Geotechnical services are included in this proposal. • Materials sampling and testing to establish the structural capacity of various buildings components is included in this proposal. • Periodic preliminary conferences with DSA are assumed to be required and are included in this proposal. • Accessibility improvements to the Center Street entrance will be required. • With the exception of mechanical shafts, stairs, and elevator enclosures, the non- structural elements of the interior such as partitions and ceilings are assumed to be removed. • No major changes to the building area or exterior enclosure are proposed with the exception of changes associated with added lateral force resisting systems. • Various schemes for structural improvements have been explored and offer different opportunities for the layout and size of interior spaces. New lateral force resisting systems may include drilled piers and footings; shotcrete, concrete masonry or plywood shear walls; additional nailing at plywood shear walls and floor diaphragms; drag members; blocking and strapping. The specific approach for structural improvements will require approval by the Division of the State Architect (DSA) in order to convert this building for use as a community college facility. • The thermal performance of the building may be improved by adding roof and wall insulation. • Replacement of exterior glazing systems is not included due to cost considerations. • Restroom fixture capacity appears to be sufficient under current code if the number of new classrooms is limited. However, if additional classrooms are desired, an increase in the number of restroom fixtures will be required. The test fit assumes that the restrooms will be renovated or expanded at their current location to utilize the existing sewer connection. • The existing elevator is assumed to require modernization but not replacement. • The open stair is assumed to be removed. • The project is assumed to include replacement of all mechanical systems. • The project is assumed to include provision of a new fire sprinkler system and fire alarm system. • The project is assumed to include provision of telecom infrastructure including dedicated MDF/IDF rooms. MBCO is under the assumption that NewQuest will be dedicating the east 900 feet of right-of-way by plat out of a 21.89 acre parcel referenced by FBCAD No. R484346; therefore MBCO will not be completing a Category 1A Condition II boundary survey for the above-referenced tract of land. • MBCO must be provided with the recorded plat for the 21.89 acre parcel dedicating the east 900 feet of the proposed Xxxxx Plantation ROW. • MBCO under this proposal will not be monumenting the east 900 feet of the proposed Xxxxx Plantation Dr. ROW as this should be monumented by the platting surveyor. • MBCO will be given sub meter locations of the geotech boring locations and boreholes will be marked with lath and flagging in the field prior to surveying. • MBCO will be given right of entry and access to the areas needed to perform our services per this proposal in a timely manner. • MBCO will not be responsible for obtaining right of entry per this proposal.

These stubs have adequate capacity to serve the project, and new services will not be required to be pulled from the right-of-way. • The stormwater detention vault and water quality treatment structure constructed with Fire Station 24 were sized to satisfy current flow control and water quality treatment standards for the new impervious area proposed by the project. New flow control and water quality facilities will not be required. • The electrical engineer will lead coordination with Puget Sound Energy to determine requirements for electrical service. KPFF will provide horizontal control of conduit routing, if necessary. • Sizing and design of the propane tank and piping will be by others. KPFF will provide horizontal control of underground pipe routing, if necessary. • The propane tank will not require a secondary containment system. • Pump designs, if necessary, will be by the mechanical engineer. • Above-ground stormwater cisterns will be designed by others with input from KPFF. • Existing utility mains are available and have adequate capacity to serve the project. Main extensions or upsizing are not included with this proposal. • KPFF will perform up to three turning studies of on-site vehicle circulation. Additional studies, if necessary, may require additional design fee. • Assembly and submittal of permit packages to the City of Kirkland will be by others. KPFF will assemble and submit permit packages to NUD. • KPFF will develop the project titleblock and cover sheet. Code compliance information required to appear on the cover sheet will be provided by others. • The area disturbed by the project will be less than one-acre, therefore submittal of a Notice of Intent to the Department of Ecology will not be required for construction stormwater discharge. • The modular classroom building shown in the preliminary site layout is not included in the project scope.
