Parking Management. When Tenant has elected to purchase a special event parking permit for parking in Exposition Park for Special Events or Major Events other than USC Home Football Games, Landlord shall operate and manage all parking areas covered by the permit while the permit is in effect, at Landlord’s sole cost and expense.

Parking Management. The Landlord will use reasonable endeavours to manage parking of vehicles at the Landlord’s Retained Land so that the use of the Premises for the Permitted Use, or the exercise of the rights mentioned in Schedule 2, is not obstructed or hindered, and in assessing reasonable endeavours for this purpose, regard shall be had to the parking management arrangements the Landlord had in place immediately before the date of this lease and the parking management arrangements the Landlord has had in place during the Term.

Parking Management. (a) Parking at the Property shall be managed at all times by an Approved Parking Manager pursuant to an Approved Parking Management Agreement. Borrower may from time to time appoint an Approved Parking Manager to manage all or a portion of the parking at the Property pursuant to an Approved Parking Management Agreement, and such successor Approved Parking Manager shall execute for Lender’s benefit a Subordination of Parking Management Agreement in form and substance reasonably satisfactory to Lender, pursuant to which such Approved Parking Manager shall agree that its Approved Parking Management Agreement and all fees thereunder (including any incentive fees) are subject and subordinate to the Indebtedness. (b) Borrower shall notify Lender in writing of any default of Borrower or the Approved Parking Manager under the Approved Parking Management Agreement, after the expiration of any applicable cure periods, of which Borrower has actual knowledge. Lender shall have the right, after reasonable notice to Borrower and in accordance with the Subordination of Parking Management Agreement, to cure defaults of Borrower under the Approved Parking Management Agreement. Any out-of-pocket expenses incurred by Lender to cure any such default shall constitute a part of the Indebtedness and shall be due from Borrower within ten (10) days after written demand by Lender. (c) In the event that (i) an Event of Default shall be continuing, (ii) any foreclosure, conveyance in lieu of foreclosure or other similar transaction following an Event of Default shall have occurred, or (iii) a material default by the Approved Parking Manager under the Approved Parking Management Agreement (after the expiration of any applicable notice and/or cure periods) shall be continuing, Lender may, in its sole discretion, terminate or require Borrower to terminate the Approved Parking Management Agreement and engage an Approved Parking Manager selected by Lender to serve as replacement Approved Parking Manager pursuant to an Approved Brokerage Agreement in accordance with the terms of Section 5.24(a); provided, that, notwithstanding the foregoing, Lender shall not exercise its right to terminate the Approved Parking Management Agreement during the continuance of an Event of Default pursuant to clause (c)(i) so long as the Approved Parking Manager is not in default under the Approved Parking Management Agreement.

Parking Management Services Xxxxxx Transit will provide parking management services for the TDS Garage through a third party vendor tasked with managing the operations at the TDS Garage. These parking management services include, but are not limited to: monitoring parking use and management of overflow if needed; resolving and responding to problems with parking operations; issuing parking violations; responding to complaints; maintaining restricted areas; monitoring activities in order to enforce of smoking and unlawful transit conduct laws; ensuring that all rules for parking and identifying violations are properly posted and followed; and monitoring and updating signage. B. Hours of Operations TDS Garage will be open for operation seven days per week, 24 hours per day.

The University will actively evaluate, monitor, and enforce its parking policies. 4. Except for Detached Dwelling Units and Townhomes, provided that parking for such units is included in a garage accompanying the unit, the University will charge for all parking in the Development Zone, including without limitation on-street or off-street parking areas, unless prohibited by low-income tax credit financing for affordable units.
