Concept Design. Council and the Developer have worked in consultation with each other to prepare and agree the concept plans for the Works at Annexure B.
Concept Design. The first phase of the project will include the preparation of a concept design and program development. No later than six
Concept Design. Artist shall prepare one or more concept designs showing Artist's idea(s) for the Artwork (the “Concept Design Proposal”). The Concept Design Proposal will include the general intent of the artwork, the proposed form and indication of location, scale and proposed materials.
Concept Design. alignment design drawing in Autocad format; alignment design parameters; drawings of building and structure in scale 1:100 in layout, cross section and longitudinal section; all existing drawings of the Concept design in hard copy and in computer readable data files (MS-Office formats, AutoCad format (drawings) including layer specification and plot-styles and Plot-files or PDF-files of drawings.
Concept Design. The Consultant shall submit concept design documents to the Owner and DOE. These documents shall include, as a minimum, the following: a Site Development Plan b Floor plans c Plan details showing furniture layouts d Exterior elevations e Building sections f Wall sections g Description of the project including rationale for its design and an overview of the building's important architectural, structural, mechanical, and electrical features, concept strategies for energy saving components, and 2-year school operating costs Upon approval of the presentation detailed in §§ 4.4.11.1 through 4.4.11.4 the Consultant will assist the Owner in obtaining Concept Approval from the State Board of Education.
Concept Design a. Within 30 (thirty) days from the date of this License Agreement, the Licensee shall submit the concept design for the development of the Car Park Facilities and Services (including the design and space utilization plan).
b. The Licensee shall follow the basic design and layout guidelines as per the design manual provided by GGIAL (as may be updated from time to time).
c. GGIAL, or the Design Approval Agency, as the case may be, shall review and comment on any such designs, drawings and detailed layout plans for the Car Park Facilities and Services, within 30 (thirty) days of the receipt thereof, and shall signify “no comment” or “comments made” or “resubmit” and return one copy to the Licensee. The Licensee undertakes to adhere to the design as approved by GGIAL, or the Design Approval Agency, as the case may be, and to incorporate such comments of GGIAL, or the Design Approval Agency, as the case may be, for the development, operation and management of the Locations. Where the Licensee is required to resubmit the design, it shall do so within the time period as may be prescribed by GGIAL, or the Design Approval Agency, and shall furnish to GGIAL / the Design Approval Agency, any further information as may be required in relation to the revised designs.
d. The Licensee shall continue to update the final concept design approved by GGIAL, or the Design Approval Agency, and shall provide such clarifications, modifications and up- gradations in respect thereto, as may be required by GGIAL, or the Design Approval Agency, within such time as directed and in the form and numbers as may be required by GGIAL, or the Design Approval Agency, and at all times during the progress of any work in development of the Car Park Facilities and Services.
Concept Design. Initial Project Design Meeting – CONSULTANT shall meet with CITY staff to review concept design and scope. Review project goals, budget, scope and schedule. Verify regulatory items, approval process and administrative procedures. Clarify CITY preferred materials, equipment and available maintenance resources.
Concept Design. A combined Concept Design Phase will bring Areas 1, 3, and 4 to a design level comparable to the other streetscapes and open spaces described in the November 21, 2006, Concept Plan.
a. Present the Research & Analysis described in Item 1 above to the Transbay CAC, invited stake holders, and interested community members in one community presentation. The presentation will facilitate a “listen and learn” approach to enable the consultant team to learn about the CAC’s and the community’s goals and ideas about the project area. Deliverables: Public meeting agenda, presentation of analysis summary and related graphics, presentation tools to xxxxxx and document feedback and ideas, and a written summary of those ideas.
b. Stormwater Quality Best Management Practices (BMP’s) (in accordance with San Francisco Stormwater Design Guidelines) will be integrated into a preliminary stormwater management strategy. Deliverable: A toolbox of potential BMP’s will be provided for consideration during the Schematic Design Phase.
c. Develop up to three concept design alternatives for areas 1, 3A, and 3B and review internally with design team and SFRA OCII staff. Deliverables: Plans, sections, diagrams, precedent photos, and other visual tools deemed necessary by the design team to communicate the concepts to SFRA staff.
d. Refine three concept design alternatives based on SFRA OCIIstaff feedback.
e. Cost estimate for a maximum of three design alternatives. The assessment will be classified as a Level 4 Concept Feasibility study, in accordance with the Arup Estimate Classification Matrix. See Exhibit I.
f. Present design alternatives in a second CAC/Public meeting and xxxxxx feedback on each and preferences for directing the final concept design. Deliverables: Plans, sections, perspective
g. Develop a preferred concept plan based on CAC, SFRA OCII staff, and community input. Develop a material palette comparable to the Concept Plan. Deliverables: Plans, sections, diagrams, precedent photos, product cut sheets, and other visual tools deemed necessary by the design team to communicate the concepts to SFRA OCII staff.
h. Present preferred design in a third CAC/Public meeting and xxxxxx feedback for refinements. Deliverables: Plans, sections, perspective views, diagrams, precedent photos, concept-level materials palette, product cut sheets, and other visual tools deemed necessary by the design team to communicate the concepts to the CAC and the community.

Concept Design. No later than eight (8) weeks after the Preconstruction NTP is issued, the Design-Builder shall prepare and submit a proposed concept design for the Project.
a) Historic resources survey;
b) Conceptual floor plan and site plan concept design;
c) Updated property survey, including notations of utilities and all other easements;
d) Hazardous materials survey. It is understood that the Design-Builder and/or its design component shall be required to engage the services of industrial hygienist that is acceptable to the Department to perform such survey;
e) Flow test results;
f) Record of accepted LEED strategies;
g) Environmental Impact Screening Form (“EISF”) submission. The Design-Builder shall be required to engage consultants that are necessary to prepare this form. The cost of such consultants should be included in the design fee.
h) Education specifications survey update; and
i) Summary of required agency review, timetables, including but not limited to: Office of Planning (“OP”), Commission of Fine Arts (“CFA”), and Historic Preservation Office (“HPO”), and National Capital Planning Commission (“NCPC”). The Design-Builder shall develop a draft final conceptual site plan/response and cost estimate informed by the comments obtained through the neighborhood concepts public workshop. The Design-Builder will submit the draft final conceptual site plan/response and cost estimate to DGS/DPR for review. The Design-Builder will make any appropriate modifications requested by the Department prior to presenting the final concept to the public.
Concept Design. No later than one (1) week after the Preconstruction NTP is issued, the Design-Builder shall prepare and submit multiple (up to 4) proposed concept design for the Project. The concept design shall contain at least the level of detail contemplated in industry best practices for a concept design. The concept design shall specifically identify any deviations from the Educational Specifications and shall explain the rationale and cost implications associated with such deviation. The Department shall have the right to disapprove the concept design submittal for any reason. Following review of the concept design by the Client Agency and the Department, the Design-Builder shall make revisions to the concept design submission as necessary to incorporate comments, feedback and other direction provided by the Client Agency and the Department. The Design-Builder’s pricing shall assume that such revisions will be required, and such revisions shall not entitle the Design-Builder to additional compensation. The concept design submittal shall include, but not limited to, the following:
a) Historic resources survey;
b) Multiple conceptual floor plans and site plan concept designs;
c) Updated property survey, including notations of utilities and all other easements;
