The ARCHITECT/ENGINEER shall prepare for the State a revised accounting of how the Project is responding to LEED criteria. 1.1.6.4. The ARCHITECT/ENGINEER shall submit to the State a revised Statement of Probable Construction Cost based thereon for and until approved by the State.

  • Design Development An interim step in the design process. Design Development documents consist of plans, elevations, and other drawings and outline specifications. These documents will fix and illustrate the size and character of the entire project in its essentials as to kinds of materials, type of structure, grade elevations, sidewalks, utilities, roads, parking areas, mechanical and electrical systems, and such other work as may be required.

  • Final Design Phase A. After acceptance by Owner of the Preliminary Design Phase documents, revised opinion of probable Construction Cost as determined in the Preliminary Design Phase, and/or any other Right of Way plan documents, subject to any Owner-directed modifications or changes in the scope, extent, character, or design requirements of or for the Project, and upon written authorization from Owner, Engineer shall: 1. Prepare final Drawings and Specifications indicating the scope, extent, and character of the Work to be performed and furnished by Contractor. 2. Visit the Site as needed to assist in preparing the final Drawings and Specifications. 3. Provide technical criteria, written descriptions, and design data for Owner’s use in filing applications for permits from or approvals of governmental authorities having jurisdiction to review or approve the final design; assist Owner in consultations with such authorities; and revise the Drawings and Specifications in response to directives from such authorities, as appropriate. 4. Advise Owner of any recommended adjustments to the opinion of probable Construction Cost. 5. After consultation with Owner, include in the Construction Contract Documents any specific protocols for the transmittal of Project-related correspondence, documents, text, data, drawings, information, and graphics, in electronic media or digital format, either directly, or through access to a secure Project website. Any such protocols shall be applicable to transmittals between and among Owner, Engineer, and Contractor during the Construction Phase and Post- Construction Phase, and unless agreed otherwise shall supersede any conflicting protocols previously established for transmittals between Owner and Engineer. 6. Assist Owner in assembling known reports and drawings of Site conditions, and in identifying the technical data contained in such reports and drawings upon which bidders or other prospective contractors may rely. 7. In addition to preparing the final Drawings and Specifications, assemble drafts of other Construction Contract Documents based on specific instructions and contract forms, text, or content received from Owner. 8. Prepare or assemble draft bidding-related documents (or requests for proposals or other construction procurement documents), based on the specific bidding or procurement-related instructions and forms, text, or content received from Owner. 9. Contract shall include contractor provided changeable message signs to communication construction information. 10. Furnish for review by Owner, its legal counsel, and other advisors, 6 copies of the final drawings and Specifications, assembled drafts of other construction Contract Documents, the draft bidding-related documents (or requests for proposals or other construction procurement documents), and any other final design Phase deliverables, by the established due date, with the Final Design Phase, and review them with Owner. Owner shall submit to Engineer any comments regarding the furnished items, and any instructions for revisions. B. Engineer’s services under the Final Design Phase will be considered complete on the date when Engineer has delivered to Owner the final Drawings and Specifications, other assembled Construction Contract Documents, bidding-related documents (or requests for proposals or other construction procurement documents), and any other Final Design Phase deliverables. C. In the event that the Work designed or specified by Engineer is to be performed or furnished under more than one prime contract, or if Engineer’s services are to be separately sequenced with the work of one or more prime Contractors (such as in the case of fast- tracking), Owner and Engineer shall, prior to commencement of the Final Design Phase, develop a schedule for performance of Engineer’s services during the Final Design, Bidding or Negotiating, Construction, and Post-Construction Phases in order to sequence and coordinate properly such services as are applicable to the work under such separate prime contracts.

  • Schematic Design Phase 1.2.1 Based on the mutually agreed upon Program of Requirements, Amount Available for the Construction Contract and the Project Schedule, the Architect/Engineer shall prepare sufficient alternative approaches utilizing BIM for design and construction of the Project to satisfy Owner’s project requirements and shall, at completion of this phase, submit Schematic Design Documents derived from the model in accordance with the BIM Execution Plan, “Facility Design Guidelines” and any additional requirements set forth in Article 15. The Architect/Engineer shall review alternative approaches to design and construction for the Project as they are being modeled at intervals appropriate to the progress of the Project with the Owner and Construction Manager at the Project site or other location specified by the Owner within the State of Texas. The Architect/Engineer shall utilize the model(s) to support the review process during Schematic Design. The Architect/Engineer shall provide the Construction Manager with a compact disc containing documents and data files derived from the model to assist the Construction Manager in fulfilling its responsibilities to the Owner. 1.2.2 Architect/Engineer shall provide all services necessary to perform the services of this phase (preparation of model(s), relevant data, decision support model views and Schematic Design Documents) including, without limitation, unless otherwise approved by Owner, the preparation and prompt delivery of all items specified in the BIM Execution Plan and “Facility Design Guidelines”. 1.2.3 Architect/Engineer shall work closely with Owner in preparation of schematic drawings and shall specifically conform to Owner’s requirements regarding aesthetic design issues. 1.2.4 The Architect/Engineer shall review the Estimated Construction Cost prepared by the Construction Manager, and shall provide written comments. 1.2.5 Before proceeding into the Design Development Phase, the Architect/Engineer shall obtain Owner’s written acceptance of the Schematic Design documents and approval of the Architect/Engineer’s preliminary Estimated Construction Cost and schedule. 1.2.6 The Architect/Engineer shall participate in a final review of the Schematic Design Documents and model(s) with the Owner and Construction Manager at the Project site or other location specified by Owner in the State of Texas. Prior to the Owner’s approval of the Schematic Design Documents, the Architect/Engineer shall incorporate such changes as are necessary to satisfy the Owner’s review comments, any of which may be appealed for good cause.

  • Development Work The Support Standards do not include development work either (i) on software not licensed from CentralSquare or (ii) development work for enhancements or features that are outside the documented functionality of the Solutions, except such work as may be specifically purchased and outlined in Exhibit 1. CentralSquare retains all Intellectual Property Rights in development work performed and Customer may request consulting and development work from CentralSquare as a separate billable service.
