Tenant’s Duties. The Tenant(s) shall: A. Keep the unit in a clean condition during their occupancy. B. Pay for all damages (due when damages are repaired) to the premises or to any other Tenant or other persons caused by waste, misuse or neglect of the Tenant or his guest. C. Not allow dogs, cats or other animals or pets on the premises. D. Be responsible for any cost of repair of any stoppage caused to the plumbing or damage to other equipment, appliances, or fixtures in or on the premises caused by misuse. E. Return unit and all furnishings provided by Landlord to a clean and sanitary condition at the end of the rental term. F. Tenant(s) will be charged equally from deposit for damage(s) to all areas. G. Tenant(s) are responsible for all glass breakage.

Tenant’s Duties. Tenant shall at its sole cost maintain, repair, replace, and repaint, all in first class condition, the interior of the Premises, all building systems exclusively serving the Premises and located within the Premises or the walls of the Premises, and any damage to the Premises or the Project resulting from the acts or omissions of Tenant or Tenant's Invitees Tenant shall maintain all communications conduit, equipment, and wiring serving the Premises, whether in the Premises or not (and specifically including all of Tenant’s Work and all wiring, equipment, and conduit located on the roof of the Building), regardless of the ownership of said conduit or wiring, subject to Landlord’s reasonable approval of Tenant’s maintenance/repair contractor and manner of maintenance/repair. Notwithstanding anything to the contrary contained herein, Tenant shall pay any and all maintenance and recurring costs for supplemental HVAC units exclusively serving the Premises, or any portion thereof, upon presentation of invoice from Landlord. If Tenant fails to maintain, repair, replace, or repaint any portion of the Premises or the Project as provided above then following ten days’ written notice thereof to Tenant, Landlord may, at its election, maintain, repair, replace, or repaint any such portion of the Premises or the Project and Tenant shall promptly reimburse Landlord, as Additional Rent, for Landlord's actual cost thereof, plus a supervisory fee in the amount of ten percent of Landlord’s actual cost. Notwithstanding the foregoing, if following Tenant’s payment (or performance) of its obligations under this Paragraph, Landlord receives payment from an insurer for such work, Tenant will be entitled to receive such proceeds (after Landlord has first been fully reimbursed for its costs and expenses relative thereto including Landlord’s costs and expenses in obtaining such proceeds) to the extent Tenant previously paid or incurred third party costs relative thereto..
Tenant’s Duties. Tenant agrees to: A. be reasonably available to see property with Broker or property for which Broker has arranged Tenant to see; B. timely respond to communications from Broker; C. provide Broker with accurate and complete information; D. inspect and become familiar with any potentially adverse conditions and conditions of special concern to Tenant relating to the physical condition of any property in which Tenant becomes interested, any improvements located thereon and the neighborhood surrounding such property; E. become familiar with the terms of any lease agreement and other documents which Tenant may sign and comply with the duties and deadlines contained therein; F. work exclusively with Broker (and not with any other real estate broker or licensee) in identifying, previewing and seeing property for lease by Tenant (since if Tenant identifies, previews or sees property with another broker or fails to disclose to the listing broker that Tenant is working with Broker) a commission will likely not be paid to Broker by the listing broker and Tenant shall be responsible for the same; and G. disclose to Broker at the commencement of this Agreement whether Tenant previously worked with any other real estate broker and the addresses of the properties, if any, Tenant made an offer to lease or for which Tenant may owe a commission to another broker if Tenant now purchases.
Tenant’s Duties. Tenant agrees that it shall during the Term: --------------- (a) Not use or occupy the Premises in violation of law or of the certificate of occupancy issued for the Building, and shall, upon written notice from Landlord, discontinue any use of the Premises which is declared by any governmental authority having jurisdiction to be a violation of law or of said certificate of occupancy. Tenant shall comply with any direction of any governmental authority having jurisdiction which shall, by reason of the nature of Tenant's use or occupancy of the Premises, impose any duty upon Tenant or Landlord with respect to the Premises or with respect to the use or occupation thereof. (b) Give Landlord access to the Premises at all reasonable times, upon reasonable advance notice to Tenant (which notice shall be directed to Tenant's "Facilities Department" in addition to any other person to whom notices are required to be given under this Lease), without charge or diminution of Rent, to enable Landlord to examine the same and to make such repairs, additions and alterations as are required under the terms of this Lease, including the right to show the Premises for the purpose of a potential sale or lease. If Tenant fails to respond to Landlord's request for access within one (1) business day, Tenant shall be deemed to have agreed to the time and manner of Landlord's requested access. If Landlord proposes to show the Premises, Tenant will be allowed to limit or prevent access to those portions of the Premises Tenant deems, in its sole business judgment, sensitive or confidential. Furthermore, if Landlord proposes to show the Premises to a prospective Tenant, Landlord may be precluded from doing so, except during the last six (6) months of the Lease term. (c) Keep the Premises in good order and condition, reasonable wear and tear and casualty damage excepted, and replace all broken glass with glass of the same quality as that broken, save only glass broken by fire and extended coverage type risks. (d) Recognize that improvements attached to the Premises become the property of the Building and may not be removed without approval of Landlord which approval may be subject to the Tenant's paying for the cost of repairs resulting from the removal of such improvements. (e) Upon the termination of this Lease in any manner whatsoever, remove Tenant's property and those of any other person claiming under Tenant, and quit and deliver up the Premises to Landlord peaceably and quietly ...
