Telephone and Data. Three (3) 4" conduits shall be provided from utility source to the main telephone/telecommunications room for use by the Tenant's and Owner's telephone and data provider. A 4'x8' sheet of plywood shall be secured to the framing of the main telephone/telecommunications room to accommodate equipment, cabling and hardware. Two (2) 4" riser sleeves (one each for tenant and landlord) shall be provided at each floor to allow connectivity between floors. Two (2) 4" spare conduits shall be provided from the main telephone/telecommunications room to a location outside the building to allow for connectivity with future buildings within the development. One (1) 4" access hole with sleeve, cap and appropriate weather proofing in the top floor communications room to the roof shall be provided to accommodate cabling and power runs for rooftop installations. Power Requirements General power receptacles will be provided in all core areas as required by code. Systems A complete code compliant fire alarm system shall be installed to accommodate the entire building (including future Tenant Improvements). Telephone and Data. (i) Landlord shall maintain, repair and replace a telecommunications infrastructure (such infrastructure, together with any riser space that Tenant may use pursuant to Article 26 below, is referred to herein as “Landlord’s Telecommunication Infrastructure“), and Tenant shall be permitted to utilize portions thereof, all as more specifically set forth in Exhibit N attached hereto. Landlord agrees that the Landlord’s Telecommunications Infrastructure shall be sufficiently large, and shall contain equipment having sufficient capacity, to accommodate the Lines and telecommunications equipment of Tenant and the telecommunications equipment of the other tenants and occupants of the Building entitled to use the same, and to accommodate reasonable expansions of such uses in connection with reasonably foreseeable changes in technology. All of Landlord’s equipment located in Landlord’s Telecommunications Infrastructure shall be state-of-the-art as of the Effective Date, and Tenant shall have the right to require that Landlord thereafter cause such equipment to be updated to reflect changes in technology in a manner consistent with comparable Class A office buildings in downtown Chicago (in which event any capital expenditures incurred by Landlord in connection therewith shall be included in Operating Expenses in accordance with the same terms as otherwise set forth in clause (42) of Paragraph 3(B)(iii) hereof, amortized as set forth in said clause (42)).
Telephone and Data. 1. In new gypsum drywall partitions only, Landlord will provide raceways for the Tenant supplied and installed telephone telephone and data systems. Raceways may be through the metal studs of the gypsum drywall partitions, or in conduit(s) as required, with junction boxes and/or plaster rings. 1. Tenant is responsible for entire telephone system, other than that which is defined under Base Building, including distribution from the existing telephone closet on the ground floor, and for all of the Tenant’s central and branch equipment, distribution panels, wiring, instruments, etc. 2. Tenant installed telephone, communications and data wiring shall be “plenum rated cable” when installed above the suspended acoustical ceiling system(s). 3. Tenant is responsible for the fire-proofing of all floor and wall penetrations resulting from the work performed by the Tenant or the Tenant’s contractor(s). 4. Tenant is responsible for all telephone, data and communications wiring within the Tenant supplied and installed systems furniture work-stations.
Telephone and Data. County shall provide at its cost installation of all telephone and data lines (including Wi-Fi) serving the Premises. Notwithstanding the foregoing, Tenant shall pay, from the Operating Expense Account, the cost to install any additional telephone or data lines or Wi- Fi it may require beyond those in place on the Community Space as of the date hereof, and Tenant shall be responsible for payment for any such additional telephone lines or data services it may require in the Helpline Space. Such installation shall be subject to County's advance written consent. All costs related to use of any telephone and data lines or Wi-Fi serving the Premises during the term hereof (including any extension or holdover) shall be paid from the Operating Expense Account, except that any telephone or data lines or Wi-Fi serving the Helpline Space shall be separately billed and Tenant shall be solely responsible for paying for all outbound calls from telephone lines serving the Helpline Space. In no event shall Tenant be entitled to access the Main Communications Room ("MCR") without County's prior written consent.
