Responsibilities of Party B. 1. If Party B’s overdue payment of rent exceeds 7 days, Party B’s behavior constitutes a serious breach of contract, and constitutes the circumstances and sufficient conditions for the termination of the contract. Party A has the right to request Party B to pay the rent and the overdue fine. In addition, Party A has the right to unilaterally terminate the Lease Contract and take back the house. The deposit will not be refunded as a penalty. Party B shall clear all the articles owned by Party B in the Leased Premises out of the Building within 2 days after the termination of the Contract. Otherwise, Party A shall have the right to dispose the said articles as wastes at Party B’s expense. Party B shall not damage the air conditioning, firefighting, intelligent, electrical lines and other facilities and equipment in the leased unit during cleaning. Party B shall clean and transport the dismantled items by itself, and shall not damage any facilities and equipment in the public parts of the building. Otherwise, Party A has the right to require Party B to compensate in full. However, if Party B delays paying the rent for more than 7 days and Party A requires Party B to continue to perform the contract, Party B shall continue to perform the contract, that is, continue to lease the house and pay the rent; During the overdue payment of rent, in addition to the payment of the rent agreed in the Contract, Party B shall pay Party A double amount of the overdue rent as liquidated damages, and Party A shall have the right to deduct it from the deposit.

Bên B chịu trách nhiệm cung cấp cho bên A quyền sử dụng phần mềm XXX.XX theo thời hạn thỏa thuận tại Điều 1 hợp đồng này. - Bên B có trách nhiệm bảo mật mọi thông tin về dữ liệu của bên A và không được phép tiết lộ cho bất kỳ bên thứ 3 nào khác ngoại trừ yêu cầu của tòa án và cơ quan có thẩm quyền của nhà nước. - Bên B có trách nhiệm tư vấn và hỗ trợ bên A trong suốt quá trình sử dụng thông qua internet, điện thoại, email, diễn đàn và các hình thức hỗ trợ khác được công bố tại website xxxxx://xxx.xx - Bên B chịu trách nhiệm đảm bảo điều kiện kỹ thuật để bên A có thể sử dụng được phần mềm 24h/ngày và 7 ngày/tuần ngoại trừ thời gian bảo trì, nâng cấp, khắc phục sự cố cho hệ thống. Thời gian ngưng hệ thống để bảo trì hoặc nâng cấp hoặc sao lưu sẽ được bên B báo trước lịch thực hiện cho bên A qua email hoặc thông báo trực tiếp trên phần mềm. - Bên B có trách nhiệm tiến hành khắc phục sự cố của hệ thống chậm nhất là 12 giờ làm việc kể từ khi tiếp nhận được yêu cầu từ người sử dụng của bên A. - Bên B có trách nhiệm thông báo trước cho bên A mức phí thuê bao của tất cả các dịch vụ bên A đang sử dụng 45 ngày trước khi hết hạn hợp đồng. - Party B is responsible for providing Party A with the right to use the XXX.XX software in the time duration regulated in Article 1 of this contract. - Party B is responsible for securing all information of Party A’s data and not be allowed to disclose this information to any other third parties, except for the request of the courts and competent authority of the state. - Party B is responsible for providing consultancy service and supporting Party A during the usage period via the internet, telephone, email, forum and other forms of support that are be announced at the website: xxxxx://xxx.xx - Party B is responsible for ensuring technical conditions for Party A to use the service for 24 hours per day, 7 days per week, except for the time of maintaining, upgrading and troubleshooting the system. Party B shall inform Party A the scheduled system downtime for maintenance, upgrade or backup in advance via email or directly in the software. - Party B is responsible for conducting troubleshooting for the system no later than 12 working hours after receiving the request from users of Party A. - Party B is responsible for informing Party A the subscription price of all services used by Party A within 45 days before the contract expires.
