Restrictions on the use of the premises. (1) The Tenant shall use the leased premises or collect profits therefrom in the methods as agreed upon, and shall exercise all rights and fulfill all obligations in accordance with the regulations and comply with the matters mutually agreed by the inhabitants.
(2) As stipulated in Paragraph 1 of Article 443 of the Civil Code, if the leased property is a house, the Tenant may sublet part of it to a third party, unless the contrary intention of the Landlord appears in the agreement. Hence, the Tenant may sublet part of the premises to a third party if the Landlord does not forbid subletting in the agreement.
(3) The leased premises stated in this sample agreement shall be used by the Tenant for residential purposes, not for business purposes. The Landlord may forbid the Tenant to apply for a company registration, business registration, and business tax registration.

(2) The Lessee shall not, unless otherwise permitted by the Lessor, sublease the Premises, in whole or in part, for use by any third party. Where the Lessor permits the Lessee to sublease the Premises, the Lessor shall issue a “Letter of Consent on the sublease scope, the sublease period, and causes for termination of this Contract” (as shown in Attachment 2) to the Lessee who then shall present to the sublessee such proof of consent from the Lessor, so as to avoid future disputes and protect the Lessor’s and the sublessee’s rights and interests. (3) Where the Lessee subleases the Premises, in whole or in part, the Consumer Protection Act does not apply to the Lessee upon any disputes over the terms of the Contract or the lease, since the Lessee is not the ultimate consumer.
(4) Residences leased with this Sample Contract shall not be used for business purpose; therefore, the Lessor may refuse a lessee who is registered as a company or business and the sales (tax) registration thereof.

(3) The Lessor shall make it a rule to suspend the use of the building and the operation of all facilities on legal holidays, special holidays, Saturdays and Sundays. When it is necessary for the management and the safety supervision including repair and check, the Lessor may restrict either the use of the building or the operation of facilities even on weekdays.
(4) In the event the Lessor operate facilities at the Lessee’s request during the suspension of use stated in the foregoing paragraph (3), the Lessee shall pay the additional maintenance charge calculated by the Lessor. In the event that the Lessee wants to receive the additional operation or services, the Lessee shall apply for such operation or services and get the approval from the Lessor.

Restrictions on the use of the premises. 1. The premises are made available to Lessee for office purposes and may not be used for any other purposes.
2. Lessee shall not sublet, lend, transfer or otherwise make available by indirect means the premises, in whole or in part, to others for use, or assign the leasehold to others.
3. Lessee shall not engage in tax evasion, sale of contraband, or other wrongful business acts, nor may it store dangerous goods to the detriment of public safety.
4. No public lot or public equipment of the building, such as corridors and vacant lots, parking lot, public lavatories, machine room, outdoor passageways on the first floor, all stairs, fire escapes, elevators, cisterns, lift lobbies and the surroundings etc. of the building, may be occupied by way of storage of objects, residence, or installation of equipment etc. The premises and all other facilities such as elevators, water and electric meters, lighting fixtures, aluminum doors and windows, glass panes, iron gates, sanitation equipment, fire equipment, fire wall, gas equipment, and other ancillary equipment etc. of the building shall be kept intact without damage or additional installation.
5. Lessor has reserved a location by the side of the entrance to the elevator on the first floor of the building, for erection of a standard signboard. Lessee shall make such signboard within the space and area allocated by Lessor. Lessee shall not put up any signboard or advertisement at any location outside or inside the building absent the prior written consent of Lessor.
6.1 Lessor is responsible for maintenance of the overall structure and ancillary equipment of the premises (provided Lessee shall be responsible for repair if a joint inspection by Lessor and Lessee confirms the damage is imputable to Lessee. Lessee is deemed to waive its right if it refuses to conduct the above inspection, in which event it shall be responsible for all matters relating to repair).
6.2 All execution of work, construction work, partitioning and renovation etc. within the premises as required by Lessee shall be subject to Lessee’s procurement of permits and licenses from the relevant competent government authorities as well as Lessor’s written consent, prior to the commencement of work. All costs shall be solely borne by Lessee. Such work shall in no event damage the safety of the structure and equipment of the original building.
6.3 Lessee may not construct any additional building or unlawful building during the term of lease.

Restrictions on the use of the premises. In its use of the Premises, Party B shall exercise due care of a good administrator and shall not do the following businesses or acts:
1. Not to use the Premises as residence or kitchen or do any thing which will affect the hygiene, security, public order or tranquility.
2. Not to store any prohibited articles or do any illegal business in the Premises.
3. Not to use excessive electric appliances, install high-voltage electric apparatus or neon tubes, or alter originally designed electric equipment and line without authorization.
4. Not to conduct any business of, test or store hazardous goods in the Premises or take any prohibited articles into the Premises.
5. Party B shall not post or hang any advertisement or signboard onto the exterior wall or inner or outer glasses of the Premises, in order to maintain the overall beauty of the building.
6. Unless otherwise agreed by Party A, Party B should not underlet, sublet, transfer, assign or otherwise offer to use the Premises or any part or parts thereof to any third party, except to its subsidiary or affiliate.
Restrictions on the use of the premises. Lessee shall take reasonable steps to prevent fire and to promptly extinguish fire on the Premises. Lessee shall endeavor to use diesel powered vehicles whenever reasonably possible on the Premises to avoid fires resulting from catalytic converters. Lessee may not construct open fires on the Premises. No trash or timber slash will be burned by Lessee on the Premises. Lessee shall promptly and fully compensate Lessor for all damages caused by fire arising out of Lessee’s operations on the Premises, including, without limitation, any charges incurred by Lessor for fire suppression. Lessee shall not permit any of its employees or contractors operating hereunder to bring any firearm, explosive device, weapon, alcoholic beverage, or illegal drug on the Premises. Lessee’s employees shall at all times carry identification. Lessee’s employees will not bring dogs or other animals in vehicles or otherwise on to Lessor’s lands. Lessee shall not place any trash, rubbish or debris on Lessor’s land. No employee or contractor of Lessee shall xxxx, prospect for antlers, fossils or antiquities, consume alcoholic beverages or carry on any illegal activities on the Premises. Lessee shall not establish living quarters for its employees and contractors on the Premises. Absent Lessor’s consent, Lessee’s machinery, vehicles, or other equipment not required for daily operations shall not be stacked or stored on the Premises nor shall equipment be maintained on any of the Premises except where a containment area has been constructed to contain any potential fuel leaks from a designated fuel tank or vehicle.

(1) The premises shall not be used for residential, factory and kitchen purposes, and no act against sanitation, safety, public order and peace shall be committed.
(2) Neither contraband shall be placed nor illegal business operated.
(3) Electrical appliances of excessive voltage shall not be used or high voltage electrical facilities or neon lights shall not be installed without authorization, the original design of the electrical facilities or lines shall not be altered.
(4) Operation, experimentation or storage of dangerous goods is not allowed on the premises; no such goods or weapons shall be allowed on the premises.
(5) The lessee shall not stick or hang any advertisements or signboards on the outer wall or on either side of the glass panes of the premises so that the overall appearance of the building will be maintained.
(6) Party B shall not sublet, lend, offer or provide in any disguised manner for use the premises of parking spots in part or in whole to a third party except a branch company or an affiliate of Party B acknowledged by Party A.
