Construction Contract Administration Phase. Upon District’s acceptance of Architect’s work in the previous Phase and assuming District has not delayed or terminated the Agreement, Architect shall perform Construction Contract Administration Phase services for District as follows:

Architect’s responsibility to provide basic services for the Construction Phase under the Agreement commences with the award of the contract for construction and terminates upon satisfactory performance and completion of all tasks in this phase and commencement of the Closeout Phase or upon District’s terminating the Agreement, whichever is earlier.

Construction Contract Administration Phase. 2.5.1 Condition for the modification of Construction Contract. The extent of the duties, responsibilities and limitations of authority of the Architect as the Client’s representative during the Construction Contract administration phase shall be modified or extended only with the written consent of the Client and the Architect.
Construction Contract Administration Phase. In the Construction Contract Administration Phase, the Architect will provide the following basic services necessary for the administration of the construction contract as set forth in the General Conditions of the Contract for Construction and on-site project representation to inspect the construction process on behalf of the Owner.
1. Project Administration services consisting of construction contract administrative functions including: B Consultation. B Conferences. B Communications and progress reports. B Travel time. B Coordination of multiple-prime construction contracts.
2. Office Construction Administration services consisting of: B Processing of submittals, including receipt, review of and appropriate action on Shop Drawings, Product Data, Samples and other submittals required by the Contract Documents. B Distribution of submittals to Owner, Contractor and/or Architect/Engineer's representative as required. B Maintenance of master file of submittals. B Related communications.
3. The provision of Periodic or Continuous Project Representation in the field shall be as determined by the Owner and the terms and conditions of the Agreement between Owner and Architect for each specific project. B Periodic Project Representative(s)(see Paragraph 2.6.5).
4. Coordination services relating to independent inspection and testing agencies, consisting of: B Arranging for and coordination of testing and inspection on Owner's behalf. B Review of reports on inspections and tests and notifications to Owner and Contractor(s) of observed deficiencies in the Work.
5. Supplemental Documents services consisting of: B Preparation, reproduction and distribution of supplemental Drawings, Specifications and interpretations in response to requests for clarification by Contractor(s) or the Owner and as required by construction conditions of the work. B Forwarding Owner's instructions and providing guidance to the Contractor(s) on the Owner's behalf relative to changed requirements and schedule revisions. B Assistance to the Owner in the selection and preparation of a Color and Material Finish Schedule for the Project.
6. Quotation Requests/Change Orders services consisting of: B Preparation, reproduction and distribution of Drawings and Specifications to describe Work to be added, deleted or modified. Construction Contract Administration Phase. Project Administration – in addition to those services required for each task, services for construction contract administrative functions including: .01 Weekly Site Meetings .02 Coordinate the required inspections of the consultants under Architectural Agreement .03 Progress reports submitted to Owner along with approval of monthly Contractor Applications for Payment, logs for submittals, supplemental instructions or modifications, proposal requests, change orders, construction change directives, and request for change orders, construction issues, field reports, and construction completion status by building, site area or other defined parameter as acceptable to Owner .04 Direction of the work of in-house architectural personnel and consultants.
Construction Contract Administration Phase. The Consultant shall visit the site at intervals appropriate to the stage of construction, or as otherwise. Agreed upon by the Owner and Consultant in writing to become familiar with the progress and quality of the Work completed, and to determine, in general, if the Work is being performed in a manner indicating that the Work, when completed will be in accordance with the Contract Documents. However, the Consultant shall not be required to make exhaustive or continuous on-site observations to check the quality or quantity of the Work. On the basis of on-site observation, the Consultant shall keep the Owner informed on the progress and quality of the Work.
Construction Contract Administration Phase. The Property Manager shall review all of the contractors submissions including shop drawings, product data, samples, etc. and transmit the submissions that are recommended for approval to the design and/or engineering professional. The Property Manager shall visit the Work site as often as may be necessary to observe the progress and quality of the Work, and determine if the Work is being performed in accordance with the contract documents prepared by the design and/or engineering professional. The Property Manager shall be responsible for reviewing and approving the contractor’s cost break down ('Schedule of Values") prior to the submission of the contractor's first application for payment. The Property Manager shall be responsible for scheduling and coordinating the Work of all contractor(s) on the Work site, including the use of the site. The Property Manager shall prepare a final project schedule that indicates the overall period of time it will take to complete the Work, the sequence in which the construction activity will occur and the duration of each activity The Property Manager shall be responsible for reviewing all applications for payment made by the contractor, verifying the Work to be paid for has been completed in accordance with the Documents and to good standards of construction and shall make recommendations to Owner regarding payment amounts. The Property Manager will assist in determining the dates of substantial completion and final completion, and will review the following submittals: as-built drawings; certificates of occupancy; AIA document G706 contractor’s affidavit of payment of debts and claims; AIA document G706A contractor’s affidavit of release of liens; application and certificate of final payment; contractor’s guarantees/warranties; AIA document G707 consent of surety to final payment; contractor's release and waiver of mechanic's lien; maintenance stock; written notification from the contractor that the punchlist is complete; and, operating manuals. The Property Manager shall be responsible for reviewing and evaluating any change order request submitted by the contractor seeking an adjustment to the contract sum and/or the contract time. The Property Manager shall recommend to Owner whether the contractor is entitled to an adjustment, and if so whether the amount and/or time extension quoted by the contractor is fair and reasonable.
Construction Contract Administration Phase. The administration of the project is the responsibility of the District. Payment requests to the State will be made in accordance with the Partnership Agreement.
