Site Planning. Site Planning shall commence with the execution of the Agreement and shall be complete with the Owner’s approval and acceptance of the completed Master Planning Document. The overall goals and functions of the Site Plan are: [enter description]. The Site Plan shall focus on five elements: vision and direction of the agency and how the facilities master plan integrates and assists in the overall objectives and targets; documentation of existing facilities, utilities, themes, roads, sidewalks, campus access, and structures; available and potentially-available open space; transportation and circulation for all types of transit and pedestrians; and, defining potential future development and growth. Site Planning. The Awardee shall furnish the NSF with an up-to-date master site plan addressing each geographic location of the Observatories. At a minimum, the plan should include the information listed under Article 46 of the CA- SFATC/FFRDC. This plan shall be updated on an annual basis and revised copies forwarded to the Program Officer at the beginning of each new fiscal year. If there are no changes, the Awardee will provide the NSF with a statement that no site plan changes have occurred during the past year. Proposed construction of buildings and facilities or major modifications thereto and plans for acquisition of additional lands must be referenced in the master site plan prior to the Awardee's submission of a request for funding such actions.
Site Planning. DESIGN 1. A site survey, environmental and geotechnical investigations must be provided for review by the DTMB-RED and DCD. These items are required and are the responsibility of the Lessor. 2. Minimize site disturbances when determining building, parking, site circulation and utility locations. 3. Where setback requirements allow, sites shall be attractively landscaped. Maximize the use of native plantings, drought resistant plantings and low maintenance plantings. Irrigation is to be provided in select areas only. Retention ponds on the property shall be secured from trespass. 4. Provide a designated smoking area located outside of the State facility at a sufficient distance from windows and ventilation systems to ensure that smoke does not enter the Leased premises; a sufficient number of receptacles specifically designed for smoking related trash to accommodate all smokers who work and conduct business in the Leased premises; and disposal of smoking related trash. If the State facility includes both enclosed and unenclosed space, the smoking area must be located outside any enclosed space at a sufficient distance from windows and ventilation systems to ensure that smoke does not enter the enclosed space. I. SITE CIRCULATION 1. Public and employee entrances to the building shall comply with the ADAAG and MBF requirements. 2. Provide sufficient concrete sidewalks from parking areas for easy and ADAAG-compliant access to building. Sidewalks shall be sized so that if vehicles overhang sidewalks there is sufficient passage width per the ADAAG. 3. The parking lot shall be striped and signed to designate “No Parking” areas and to accommodate the minimum number of motor vehicle parking spaces required in the Lease. 4. Provide the following as a minimum at parking lots: stall size 9’ x 20’; use 90° parking where possible; at least 10 percent of parking lot area is to be dedicated for plant islands; 5. Provide handicapped parking and signage per building code and ADAAG and MBF requirements. A minimum of one of the handicapper spaces shall be “van accessible” per ADAAG and MBF. 6. Paint all lines and stripes using 1 coat yellow or white Xxxxxxx Xxxxxxxx “Pro-Mar Traffic Paint” as appropriate at a rate of 1 gallon for every 350 lineal feet of 4” wide stripe following the DTMB-RED or DTMB-DCD’s approval of the parking layout provided by the Owner/Lessor. 7. Site Planning. The Developer will coordinate with the City to implement planning and design practices for the Property through the identification and prioritization of the following ecological site characteristics: wetlands, uplands, wildlife corridors, cultural resources, landscape and soils. The Developer and the City will coordinate and identify requirements to minimize land disturbance through the following practices: limit topsoil removal and soil compaction on throughout the Property and where practicable stockpile topsoil within the Property for reuse; limit impervious areas through narrow streets and/or higher density home layouts. Limiting of impervious area via the use of narrower streets must comply with minimum traffic engineering and fire safety requirements. Additionally, higher density housing layouts must conform with Comprehensive Plan and Land Development Code requirements pertaining to maximum density.
