Conceptual Design Phase. The Design Consultant shall work with the Project Team to create a conceptual design by: June 10, 2016
Conceptual Design Phase. 1. Prepare three (3) conceptual plan sketches to illustrate the proposed design. Plans will include existing and proposed site plan, floor plans, floor areas, furniture and equipment.
2. Meet three times (3) with Stakeholders, City staff and community center users to review conceptual plan sketches and choose scheme.
3. At the end of this phase, Architect will provide a preliminary cost estimate and outline specifications of key building systems.
Conceptual Design Phase. The Architect will participate with and assist the Owner and Construction Manager, as required, in developing and refining the general concept for the Project described in Article I in accordance with the Design Schedule from time to time in effect.
Conceptual Design Phase. If specified in an Architect Release, Architect shall provide the following Services during the Conceptual Design Phase, based on the information provided in Architect Release:
Conceptual Design Phase. Coordinate topographic survey for south half of Garret Field Park.
Conceptual Design Phase. A. Verify Owner’s program so that Architect and Owner have a mutual understanding of the Project requirements.
B. Collaborate and work with Owner to create/complete Educational Specifications for the New school facility.
C. Prepare for the Owner’s use a Master Design Schedule detailing design phases through construction.
D. Lead and prepare all material and submittals, including SEPA and related elements, required for the Land Use pre-Application with local jurisdiction.
E. Complete Land Use Planning and permitting application process.
F. Prepare a preliminary site plan utilizing the appropriate zoning ordinances, building codes and site restrictions applicable to the project.
G. Provide, parking, density and other required zoning calculations.
X. Provide conceptual site and floor plans for Owner’s review and approval.
I. Provide dimensioned building plans including all non-typical floors for each building type. Include all handicap required entries, code required exits and building step downs.
J. Provide preliminary finish floor elevations, step downs, walls or other preliminary notes necessary. Coordinate finish floor elevations with other Consultants.
K. Provide preliminary building code review.
Conceptual Design Phase. The CONSULTANT will complete a conceptual streetscape design along the Manchester Road (Route 100) corridor as described in the above General Project Scope section. The following tasks will be performed to achieve these goals:
a. Typical Sections depicting conceptual lane configurations, pedestrian facilities, and conceptual streetscape features will be developed for the following lane configuration.
Conceptual Design Phase a. If required, provide request for proposal documents and other assistance to Authority for obtaining additional topographic survey information to supplement existing information as necessary to support design work. Topographic survey shall be provided in Texas Xxxxxxx Grid Coordinates, North American Datum (NAD) 83-Texas South Zone 4205 and both North American Vertical Datum (NAVD) 88 and Mean Low Tide (MLT) datums and shall be tied to the Authority’s horizontal and vertical benchmark network as presented in the current PCCA Project Manual. Contract will be held directly by Authority.
b. If required, provide request for proposal documents and other assistance to Authority for obtaining additional geotechnical services to supplement existing geotechnical information. A geotechnical investigation shall be required to supplement existing geotechnical information and shall provide project specific recommendations. Contract will be held directly by Authority.
c. Develop project sequence plan to identify design and construction phases of the project.
d. Provide coordination with Authority’s Lessee to identify and incorporate technical and operational requirements in project design and construction. Authority’s Lessee will provide dock design loads for ship unloader and material handling equipment to be located on the dock.
e. Prepare general arrangement drawings, to describe the project intent and performance criteria. Prepare performance and/or technical specifications for the dock, piling, sheet piling, dredging, and electrical supply. These design deliverables shall be used as the basis of project bidding by potential Design- Build teams and shall be included in the Design Build solicitation. The preliminary design deliverable shall generally include:
i. General Arrangement Drawings,
ii. Technical requirements and performance criteria,
iii. Project Schedule for design-build project elements
f. Prepare accompanying Design Criteria Package. The Design Criteria Package shall include a set of documents that provides information to describe the project scope of work such that a design-build firm can prepare a response to the RFQ. The design criteria package shall include specific criteria necessary to describe the project, including, but not limited to, the legal description of the site, survey information concerning the site, special material requirements, material quality requirements, conceptual criteria for the project, special equipment requirements, projec...
Conceptual Design Phase. § 2.0.1 The Construction Manager will join the ongoing conceptual design effort and shall participate as a part of the Project Team to develop a final program, determine site usage, develop a cost model, outline an overall schedule and develop one or more concept designs to prepare for the Architect’s Schematic Design Phase.
