on Saturday. The normal cooling season shall be from April 15th to October 1st of any given year. Normal business days are all days except Saturday, Sunday, New Year's Day, Memorial Day, July 4th, Labor Day, Thanksgiving Day, Christmas Day (and the following day when any such day occurs on Sunday or the preceding day, if the holiday occurs on a Saturday). In addition, Xxxxxxxx agrees to furnish elevator service and to light passageways and stairways during business hours, and to furnish such cleaning service as is customary in similar buildings in said city or town, all subject to interruption due to any accident, to the making of repairs, alterations or improvements, to labor difficulties, to trouble in obtaining fuel, electricity, service or supplies from the sources from which they are usually obtained for said building, or to causes beyond Landlord's control. If Tenant shall require air-conditioning, heating or ventilation outside the hours and days above specified (“After Hours HVAC”), Landlord shall furnish such service and Tenant shall pay therefor such charges as may from time to time be in effect. Such charges are currently $25.00 per hour for 10,000 square feet and are pro rated for smaller increments of space and may be increased only to the extent necessary to compensate Landlord for increased out-of-pocket costs in providing such After Hours HVAC service, without any markup to Landlord. In the event Tenant introduces into the Premises personnel or equipment, which overloads the capacity of the building system or in any other way interferes with the system's ability to perform adequately its proper functions; supplementary systems may if and as needed at Landlord's option, be provided by Landlord, at Tenant's expense. Tenant shall be permitted to have access to the Building and the parking areas described in Section 2.2, twenty-four hours per day, seven days per week, fifty two weeks per year. Landlord shall also cause the Premises to be inspected and exterminated on a regular basis by a reputable, licensed exterminator, and the cost of such exterminator may be included as part of Operating Expenses. Landlord shall provide shuttle service from the Building to public transportation on normal business days (as defined above) between the hours of 6:00 A.M. and 9:00 P.M. In the event Landlord should neglect or fall to furnish any of the utilities or services required to be furnished by Landlord in this Lease and such failure should continue for two (2) business days after receipt of written notice of such failure from Tenant, Tenant shall be entitled to an abatement of all of the rent payable hereunder with respect to that portion of the Premises so affected by such failure for the period beginning on the day that such portion of the Premises is unusable and continuing until the use of such portion of the Premises is restored to Tenant.