Tenant’s Duties. Tenant shall: (a) Comply with all obligations primarily imposed upon Tenant by applicable provisions of building and housing codes materially affecting health and safety; (b) Immediately notify Landlord of any violation or suspected violation of the housing code; (c) Notify Landlord of any smoke or carbon monoxide (if applicable) detector malfunctions including, but not limited to, needed battery replacement or power failure; (d) Notify Landlord in the event a fire extinguisher was engaged and needs to be replaced; (e) Keep Premises in a clean and safe condition and immediately report any unsafe condition to Landlord. Tenant is responsible for the exterior cleaning of windows.; (f) Remove from Premises all ashes, garbage, rubbish and other waste in a clean, safe, and timely manner and in compliance with applicable recycling requirements of Landlord or the City of Charlottesville; (g) Keep drains that are in or adjacent to Premises clean and unobstructed; (h) Keep all plumbing fixtures clean and provide and use a plunger for clearing toilet drains; Xxxxxx agrees that should Landlord have to clear a toilet drain the charge will be $55.00 during office hours and (i) Provide and install shower curtains and bath mats for all tubs and showers to prevent water damage. Any damages resulting from the improper installation or use of mats and shower curtains will be charged to Tenant; (j) Use in a reasonable manner all electrical, plumbing, sanitary, heating, ventilating, air conditioning and other facilities and appliances. Tenant shall be responsible for notifying Landlord of any maintenance concerns in a timely manner. Failure to do so could result in Tenant being responsible for any additional utility costs and/or damages resulting from the unreported problem; (k) Promptly vacate Premises at the termination of the Rental Agreement, whether by expiration of the rental term or resulting from default of Tenant; (l) Conduct oneself in a manner that will not disturb Tenant's neighbors’ peaceful enjoyment, and require any person on Premises to conduct himself in a manner that will not disturb Tenant's neighbors’ peaceful enjoyment; (m) Be responsible for the actions and damages caused by any invited or uninvited guests who may enter Landlord’s property as a result of Xxxxxx’s hosting a party or gathering at the Premises; (n) Abide by all reasonable rules and regulations issued by Landlord and ensure that Xxxxxx's guests and Occupants also abide by said Rules and Regula...
Tenant’s Duties. The Tenant Shall: A. Keep the Premises that he/she occupies and uses safe and sanitary; B. Dispose of all rubbish, garbage, and other waste in a clean, safe and sanitary manner approved by the Landlord; C. Keep all plumbing fixtures in the Premises or used by the Tenant as clean as their condition permits; D. Use and operate all electrical and plumbing fixtures properly; E. Comply with the requirements on Tenants by all applicable state and local housing, health and safety codes; F. Personally refrain, and forbid any other person who is on the Premises with his/her permission, from intentionally or negligently destroying, defacing, damaging, or removing any fixture, appliance, or other part of the Premises; G. Maintain in good working order and condition any range, refrigerator, washer, dryer, dishwasher, or other appliances supplied by the Landlord; H. Promptly notify the Landlord of the need for repairs; I. Conduct him/herself and require other persons on Premises with his consent to conduct themselves in a manner that will not disturb his neighbors “peaceful enjoyment” of the Premises; X. Not unreasonably withhold consent for the Landlord or his/her agents to enter the Premises; X. Conduct himself, and require persons in his household and persons on the Premises with his consent to conduct themselves, in connection with the Premises so as not to violate the prohibitions contained in Chapters 2925 and 3719 of the Revised Code, or in municipal ordinances that are substantially similar to any section in either of those chapters, which relate to controlled substance; L. Tenant shall regularly test all smoke detectors, supply electric current thereto (battery or electric current if required by Lease), and notify Landlord in writing of any mechanical failure, need for repair, or replacement. M. Tenant shall not operate any open-flame cooking device, or store liquefied-petroleum gas on a combustible balcony or within 10 feet of combustible construction.
Tenant’s Duties. Tenant shall at its sole cost maintain, repair, --------------- replace, and repaint, all in first class condition, the interior of the Premises and any damage to the Premises or the Project resulting from the acts or omissions of Tenant or Tenant's Invitees, including, without limitation, any damage to doors, windows, or the roof or damage relating to a roof penetration caused by Tenant or Tenant's Invitees. Tenant shall maintain all communications conduit and wiring exclusively serving the Premises, whether in the Premises or not, regardless of the ownership of said conduit or wiring, subject to Landlord's approval of Tenant's maintenance/repair contractor. If Tenant fails to maintain, repair, replace, or repaint any portion of the Premises or the Project as provided above then Landlord may, at its election, maintain, repair, replace, or repaint any such portion of the Premises or the Project and Tenant shall promptly reimburse Landlord for Landlord's actual cost thereof, plus a supervisory fee in the amount of ten percent (10%) of Landlord's actual cost.

Tenant’s Duties. Tenant will at all times maintain the Premises in a clean and sanitary condition, including appliances that the Landlord provides.
Tenant’s Duties. The tenant must maintain ordinary health, cleanliness, and sanitary standards throughout the residential premises and residential property. The tenant is not responsible for reasonable wear and tear to the residential premises.
Tenant’s Duties. Guest agrees to comply with all obligations imposed by the NC Vacation Rental Act on Guest with respect to maintenance of the Premises, including but not limited to keeping the Premises clean and safe as conditions of the Premises permit and causing no unsafe or unsanitary conditions in the common areas and remainder of Premises the Guest uses. Guest agrees not to use the Premises for any activity or purpose that violates any criminal law or governmental regulation. Guest’s breach of any duty contained in this paragraph shall be considered material, and shall result in the termination of tenancy. Guest shall report any existing damages found within 24 hours of his/her arrival or be subject to being charged for said damages.
