Preparation of Construction Documents. The Construction Documents shall include all architectural, mechanical, electrical, fire protection, plumbing and structural drawings and detailed specifications for the Initial Tenant Work, as applicable, and shall show and/or specify all work necessary to complete the Initial Tenant Work including all cutting, fitting, and patching and all connections to the mechanical and electrical systems and other components of the Building as well as any re-balancing and re-commissioning scope that is necessary to address Base Building systems affected by the Initial Tenant Work. Where the Initial Tenant Work interfaces with Base Building, the Initial Tenant Work design shall visually integrate with the Base Building in a manner and with materials and finishes that are compatible with the Base Building in that area. The Construction Documents shall include: (a) Major Work Information: A list of any items or matters which might require structural modifications to the Building, including the following: (i) Location and details of special floor areas exceeding 150 pounds of live load per square foot; (ii) Location and weights of storage files, batteries, HVAC units and technical areas; (iii) Location of any special soundproofing requirements; (iv) Existence of any extraordinary HVAC requirements necessitating perforation of structural members; and (v) Existence of any requirements for heavy loads, dunnage or other items affecting the structure.
Preparation of Construction Documents. (a) Landlord shall cause to be prepared detailed architectural, mechanical and engineering plans, including all dimensions and specifications for all work to be performed by Landlord in the Premises, substantially in accordance with the Space Plan (“Plans”). (b) Tenant shall cooperate as necessary in connection with the preparation of the Plans, in a complete and timely manner, and without limiting the foregoing, shall provide to Landlord all information as shall be required by Landlord’s engineers to prepare mechanical plans pursuant to Section 1.02 hereof, which information shall include, but not be limited to, the following: (1) any special floor-loading conditions which may exceed the structural weight limits of the floor; (2) specifications of any heat emanating equipment to be installed by Tenant which may require special air conditioning; (3) electrical specifications of any equipment that requires non-standard electrical power outlets; and (4) complete specifications of any data-line wiring required, including cable routing, conduit size, cable type and similar items. (c) The Plans shall be delivered to Tenant for its review and consideration as soon as reasonably possible. Tenant shall inform Landlord of any required changes as soon as possible, but in no event later than five (5) business days following Tenant’s receipt of the Plans. Any change or modification of such date Plans shall not be valid or binding unless consented to by Landlord in writing.
Preparation of Construction Documents. 3.1 Landlord shall cooperate with Tenant in developing plans and specifications for the Work, which plans and specifications shall be prepared by Tenant’s Design Consultants. All costs associated with the review and approval of the plans and specifications by Landlord or Landlord’s architect and engineers shall be paid by Tenant, and such costs shall be applied against the Allowance. Tenant shall contract with each of Tenant’s Design Consultants, and Tenant shall be solely responsible for payment of all fees and/or payments due Tenant’s Design Consultants. Tenant’s architect (the “Project Architect”) and Tenant’s engineers must be licensed to practice his/her professional discipline in the State of Tennessee and shall be capable of providing appropriately stamped Construction Documents to local government officials for permit approvals. In connection with costs incurred in connection with the Work, Tenant shall not suffer or permit any mechanic’s liens or materialmen’s liens to be filed against the real property of which the Leased Space form a part or against the Tenant’s leasehold interest in the Leased Space. 3.2 Tenant and/or Tenant’s architect shall submit all Construction Documents to Landlord for Landlord’s approval. Upon receipt of each Construction Document, Landlord shall have five (5) days (or two (2) business days if The Innovations Group, LLC is the architect for the Work) to approve or deliver written comments regarding the Construction Documents to Tenant. If Landlord does not respond within such five (5) day period (or such two (2) business day period, as the case may be), each such Construction Document shall be deemed approved. Landlord may withhold its approval of any space plan, working drawings, plans and specifications, Change Order or other Construction Document for any reason it deems appropriate, including, without limitation, for any of the following reasons: any such space plan, working drawing, plans and specifications, Change Order or other Construction Document: (a) exceeds or adversely affects the structural integrity of the Building, or any part of the heating, ventilating, air conditioning, plumbing, mechanical, electrical or communication system, or any other Central system of the Building; (b) is not approved by the holder of any mortgage or deed of trust encumbering the Building at the time the Work is proposed; (c) violates any agreement which affects the Building or binds the Landlord; or (d) does not conform to applic...

(c) The Construction Documents shall be delivered to Tenant for its review and consideration as soon as reasonably possible. Tenant shall inform Landlord of any required changes as soon as possible, but in no event later than five (5) business days following Tenant’s receipt of the Construction Documents. Preparation of Construction Documents. Upon approval by the Owner of the Design Development Studies, the Golf Course Designer shall prepare for Owner's approval, Construction Documents consisting of the Working Drawings and Specifications necessary for construction of the Project. Included with the Construction Specification Documents will be instructions setting forth the requirements for the construction of the Project and certain of the responsibilities of the Owner and the Contractor who is to construct the Project.
